We are located in Comus, MD, at the base of Sugarloaf Mountain in the heart of the Agricultural Reserve. Beneath the pavilion: There is one large wood burning grill suitable for cooking food, one belly stove for ambience/heat and 3 fire rings to build your own fire. Firewood is provided upon request. There are no designated parking spots for now. Feel free to park wherever suits. Potable water is in the barn along with a flush toilet. One 30A outlet is located on the side of the barn inside the paddock next to the horse washing station. Note: For the winter months we are closed, we reopen in march. The furthest we are open at any given moment is about six months. We close when hunting season comes in during the fall. Description of camp: This is not a glampsite! There are limited utilities here. No Drinking water, just water for the fire. There is a self serve firewood store, you may also forage dead wood. Here only one group may camp at a time. The campsite is a big level hilltop clearing surrounded by acres of woods. There is stone driveway that leads to the site that gets you back into the woods. The driveway is wide enough for trucks, trailers, vans, etc. Since the site is up high it gets a great breeze which helps on warm days and gets good cell service. The campsite gets great sun and has shaded areas along the sides that make for good tent pitching. We have had people set up hammocks, tents, tarps, or camp in their vehicle. We provide a privy (outhouse), an outdoor showerroom/changing room, picnic tables, and a metal fire pit with grill rack that you can put in the fire pit if you wish to cook/grill over it. The woods are hilly so biking is not recomended. On the property we have 2+ miles of hiking trails. PLEASE feel free to contact us for any questions. Also please look at our pictures for a better idea of what we offer. Nearby Activities: A short drive from here will take you to Gettysburg, York, or Hanover. Codorus park offers great hiking and is next to a lake. There are many excellent restaurants and brewpubs nearby, including the award winning Warehouse Gourmet Bistro and Brewpub. For more information read our activities section to find out what other things we provide or have nearby that you can do. Pricing: We have a weeknight discount for the site which is 29 dollars (Sunday-Thurdsay nights). Friday night and Saturday night we charge 35 dollars. Any additional guests after five we charge 9.50 dollars per person. We allow up to 10 guests total. My husband, myself, our kids and grandkids all met up at this amazing farm just overnight for a wonderful and rare campfire get together, but wished we had stayed longer. The grandkids loved all the animals but especially Zeus, the big, super sweet dog of the property! The expansive property accommodates RVs well with plenty of space to be private yet camp amongst the animals. Our camp host greeted us, got us set up with power, and told us all about the workings of the farm and all that was available to us on the property. These extras that you don’t normally get at most Hipcamp properties was really cool! A barn with a restroom and gathering area where chili was available the night we were there along with many homemade and local goodies like shortbread cookies, honey, dried lavender sachets and produce for purchase. We happily donated a small amount toward taking care of the rescued animals on the farm. A couple of our kids and their families live in the area so we will definitely be back! Thanks Juanita it was a pleasure!!

Juanita's horse farm has plenty of room for RV and tent campers. I enjoyed the quiet country feel, the animals (her sweet dogs, the ducks and geese and the neighbors horse), and the solitude of walking her trails surrounded by autumn trees. The camp hosts are absolutely fantastic. Friendly, accommodating, and generous. They made me feel like family. The Comus Inn restaurant is a hidden jewel. There are lots of nearby areas to explore, breweries and wineries to sample, and the trails of Sugarloaf mountain are worth your time. I plan to return next year at this time.

I had electricity and was able to easily fill my talk. The hosts (Josh and Katie) are VERY welcoming. Juanita is delightful and very accommodating. The geese and ducks are great reminders you are on a farm and the horse next door is very friendly. I saw a deer most evenings. It was quiet and comfortable. Will return soon and next year at this same time.

It was a tranquil setting, with lots of old growth trees and trails. The pavilion, with hammocks and a swing, was so much fun for the kids and made a wet day go by quickly. The chickens and ducks were right near the pavilion, as was a beautiful veggie garden. The camp hosts were so attentive and educational to our child in the garden. We sprung for the English breakfast, and our kid kept talking about it! We wish we could have stayed longer, but we'll go again for a close by camping trip!

When I arrived after dark, I was greeted by the campground host, Katie. She kindly guided me to a good place for my camper van. The farm is beautiful and the camping areas are clean and pleasant. I spent a little extra to have the use of the "sniff-spot" off leash area for my dogs; this is an important feature for me. I would happily stay again.

Everybody was very welcoming! Juanita’s land is VERY well maintained, plenty of room for our group to spread out but still maintain privacy. Also, the gingerbread loaf was insanely good. Only 10 minutes drive to the aqueduct to do some fishing which was a huge plus as well. Very glad I stayed and will absolutely be back.

We are a small, working farm and apiary. Located back a gravel farm lane, Old Soul Farm is the perfect place to getaway from it all and still be within 10 minutes of the Gettysburg Battlefield. It is the furthest away from the barn and owner housing for privacy but an easy field walk in and out. Site Option 2: The Barn Site - Closer to the barn. Welcome, Travelers We’re happy to have you! Our little campground off I-81 is growing — with brand new sites ready for folks just passing through or looking to unwind for a night under the stars. You can hop right off the interstate, roll on in, and find yourself surrounded by Green Arborvitae Trees . Out here, nature does most of the talking — you might spot deer slipping through the trees, a few turkeys wandering by, or bunnies bouncing across the grass. This is a host-free, self-check-in spot, so no worries about showing up late. Come when you can — just please don’t roll in before 4 PM without a heads up. We’ve got a roomy drive-through meadow for easy parking, back-in nooks for smaller rigs, and some new cozy spots tucked away for extra privacy. Peaceful camping with privacy on a 160-acre historic farm! Minutes from Harpers Ferry, Antietam Battlefield and the C&O Canal to name a few. We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.
