My wife and I stayed on this very spot in January 2020 and fell in LOVE with it! Being relative newbies to RVing, we wanted something private but also wanted a beach front vacation without spending 5K for a house. So, we decided to start searching. Turns out, there isn't a whole lot of RV hookup spots right on the beach. But, we ran across this lovely privately owned gulf front lot on Cape San Blas in Florida and stayed for a week that January. We loved it so much we tried to book it again in May of that year, but it was of course booked the entire month. So, we booked another spot and headed to the cape in May anyway. We wanted to see our favorite spot again, so we drove by one day and low and behold, it was for sale. We couldn't pass up an opportunity to own something we fell in love with so quickly, so we took the jump, and bought it! And now, we can share it with all of you. Treat yourself to a beach front vacation in your own "home" and enjoy the journey friends. You only live once!

Notes:
⁃ We recommend an SUV or truck to navigate the dirt road leading to this amazing place. Sometimes it's graded sometimes it's rough after a lot of rain. All-wheel drive would be ideal, especially after rainy conditions! That said, I have had my jetta there, but it's not always a great road.
⁃ You should be able to get a small camper on the land if you have a powerful vehicle, but I recommend you stick with car or tent camping. Truck campers are very easily getting in.
⁃ Keep in mind, this is a rural location, so you may occasionally hear neighbors firing weapons in the distance. While it's not common, it can happen from time to time. (Especially during hunting season.)
⁃ You may come across wildlife during your stay.
While issues and encounters with dangerous animals are extremely rare, it's always a good idea to be prepared by bringing basic first aid supplies and protective items like bear spray, and bug spray.
⁃ There is a Dollar General less than 15 minutes away in either direction for your basic needs.

My wife and I stayed on this very spot in January 2020 and fell in LOVE with it! Being relative newbies to RVing, we wanted something private but also wanted a beach front vacation without spending 5K for a house. So, we decided to start searching. Turns out, there isn't a whole lot of RV hookup spots right on the beach. But, we ran across this lovely privately owned gulf front lot on Cape San Blas in Florida and stayed for a week that January. We loved it so much we tried to book it again in May of that year, but it was of course booked the entire month. So, we booked another spot and headed to the cape in May anyway. We wanted to see our favorite spot again, so we drove by one day and low and behold, it was for sale. We couldn't pass up an opportunity to own something we fell in love with so quickly, so we took the jump, and bought it! And now, we can share it with all of you. Treat yourself to a beach front vacation in your own "home" and enjoy the journey friends. You only live once!

The cape bike path you can take all the way to the state park and explore the entire cape and all it has to offer (22 mile round trip bike path). Also, check out kayaking in the bay or horse-back riding on the beach!
Salinas Park is just a stone's throw where you can enjoy picnics with the family walk out to the bay or even drive onto the beach (permit required).
The sleepy little towns of Port St. Joe and Appalachicola have so many great local restaurants and shops and you will love the laid back chill of these old Florida towns.

Notes:
⁃ We recommend an SUV or truck to navigate the dirt road leading to this amazing place. Sometimes it's graded sometimes it's rough after a lot of rain. All-wheel drive would be ideal, especially after rainy conditions! That said, I have had my jetta there, but it's not always a great road.
⁃ You should be able to get a small camper on the land if you have a powerful vehicle, but I recommend you stick with car or tent camping. Truck campers are very easily getting in.
⁃ Keep in mind, this is a rural location, so you may occasionally hear neighbors firing weapons in the distance. While it's not common, it can happen from time to time. (Especially during hunting season.)
⁃ You may come across wildlife during your stay.
While issues and encounters with dangerous animals are extremely rare, it's always a good idea to be prepared by bringing basic first aid supplies and protective items like bear spray, and bug spray.
⁃ There is a Dollar General less than 15 minutes away in either direction for your basic needs.

Spent the month of February at this gem by the beach.
It was nearly perfect. The weather in February has some cooler days.
This is the 4th spot we've rented in Port St Joe, and it's our favorite.
The beach access can't be beat.
The location isn't on a through street, so traffic is nonexistent.
We had a question, and the owners responded immediately.
Great folks to rent from, and we will be going back for sure!

Betsy’s quiet drift pad was a great place to stay. She and Ryan were very friendly and I was able to accompany them while walking their awesome dogs on the beach. Great space to enjoy a quiet setting with a beautiful walk to the beach. Bathroom and sink available along with power. Definitely recommend Betsy’s place. 5 out of 5 stars!

We had a great experience here! Very nice and secluded. Great setup and amenities. Close proximity to awesome beaches and parks.
Only caution is getting in the spot. It was pretty tight with our travel trailer of 28 feet. Our truck and trailer are 51 feet total length. Anything smaller and you are golden. Anything bigger would be tough.
Our host was very accommodating and responsive. Would recommend to anyone!

Great proximity to Apalachicola and amazing views and sunset from the private dock. The site has good privacy on both sides. The power and water are on the “wrong side” for a back in site. It’s not a far distance but be sure to have a longer water hose and power cord. There is a long hose provided but it isn’t a drinking water hose. The road noise isn’t bad and the area felt safe. There is also a sidewalk within a half a block that goes all the way into town. Also, the side streets off the main road are all very low traffic and walkable (in my case, dog walking). Amanda is very responsive and wants you to have a great experience.

Maggie and Mike are spectacular hosts going to extra mile when you stay. They are musicians so I was fortunate enough to turn up when they had a concert on in their yard. The provided food and refreshments.
Very helpful and thoughtful people. We had great conversations about food and swapped a curry I made for some fresh honey from their hives.
Leto could go off leash and the site is easy to enter and exit. Would recommend staying here to anyone in the area.

We truly enjoyed our month-long stay at John’s property in the Allanton area of Panama City, Florida. The location is quiet and remote — a refreshing change from crowded, noisy RV resorts. Shopping and everyday conveniences were about a 30-minute drive, which we didn’t mind at all given the peaceful setting. The sunrises and sunsets were absolutely picture-perfect. John was very responsive and accommodating, especially when we needed to extend our stay for a few extra days. We would definitely stay here again.

Great spot for a peaceful getaway. Camping with our fifth wheel under the pole barn was comfortable and quiet, with no neighbors and no disturbances. The site was well equipped with a patio set, picnic table, Blackstone grill, and gas grill, which made things easy since we didn’t have to unload everything from our camper. The observation deck had a nice water view, and our dogs really enjoyed the space. Very relaxing and well set up—would definitely stay again. Patience required backing in if you have a 35’ or larger 5th wheel.

This camping lot was perfect for my wife and I on our 3 day trip to PCB. We Tesla tent camped and found this spot very simple, but exactly all we needed. Just minutes from the beach. We really enjoyed the extra amenities like the outdoor hot tub and friendly visitors from the goats, chickens and ducks that live on the lot next to this spot.
