Campsites are on a small horse farm located just 4 miles from downtown St Augustine and 5 miles from Vilano Beach. Many hiking and water activities within 30 minutes. You select the space you where you wish to set up camp. The entrance off the dirt road is tricky for large rigs or trailers more than 35' may not have easy access. Our sites offer potable water, a shower, picnic tables, a toilet, wifi, trash disposal, space for campfires, and we are pet friendly! We can accommodate tents, RVs, and trailers. Our guests love staying here: "Camping at Gayle’s property was an amazing experience. We shared the field with 3 other campers but there was still plenty of room between sites. Land is flat and has fire pit spaces and BBQ grills. Outdoor shower was appreciated even though we didn’t use it & it was great to have the port-o-potty on site. The best part was getting to see the animals!"

Camping is easy with washer, dryer, fridge, stove, microwave, dishes, coffee pot, toaster and blender, all in an air-conditioned shed. Don't want to cook inside? Use the propane Jennair grill with gazebo and lights. Clean up is a breeze with our stainless steel triple sink and 4 gal hot water tank. We're one block off US1 and 10-15 minutes by car to beach and downtown. Hang out around our stone fire pit or sit at our 6 person table with solar powered lighted umbrella. This space is awesome!! Great for families or big groups - we can't wait to return with some friends and take advantage of all of the fun stuff - trampoline, kayaks, play area for kids... we had the whole place to ourselves and our dogs loved running and playing in the river.

We enjoyed our stay this is really right in the middle of all the springs and if you like to go off road this is definitely the place to be. Our host was accessible at all times very prompt in the replies because we had a freeze while here( concerned for the pipes we had ice hanging off our rig in the morning we woke up to a temperature of 21 and by mid day it was still only 32. So weired for Florida. The only caution as advised by the host the only negative is the pedestal and sewer hook-ups were a good 35 ft from our rig set up. As long as you plan for that you should be good to go.

Weekend Trip to Blackwater Ranch – River Camping

Our small men’s Christian group camped at Blackwater during the freeze of 2026, and it was an amazing experience despite the cold. The large pavilion was a game changer, cutting most of the high winds and giving us a great place to gather. The sunsets were incredible, and the full moon at night paired with the firepit, adult beverages, and campfire stories made it a trip we won’t forget. We’ve camped at hundreds of campgrounds, and Blackwater is easily one of the best in Florida. Clean bathrooms, a great host, and well-maintained grounds made it easy to unwind and unplug from everyday life. We’ll definitely be back each year.

A friendly, relaxing atmosphere and hosts! I loved the simplicity of the site, with some helpful essential amenities. Everything is clearly communicated & safety is on the forefront as well! My dog really enjoyed herself too. There was minimal road noise and was not constant. A little pocket of paradise that isn’t far from the main roads. I’m definitely saving this for a future stop while traveling through Florida again!

Our favorite campsite and host! Perfect for families and we brought our dog this time and he loved it. Multiple sites that are far from each other so even when it was full, we were fully secluded. Hammocks, bathrooms, amazing fire pits and the outdoors... what more can you ask for.

Great spot for a group camp. We had an awesome fire, lakeside chats, BBQ dinners & camp night games. Anything we needed for a great weekend was already there. Just added friends!

We live in Florida, there are TERRIBLE Fire Ants here! Best to camp in the TREES!!
An entire small, "EWOK-VILLAGE STYLE" region of our 2.5 wooded acres will be dedicated to this project. EACH tree-tent will be $25/night (including 2 people). You MAY bring additional regular tent, of your own to use-it is $10/add'l person, per night.

This is a really well maintained property right along a river that is very accessible and a lot of fun for people and kids. I recommend it for anybody with children who want a getaway somewhat close to Jacksonville or Lake City.

I highly recommend this campground. All sites are spread apart from one another and have amenities like chairs, fire rings, hammocks. I stayed at site #2 which didn't have power or a picnic table but I feel had one of the best locations/views. I would stay again!

Beautiful white sand, wildly dark water, and a state line all for the price of admission.

3 nights at Blackwater Ranch - River Camping

I circled the weird part of Georgia that dips into Florida on a map and asked my local born friends "what goes on in the dingus?" After the laughter subsided we found Blackwater Ranch and decided to give it a try. What a lovely, family friendly place. Clean bathrooms, running water, electricity, and a very unique location! Camping here in January lets you benefit from the lack of bugs while still enjoying this very clean and well maintained campground. The host's instructions were clear and easy to follow and the list of nearby amenities and entertainment was very cool to look through. I was surprised to have 5 bars of 5G on Google Fi here which is handy unless you're hiding from work during a forecasted ice storm back home. If you're bringing a large group of people and are pressed for space you can leave the chairs home. The pavilion comes fully stocked with every kind of camp chair you can imagine. Tent sites are nice and large and I couldn't find a single rock the whole weekend. No worries about setting up a tent on rough or uneven ground. Hammock campers may want to look into sites other than site 1 with maybe only 3 viable trees to hang from. All in all it was a fun weekend at a very nice campground. We'll be coming back!

Brian and Phyllis were wonderful! Their property was beautiful and it was so nice to get a good night's sleep in a quiet place after driving from frozen Buffalo NY!! We purchased the most delicious blueberry muffins I have ever eaten!! Thanks!!!

We had a great time camping here! Everyone was so sweet, including the animals! There were 2-4 other campers with there during our stay but it still felt private, everyone had plenty of space. We’re already talking about going back with our kid!

Plenty of room for outdoor fun and privacy. Loved our combo waterfront tent site and would pick that particular one again. The property is great, with so many different spaces to enjoy and the bathrooms were so clean the entire time we were there. The kid-friendly entertainment was an unexpected plus too. We hope to have the opportunity to enjoy again in the near future.

Azaleas bloom throughout the property during the spring. We have many other flowers and fruit trees around the property which attract lots of birds,

I love staying at Karin and Phil's place, so convenient to St. Augustine, yet so peaceful. Countless amenities make camping much easier... the washer and dryer, the sinks and shower with plenty of hot water, everything needed for cooking, refrigerator, stove, oven, the list goes on. Karin and Phil have been welcoming and so helpful in every way. I am thrilled do have found this, and definitely will come back here.
