We have some amazing hiking trails and Arapahoe National Forest in our backyard! Maxwell National Trailhead is 9 mins from the property with free parking and free entrance. Cub Creek Trail Head is also around the corner. Evergreen Lake- 15 min car ride. Fishing, kayaking, picnic. Red Rocks Park and Amphitheatre- 30 min car ride. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Our stay at this Hipcamp site was peaceful, scenic, and exactly what we were hoping for. Ernest was friendly and communicative, and the igloo was clean with plenty of space and privacy. We loved sitting by the mini fireplace and hot tub at night under a sky full of stars. Waking up to birdsong and fresh mountain air was also a great addition. Everything felt thoughtfully cared for and simple in the best way no distractions, just a chance to slow down and reconnect. I’d highly recommend this spot to anyone looking for a relaxing, off-the-grid getaway.

This Magical Treehouse and land were everything my family needed and more!! We could not have asked for a more pleasant and peaceful retreat! Marni gave us a rundown of the facilities, and we couldn't have imagined a better stay. From the whimsical hand-crafted beauty of the actual treehouse around "Pal", to the amenities (including games/fun, cooking utilities/supplies, Wi-Fi/TV accommodations and plenty of warmth and cozy blankets and pillows, even full working bathroom facilities), down to the quiet starlit nights including a fire pit on the patio to keep warm while star-gazing! My son especially loved visiting and interacting with the extremely affectionate and friendly free roaming animals we got to interact with and became especially fond of, even giving our own little names to each, as they greeted us kindly several times each day. Only complaint was that we couldn't afford a longer stay!.. as each of us were sad to leave and say goodbye to the relaxing and intimate natured feel of the place, and our very welcoming and accommodating hosts. We felt secure even in the peaceful darkness around us knowing the host's dogs were looking out for us into the night. We will definitely be returning next season for a longer stay if welcomed, as Marni/Frank were on call for any questions or needs, we had throughout the stay, and were exceptionally kind to us as well. Thank you for such a pleasant experience to get us "away from it all" and the delight of bringing nature closer! XOX

COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

Welcome to Black Forest, Colorado, located on the northern end of Colorado Springs. This property sits on 5 1/2 acres of beautiful woods. Despite the privacy and peacefulness, you are only minutes away from a gas station/convenience, store, barbecue restaurant, breakfast/lunch café, and a pizza/grinders restaurant. We have two covered RV spots and two open RV spots. The two covered spots have electrical hook ups, the smaller spot offers only 110v plug-in, and the large spot offers 30/50amp. Although we don’t have water at each spot we do have long water hoses to get your tanks full. Please note we do not have septic! There is a KOAA 15 minutes away, which allows dumping for a $10 cash fee. The smaller RV spot is suitable for up to a 30 foot RV, the larger spot can fit up to a 40 foot RV. There is one tight turn to get onto the property, but once you’re on the property it is easy to navigate. We highly recommend you arrive during daylight hours, so you can maneuver properly. Wi-if available. Fire pits allowed on the open center area only. Quiet hours from 9 PM to 8 AM. Owners live on site, in the log cabin. Two dogs live on property.
