This is a little secret I hate to let people know about. We were the only ones camping this week. We had the entire place to ourselves. We ran into the owner and 2 ranch hands a couple of times, but besides that we were all alone. The owner and ranch hands were extremely nice. The fly fishing was top notch. I fished for 3 days and caught 15-18 inch trout every day. The river was maintained very well. We were here the first week of October and the colors of the trees was unbelievable.
My wife wanted seclusion, river, and colors. I wanted fly fishing. We got everything we both wanted.
I want to visit this ranch again.

Beautiful spot on the river! County rd next to it but is rarely used. I did have some families of Amish drive by in horse and buggy. Good fishing. River was low but I managed a handful over a day and a half, one 18”. Height of leaves changing and so colors were amazing. Great hosts. Provide all firewood too!

This is an amazing family camp site! The hosts are very kind and want to make sure you have a good stay. They even gave us chicken eggs from their very own chickens on the property. The site is quiet and perfect for a family looking for a peaceful setting. National forests surround the area and there is plenty to explore. Full hookups for our camper was the cherry on top!

This spot was wonderful. The peace and quiet was amazing. The full hookups and WiFi really let us relax and get away from the world. Would definitely recommend if you need a place to unwind and get away from it all.

This campsite was unreal. Tucked underneath a mountain and just South of the Great Sand Dunes. The views were awesome in the day and at night. My friend and I had a great time and this site worked perfectly for our quick trip to the dunes.

AIYM Camp is an amazing place; I highly recommend it. It’s a beautiful setting, every aspect of the facilities is in amazing condition, clean, functional and seems brand new. But, what really made our stay special was the hospitality of Jim and Melony. The are so warm and welcoming, giving us insight about the valley and activities in the area. This is a special place that we plan on returning to. I give it my highest recommendation.

I love Arissa's site! It was remote feeling and had the BEST view of the mountain. The sunrise pictures we got take my breath away! We love the privacy but still could see for miles.
The site is down a long road, completely drivable. It was a very wide road. We have a 31' bumper pull travel trailer and we were a little concerned about turning around since it was a dead end road. I asked Arissa before we booked and she recommended we back into the site. She was right. Instead we drove in straight and then backed out when we left. Same thing. Smaller setups would have no issues at all. The land was sandy and flat. We had 2 dogs who loved walking the road.
Arissa gave us very clear directions to the site. We had no problems finding it.
You could see other people's spots in the far, far distance but they were rare. There looked to be 1 permanent neighbor who we did not see until we were leaving because they are closer to the turn into the road where the site is. You could see cars driving in the distance but I don't remember hearing them.
We did run a generator to keep our food cold in the fridge/freezer. I don't think anyone would have heard it. The distance to the Great Sand Dunes National Park and the 30' Zapata falls was perfect. Super close.
I can't recommend this site enough for dry camping or boondocking. We would stay here again if in the area. We didn't use the firepit area because it was raining but it would have been great.

Juli and Scott are great and the property is beautiful!
They were very flexible and understanding when we had to delay our travel dates due to a move. They adjusted and offered us additional days. It was a very warm welcome but also not intrusive. Would highly recommend!!

What an amazing find this was. Took my wife here for her birthday weekend and she was so happy with the trip. Perfectly located near a spa, beatifil views and not that from Great Sand Dunes which is an absolute must see.
As for the site itself, it was so peaceful. The RV lots are nestled in the trees so you get some nice shade while being able to enjoy the outdoors. The RV hookups were perfect and accessible with no hassle.
The hosts z This was probably the best part of choosing the site. Scott and Juli are amazing hosts. We felt very welcome, Thry have a binder for each site with all the information you might think you need and even some things you might not have thought of. I sent a message asking a question the first morning and forgot to reply and Scott same down to our sure to make sure we had gotten what we needed. Amazing gesture! They even brought us cookies for my wife’s birthday, which was awesome.
Bottom line, if you want to enjoy a peaceful RV experience this is the place to be. Can’t think of a single thing that could make it better!

We had a great time camping with friends on Juli's land! We received super detailed directions to the lovely and remote location. The spots were level and well situated, and easy to back into. There was plenty of room for both families to have their own space and socialize too. The location and the sites are very pretty. National Forest is right behind the sites and we enjoyed hikes, four-wheel drive adventures and a trip to Alamosa and the Great Sand Dunes. Juli and Scott are great communicators and thoughtful, responsive hosts!

We stayed at site#1. It was truly one of the most amazing sites we’ve stayed at, and we’ve stayed at several. Glenn’s ranch is about 20 min from Monte Vista. The Alamosa River cuts through much of it. Site #1 sits right off of the road, which is no big deal because there is very little traffic that comes through that county road. The site is big and flat with plenty of shade. Sits directly on the river with a nice shallow wading area. My husband enjoyed lots of fly fishing & caught several fish. There are 2 nice fire pits & a grate. Glenn was very accommodating & communication was easy. We enjoyed meeting him & learning about the area & ranch. Hope to be back again sometime. I suspect my husband will look him up to come back to stay on the ranch & flyfish someday:)

Great spot. You can see cars on the main road in the distance, but you're on a dirt dead-end road so absolutely no traffic past the site. Our van (20') fit perfectly on the side of the road at the site, any bigger and you'd probably want to park on the road itself. Easy to find with the directions, and great views of the mountains.

Good site, quiet and feels very isolated. You are actually quite close to civilization but it don't feel like it. Can be quite windy, and has zero natural cover from the sun. Bring some shade and stake everything down. The fire pit needed to be dug out, for me to feel safe to run a fire. There is a lot of brush that can be a danger if you are overly careless. Common sense and a bit of prep recommended. This place was lovely. Will be returning
