We live off of a gorgeous winding tree lined road between Knightstown and Carthage. Our property has several options for you to tent camp or we can accommodate large RVs. Electric will be supplied via extension cord and we can provide well water to fill your tank or a hose from our pump for you to use as needed.
We own 10 acres with a pasture of wild flowers, chickens, and several varieties of trees. The surrounding 100 acres along Big Blue River is owned by our family and available for your enjoyment. Kayaking, hiking, bird watching, swimming and just relaxing!
We hope we can be a quiet spot for your travels thru the midwest. We are 30 minutes from Indianapolis, 20 minutes to a gorgeous lake and mountain bike trail and Knightstown has several quaint shops and antique venues for you to enjoy!
Please keep all animals on a leash or contained. We do live in the midst of cornfields and forest where racoons, opossums and our pets live. We have outdoor kitties Reginald is a big gray boy who will try to climb your leg if you stand still long enough! lol Abigail is our outdoor pooch and she does like to roam outside during the day. We also have a new to our farm rescued Great Pyreneese that is adjusting! She is in an enclosed pen behind our barn and should'nt cause you any trouble. You may hear her barking off and on as she adjusts to the new surroundings.

Standard amenities include privacy - we only book two sites at any time, which are far apart from each other and surrounded by woods. Also, an exceptional outhouse, tables, fire rings, lanterns, Welcome kit (paper, fatwood, lighter, candle). And onsite firewood purchased during booking or while onsite.
Site 1 - Open Sky accommodates solo or the group, tents to small campers. It comes with extra amenities: hammock, trampoline, (badminton & cornhole by request). It's also closest to the cabin, strolling trails, firewood shed, outhouse.

A suggested route from traveling North on State Route 127 to Camp Rocky Run is to turn in Camden, OH on State Route 725 and head East to Wayne Trace Road.
!! NOTE on RV types !! You must have a self contained RV with on board restroom facilities. We have no restroom facilities available. For this reason, we do not offer tent camping.
!! NOTE on camp fire location !! The fire ring provided on the shared creek side patio is the only spot a camp fire, of any kind, can be built. (Sorry, but we have had too many damaged spots in the grass from the use of 'portable' fire ring units.)

If it is too wet to access the creek side spots, we can still accommodate your stay in the nearby barn driveway but if you are unable to back up with the 'toad' then a detach will be required. Our beautiful 1800’s cabin was moved to the property in the 1970’s by a former neighbor who owned the property at the time. The same neighbor also had a historic train depot moved to the property where she sold antiques out of for several years. It is not sure what the cabin was used for at that time but it certainly added charm to the antique store property. When we acquired the property years later, the cabin was in need of work. It sat for a few years until we decided to restore this lovely cabin back to it’s beautiful charm and character. Jim spent a couple years on the project working in his free time and added the porch using old wood in keeping with the natural look and feel of the cabin as well as some interior areas. Upon completion, we opened the cabin as a gift shop selling unique items including antiques, primitives and decor for a few years. We decided to transition the cabin into a place of retreat for traveling guests and still keep some of the goods we sold in the shop available for purchase. We recently moved from the next county over and are enjoying making this place ours and improvements for guests. Property is 15 minutes south of Cincinnati, close to the Greater Cincinnati/Northern Kentucky Airport (CVG), close to restaurants and attractions such as Kings Island (approximately 1 hour), Creation Museum (approximately 25 minutes) and The Ark (approximately 25 minutes). Also nearby are several state parks and local favorites such as Big Bone State park, Rabbit Hash,and Riverbend.
We have 2 dogs who walk with us on leash and recently added chickens and goats! Elmer and Clyde do like to wander and explore. They are very friendly.

Gravel driveway leads up to both spots. We do try to keep it maintained, but frequently rain causes ruts faster than we can fill. It should not impede drivability, but use caution and feel free to ask if you have any concerns. #1 improvement planned is paving driveway. You may also experience some vehicle noise from roadway. Typically, as we are on a back road, it is fairly quiet but some drivers may be louder than others and some evenings see more traffic.

