Open May through October. This secluded, 2-acre campsite is the only place between the Royal Gorge and Lake Pueblo where you can fish and camp right on the banks of the Arkansas River. Accessible by watercraft only, you cannot drive to it or hike to it—you can only boat to it. There is no public road access to the camp. YOU MUST PROVIDE YOUR OWN WATERCRAFT. Access to the campsite requires your own boat. There are no direct roads for you take. You will be our only guests at this private riverfront location—no one else vying for the trout…no one’s boom box disturbing your sleep…no swimmers disturbing the fish. Note: We’re open May through October, and during those months, we might have to close temporarily for safety reasons when river flow-rates exceed 1,300 cfs (cubic feet per second). If we need to close when you have a reservation and you can’t change your date, we will notify you of the closure and refund your money.

We can’t wait to meet you and help you have the true Colorado experience. You will love the country feel while being walking distance to Woodland Park and have the amenities of 50 amp electric, WiFi, water (not for drinking), picnic table, chairs, mini grill, hammock, porta potty, gray water dump at site, propane fire pit (guests bring their own propane) and access to black water dump if needed. $15 black dump fee for bookings less than 1 week, otherwise 1 free black water dump per week. Pets must be on a leash at all times and pets and children are never to be left unattended for any period of time.

I bought this land to move from HoustonLearn more about this land:I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

Bike or hike in the surrounding BLM land, surf the Great Sand Dunes, or take a trip to Bishops Castle and San Isabel Lake, located only 45 minutes from the site. Also located nearby is Canon City, which boats the Royal Gorge, plenty of antique shops, and other fun attractions. This property is home to a small hobby farm. Farm fresh eggs are available to you in the morning. Be greeted by the sounds of woodland birds and of course our silly little goat bleats. All of the animals on site are friendly, though we do ask you to not bring animals as they may interfere with our working dogs or livestock. Bears, bobcats, mountain lions, and coyotes have all been spotted in the surrounding areas as this location is very remote. However, due to our livestock guardian dogs, your chances of seeing these predators is low. Please reach out with any questions! We hope you can unplug and visit soon :) BEFORE YOU VISIT: If you would like to what the road looks like before you visit, please visit our ig @fungusamongusco and look at the highlight titled "Road to Home". In the past we have informed hip campers that they needed a more "rugged" vehicle to access the site, but we've had everything from RV's to vans to Nissans visit our home. So long as you take it slow, you will be fine :) ABOUT US: We have called the Wet Mountain Valley home for the past 3 years. During the summer and fall, we operate a small-scale organic mushroom farm, selling fresh produce, tinctures, and body care products to our local community. Self-sufficiency, supporting local business, and honoring and connecting to nature are very important to us and we're so glad others find the same solace as we have in one of Colorado's last small towns!
