The trip up can be challenging (only off-road, winch / locker equipped vehicles dare try the 759 Holy Cross City jeep road, others will need to hike in at least 2.5 miles), but the views and cabins are well worth the trek. Snow free season tends to be June 15 an October 30 annually, and outside of this guests should be prepared for up to 11 miles of over-snow travel with no cars allowed (a bit less depending on snow coverage in the shoulder seasons from May 21 - early June and late October - November 21)

We live in a house on the property with our 3 year old son, and Buddy the dog, who will be very excited to meet you and might come check on you through out your stay. He loves leftover campfire hot dogs.
Please be aware that this is old mining land and there is mining debris and also glass on the property. We work hard to pick it up and repurpose into art projects but it seems to be a never ending battle. If that is of concern this might not be the property for you. However feel free to bring a metal detector and your geology books and you can find a lot of fun treasures on the land if that is your thing!

After traveling the US in our motorhome for almost 5 years my husband Scott and I know the value of a smiling face and a helping hand after a day (or week) of travel. Exploring and experiencing this amazing country, its diversity and incredible people enhanced our lives in so many ways.

The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. John and Sophia Bruce, early pioneers in the North Fork Valley, were first involved in cattle raising. The family later became successful fruit growers. Located along the West Elk Loop, a Colorado Scenic and Historic Byway, the large two-story residence features a steeply pitched hipped roof with prominent attic dormers.As a guest of Riverwalk you will have full access to the river during your stay. In addition, there is the Riverwalk Trail System that skirts the North Fork of the Gunnison River from the top of the property, by the Riverwalk Yurt, (available on this site) meandering downstream past the Riverwalk TIPI (available on the site) passing the Grove Yurt (available on this site) and terminating at the bottom of the property with the sandy Riverwalk Beach. There is a trial that zigs through the Cottonwood Grove and zags back along the gentle Monitor Ditch skirting a newly planted grove of young trees.For RV Campers we provide 2- 30amp,1-50 amp and 1- 110-amp electrical services and potable water. There is a dump station available. There is also access to our heated shower house with running water and bathroom amenities (<3 min. walk, may be shared with other guests). The Ute Lodge was homesteaded in the 1930’s by Joe Fox who after leaving the military came west to settle in the White River valley.
Joe was known for his friendliness, hospitality and wild stories.
Today you might find much of the same. From Joe’s day to today it is a place where families come together to get away.
The Ute Lodge is now owned by Karl and Mona Maser who celebrated 20 years of ownership summer of 2019!
All summer our cabins are filled with guests from all over the US as well as international travelers. This cabin is very unique and off grid! Sleeping for up 8 guest. It recently had solar electricity installed, outhouse, outdoor shower unit with hot water, (outdoor shower not available in winter moths) and WiFi! Wood burner and propane heating options.
These cabins are very different in their own ways, they run on solar, but we do have a back up generator for emergency use! All our cabins have electricity! Generator will run 3 times a day in high power demand or low sunlight conditions to ensure there is always power and access to utilities.

Tennessee Creek Road typically becomes impassable to wheeled vehicles between Halloween and Thanksgiving and generally remains closed until Memorial Day. Depending on snowfall, this may occur earlier or later in the season.
During times when the road is snow-covered and impassable, guests may access the cabin only by snowshoe, backcountry skis, or snowmobile. A public parking lot, which is plowed and maintained throughout the winter, is available for guest parking before using these alternative methods of access.
🛷 Trail Conditions: About a 2-mile stretch of Tennessee Creek Road is groomed during winter for skiing and snowmobiling up to Forest Road 103. Beyond that point, the road is ungroomed and may have deep powder or snow drifts, making travel more challenging.
🚰 Water: Running water is not available during the winter months, as water storage is winterized. Guests must either bring their own water or melt snow.

The managers of this property have worked in yurt, ADU, and cabin construction and hospitality for many years and have brought together some of the best Scandinavian and modern design with a mining town aesthetic.
The trip up can be challenging (only off-road, winch / locker equipped vehicles dare try the 759 Holy Cross City jeep road, others will need to hike in at least 2.5 miles), but the views and cabins are well worth the trek. Snow free season tends to be June 15 an October 30 annually, and outside of this guests should be prepared for up to 11 miles of over-snow travel with no cars allowed (a bit less depending on snow coverage in the shoulder seasons from May 21 - early June and late October - November 21)

We live in a house on the property with our 3 year old son, and Buddy the dog, who will be very excited to meet you and might come check on you through out your stay. He loves leftover campfire hot dogs.
Please be aware that this is old mining land and there is mining debris and also glass on the property. We work hard to pick it up and repurpose into art projects but it seems to be a never ending battle. If that is of concern this might not be the property for you. However feel free to bring a metal detector and your geology books and you can find a lot of fun treasures on the land if that is your thing!

