Sage (named for our beloved 15 year old lab who passed) is a conveniently located property right on Highway 88 in Pioneer, California.
Warm and inviting, Sage is a relaxing, modern spot for people heading up to Kirkwood for skiing or for nature, lakes, and fishing.
Our place offers a fully operational commercial style communal outdoor kitchen, a small stage, huge redwood, slab dining table, and 14 acres of camping area.
It also offers a beautiful 8 foot stock tank hot tub with the freshest clean snowpack water. So clean that it shares an aquifer with Crystal Geyser bottled water.

There is NOTHING like being in the wilderness of this area for a good re-centering of the soul! We have found it to be a true blessing for our family, and we hope you can experience this blessing as we share this space with you.
We feel certain you will not be disappointed with our beautiful river canyon. Our property is situated right on the middle fork Cosumnes river. The swimming is awesome and the stars at night will put you into a state of awe!
In the area there are many family owned wineries in the area, most of them offering free tasting! It’s a short drive to Tahoe and the Marshall gold discovery site as well as the historic hangtown Placerville. We are happy to make suggestions for local hiking areas, like the Devil's Slide "Gorge" only a 15 minute drive but like a trip to mini Yosemite. The Caldor Fire was VERY close to our property and a back burn was initiated nearby the our house (literally 200' away!). Our property became a pivotal point of fighting the fire in our community known as the “Ant Hill Army”. Ask us about the story!

This two-story cabin has been in our family for over 50 years. It's located in a private community next to one of the largest resorts and marinas in South Lake Tahoe. Right next door is Camp Richardson Resort and Marina.
The cabin features a rustic design with five bedrooms—two downstairs and three upstairs—and three bathrooms, with two downstairs and one upstairs. The spacious open-concept living room and kitchen provide plenty of room to gather. Such a gorgeous piece of land! Clearly all of the built spaces have been a labor of love for Bobby. I imagine it will continue to grow and evolve. I was the only one there (which is what I wanted) but I imagine it would be much different with lots of people staying, as the sleeping rooms are fairly close to each other. The outdoor kitchen is fantastic!

From the moment Bobby greets you after you turn into the gate entrance - it feels like you are driving up a road that could lead anywhere.
Once you hit the apex of the hill, you see what the ongoing passion he has for what he is still building to be better.
This was our first time “glamping” and to be honest I don’t know if anything could be better than what he has created!
The most amazing thing I thought was the open kitchen right next to the fire pit which is no less than another 20 steps to your cabin where it can fit up to 4. Don’t expect a hotel room because at the end of the day you’re still in the woods - but if you don’t want to sleep in a 4 person tent it’s apples to oranges.
If you love privacy and getting away from the city - this is it! While I might not know how much to compare to other glamp sites - this felt more like you are entering his home which he built himself and is STILL making upgrading!
Full outdoor kitchen with burners, large prep area, dining area separate from the fire pit which you can also cook on, separate bar top, lounge area, hot tub, detailed decor, and a type of isolation that a get away deserves.
We were looking for “Dog Friendly” glamp spots and must’ve gotten so lucky that from all the choices we picked SAGE.
If you love dogs, have a dog, or want to meet the friendliest good boy - this is an off leash location which makes it feel like you are staying with a friend.
Needless to say we cant wait to go back!

Stop looking! This is your sign to book this place! We stayed at Cabin 2 to celebrate my hubby’s birthday with our dogs! It has everything that we need! We would definitely back!Cabin 2 has electricity and has privacy even if it’s close to Cabin 1 but just FYI, it is beside the chicken coop and chickens do come out few times daily if you are bringing pets!We brought leash and leash line for our dogs and it worked out perfectly! It is close to the toilet and water source and they are also always clean. The cabin is kinda of in a higher level so make sure to bring a wagon that you can wheel down to the river. It is not too far but if you are bringing stuff and food, it will be nice to have a wagon. All of these notes and tips are given by the owners anyways so make sure to read! Lol! The river and swimming hole are amazing! This is a paradise! We stayed by the river most of the time and me, my hubby and our dogs had so much fun and had a blast just swimming, paddleboarding and being under the sun and the cool water! The river is not too deep or there are lots of spots that are not deep so it will be great if u have kids and/or dogs. The owners are also nice and they have the sweetest kids and the sweetest dog! They are always so respectful, friendly and cheerful. The owner even gave us some fruits from their trees. It’s such a quiet, clean, beautiful and perfect place for a quiet, private getaway. Please don’t ruin it and clean up after yourself if you will be visiting! Lol!

As my first Hipcamp stay, it was perfect. Perfect location, easy to find. The surrounding forest was beautiful. The cabin itself set was very nice and cozy. We did our best to keep it the way we found everything. We couldn’t find a sponge so we weren’t able to the dishes but not many were left. It was a great experience.

Absolutely best family experience I’ve ever had!! This was glamping to the max! We stayed in the modern “cabin” tiny home and honestly, the highlight was the high thread count of the sheets and bedding! So luxurious! And they said pet friendly they meant it. Our little pug was welcomed with open arms and we had such a good experience. Some places will say a pet friendly, but then add all these hidden fees and rules. Not this place. Straight forward pet deposit and rules. We stayed for Memorial Day weekend and they had so many family fun events for free! Bbq, live music, bounce house. Truly a wonderful community and paradise. We are even looking to buy into the cabin for the summer. Now let’s get into location. Perfectly located in the summer or winter months whether you are heading to Reno to scooter along the river walk, hit up the waterpark in sparks, or head to kings beach to winter wonderland proximity to snow parks and resorts. 10/10 experience! Highly recommend!! Oh and let’s not forget about the coffee pods and fire pit and free books to relax….truly amazing!!!