I have two properties which offer two different kinds of camping, which I have tried to itemize separately in the Hipcamp listings. The pictures were hard to sort out.RV's and Campers will park on the upper level at the Panama Street address which has water and electricity. You cannot actually see the Ohio River from the parking lot, but it is a short walk. Any pictures of water were taken from the tent camping site. If you are in a large vehicle, but are looking to spend a lot of time by the river,, you can hope that the site is available for use, which usually it is, (somehow I rarely book both places at once), or book both sites.
Tent campers set up their tents right beside the river. There is a very simple house with a bathroom, cold running water, electricity, and also provides shelter in bad weather. It's an unusual set up, as perhaps Hipcamper spots often are. It feels like the middle of nowhere sometimes on these (small, very not fancy) properties by the river. Small planes, trains, barges and pleasure boats, and motorcycles pass by at times. AI wrote that people have called it trashy. Not so!
California is just a few minutes off I-275 from the Kellogg exit, and a 15 minute drive from Cincinnati. It is the eastern-most neighborhood with a quaint village feel. Safe, flat, scenic and walkable, California offers several dining experiences, one a brewery, and quite a variety of recreational experiences. Riverbed Music Center, in season, is a mile away, walking distance, as is Belterra, the race track/casino. The bike trail is a few blocks away and connects to all the other area bike trails including the Loveland Bike Trail along the "Wild and Scenic" Little Miami River. A local nature preserve, California Woods, offers hiking and nature programs, and there is even the California Golf Course. A park with large, grassy open spaces and small playground is a few blocks away. Bring your game of horse shoes, corn hole, a frisbee to throw, your skateboard, golf cart, or some bikes just to cruise around and take in the scenery. The Little Miami River flows past Armleder Park a few miles away, which has a gravel river beach, a dog park, walking and biking trails and connects to the 5 mile loop around Lunken Airport. There is a lot to do in Cincinnati.

We have 25 acres with about 3 wooded
acres with over 100 sugar maple trees and about 20 acres of flat grass fields plenty of room to hike, just keep in mind we have one horse that is fenced in so please close gates back when you open them.
We mow trails for hiking feel free to explore, if you run into a cornfield it's not our property.

Our beautiful 1800’s cabin was moved to the property in the 1970’s by a former neighbor who owned the property at the time. The same neighbor also had a historic train depot moved to the property where she sold antiques out of for several years. It is not sure what the cabin was used for at that time but it certainly added charm to the antique store property. When we acquired the property years later, the cabin was in need of work. It sat for a few years until we decided to restore this lovely cabin back to it’s beautiful charm and character. Jim spent a couple years on the project working in his free time and added the porch using old wood in keeping with the natural look and feel of the cabin as well as some interior areas. We recently moved from the next county over and are enjoying making this place ours and improvements for guests. Property is 15 minutes south of Cincinnati, close to the Greater Cincinnati/Northern Kentucky Airport (CVG), close to restaurants and attractions such as Kings Island (approximately 1 hour), Creation Museum (approximately 25 minutes) and The Ark (approximately 25 minutes). Also nearby are several state parks and local favorites such as Big Bone State park, Rabbit Hash,and Riverbend.
We have 2 dogs who walk with us on leash and recently added chickens and goats! Elmer and Clyde do like to wander and explore. They are very friendly.

Gravel driveway leads up to both spots. We do try to keep it maintained, but frequently rain causes ruts faster than we can fill. It should not impede drivability, but use caution and feel free to ask if you have any concerns. #1 improvement planned is paving driveway. You may also experience some vehicle noise from roadway. Typically, as we are on a back road, it is fairly quiet but some drivers may be louder than others and some evenings see more traffic.

I have two properties which offer two different kinds of camping, which I have tried to itemize separately in the Hipcamp listings. The pictures were hard to sort out.RV's and Campers will park on the upper level at the Panama Street address which has water and electricity. You cannot actually see the Ohio River from the parking lot, but it is a short walk. Any pictures of water were taken from the tent camping site. If you are in a large vehicle, but are looking to spend a lot of time by the river,, you can hope that the site is available for use, which usually it is, (somehow I rarely book both places at once), or book both sites.
Tent campers set up their tents right beside the river. There is a very simple house with a bathroom, cold running water, electricity, and also provides shelter in bad weather. It's an unusual set up, as perhaps Hipcamper spots often are. It feels like the middle of nowhere sometimes on these (small, very not fancy) properties by the river. Small planes, trains, barges and pleasure boats, and motorcycles pass by at times. AI wrote that people have called it trashy. Not so!
California is just a few minutes off I-275 from the Kellogg exit, and a 15 minute drive from Cincinnati. It is the eastern-most neighborhood with a quaint village feel. Safe, flat, scenic and walkable, California offers several dining experiences, one a brewery, and quite a variety of recreational experiences. Riverbed Music Center, in season, is a mile away, walking distance, as is Belterra, the race track/casino. The bike trail is a few blocks away and connects to all the other area bike trails including the Loveland Bike Trail along the "Wild and Scenic" Little Miami River. A local nature preserve, California Woods, offers hiking and nature programs, and there is even the California Golf Course. A park with large, grassy open spaces and small playground is a few blocks away. Bring your game of horse shoes, corn hole, a frisbee to throw, your skateboard, golf cart, or some bikes just to cruise around and take in the scenery. The Little Miami River flows past Armleder Park a few miles away, which has a gravel river beach, a dog park, walking and biking trails and connects to the 5 mile loop around Lunken Airport. There is a lot to do in Cincinnati.

Fantastic site for BSA Troop 209 winter camp and ski weekend. Near to Perfect North Slopes - very convenient. Weather didn't cooperate like we hoped but the owner Mr Stewart and manager Mr Dirksing were always available and accommodating. They were genuinely interested in making sure we were well informed and helped us otherwise in many ways. We would like to come back sometime for warm weather camping and enjoy more of the views and local attractions, including at Carriage House Farm itself - there is a lot going on there year round!

The barn/bar is adorable and Richard was very friendly and helpful. Camping down the Ridgeline and along the dirt road seemed like it would not be my cup of tea, but in fact, it was very private and very spread apart. I would definitely camp there again! We enjoyed music both evenings and the food at the barn was delicious. I would love if they had a few more choices on the menu.

Richard was a great host; great conversation; good bar and liquor; the view in the morning was one of the best I've seen; we sadly missed burning man but I have definitely found my go to campsite for a day away from the city or for the ren fair!

The campsites were great, we rented two sites and had the whole place to ourselves. Hosts were great, very responsive and accommodating. Beautiful place to stay, trails were great for kids, cabin was neat to explore, outhouse was better than most. Kids loved the trampoline at the Open Sky site. Great time overall, will be going back again!

This location is great for Riverbend or being close to downtown cincinnti or across the river to KY! It’s very peaceful and sits on the river. Would recommend and come back!

High and dry. Mostly level site and surrounded by trees. Fire pit and picnic table. Very private. A very short walk to the toilet. A nice Welcome Kit provided. Firewood available. There is an incline at the site entrance. Although there was a light rain, my Kia Telluride had no problems making it up the hill. Teri and Mike were outstanding hosts and had the site ready to go. Communication was excellent. I’ve already made my next reservation for October!

We had a group of 10 with 3 tents and it worked out wonderfully! It’s close enough to Cinci for a one night trip and far enough away to be quiet and see the stars. There was a live band the night we were there that we could hear very well from our site. I advise checking the music schedule before booking!
Will definitely book again! We all had a great time!