After traveling the US in our motorhome for almost 5 years my husband Scott and I know the value of a smiling face and a helping hand after a day (or week) of travel. Exploring and experiencing this amazing country, its diversity and incredible people enhanced our lives in so many ways.
In mid 2017 we found out our first grandchild was on the way. Long story short we parked the RV and parked ourselves here in Paonia, CO. In December of that year, we moved onto this amazing property full time and started the long list of fix ups (the list is still long). lol

The House where we live is the corner stone of the Bruce Property and is on the Colorado Register of Historic Houses.The residence was constructed between 1905 and 1912, using red bricks made on the site. John and Sophia Bruce, early pioneers in the North Fork Valley, were first involved in cattle raising. The family later became successful fruit growers. The Ute Lodge was homesteaded in the 1930’s by Joe Fox who after leaving the military came west to settle in the White River valley.
Joe was known for his friendliness, hospitality and wild stories.
Today you might find much of the same. From Joe’s day to today it is a place where families come together to get away.
The Ute Lodge is now owned by Karl and Mona Maser who celebrated 20 years of ownership summer of 2019!
All summer our cabins are filled with guests from all over the US as well as international travelers. Cabin Rustic-
This cabin is very unique and off grid! Sleeping for up 8 guest. It recently had solar electricity installed, outhouse, outdoor shower unit with hot water, (outdoor shower not available in winter moths) and WiFi! Wood burner and propane heating options.
These cabins are very different in their own ways, they run on solar, but we do have a back up generator for emergency use! All our cabins have electricity! Generator will run 3 times a day in high power demand or low sunlight conditions to ensure there is always power and access to utilities.

❄ Winter Vehicle Access Disclaimer
Tennessee Creek Road typically becomes impassable to wheeled vehicles between Halloween and Thanksgiving and generally remains closed until Memorial Day. Depending on snowfall, this may occur earlier or later in the season.
During times when the road is snow-covered and impassable, guests may access the cabin only by snowshoe, backcountry skis, or snowmobile. A public parking lot, which is plowed and maintained throughout the winter, is available for guest parking before using these alternative methods of access.
🛷 Trail Conditions: About a 2-mile stretch of Tennessee Creek Road is groomed during winter for skiing and snowmobiling up to Forest Road 103. Beyond that point, the road is ungroomed and may have deep powder or snow drifts, making travel more challenging.
🚰 Water: Running water is not available during the winter months, as water storage is winterized. Guests must either bring their own water or melt snow.

Myself and a few friends tent camped here and really enjoyed it! Camp site has ample trees for tying up a hammok and spots for tents. Location is really close to town while also being secluded which was nice. Met Dan (Megan's husband) and he showed us our spot and was overall a chill dude. Great spot if you are going to be spending a day or two exploring Leadville.

We had a lovely (but challenging, carrying a toddler) hike up and stay at Cabin #2. The cabin was quaint, clean and more well-appointed than expected (I guess we didn't need to pack a hatchet?). It was hovering around freezing when we arrived, but we got the stove lit and got the space up into the 50s for a comfortable night. Sunrise was lovely from bed and we finished our trip with a hike up to the lake in the morning before descending to the car.

George's property is absolutely stunning and the site offers everything you need! The tipi is quite charming and includes a foam mattress (bring your pillow and sleeping bag), a table and chairs, a mini cooler, a lantern, drinking water, flowers from his garden, and towels for the very nice bathhouse. The heated bathhouse is a short walk away with hot water. You'll be nestled in the trees with a front row view of the river, plenty of space between you and your neighbors. A 5-minute walk to Big B's Cider and a 3 min drive into Paonia town. George was a lovely host and this place is a gem! We will certainly be back!

George & Devon’s property is a favorite. I’ve now been two times and will return again. If you’re a light sleeper, I recommend ear plugs due to an occasional coal train that blows by in the night, but something about that too is nostalgic and cool. It’s peaceful, 4 deer wandered through my camp. I stayed solo and slept under the stars and felt safe and sound. They’re very responsive, the bath house is incredibly clean with hot water and 2 showers, indoor and outdoor. The tipi is beautiful and has the best chunk of the property, right on the river. Walking to Big B’s Orchard for live music and dinner is a highlight ❤️ Thank you George and Devon for having such a peaceful place for us to stay. We’ll be back!

We loved this special little village. It's a very well-kept cabin and has everything you could need. The hike in was a bit tough, but well worth it and very straightforward! We were able to see lots of wildlife and enjoy time at the nearby lake. There's a marmot that runs around the abandoned town and plenty of pika in the surrounding area. Will remember this trip for a while.

If you are looking for something very remote with full hook ups this is a great place to stay. This is a farm on private property. We were left alone the 3 nights we stayed. If you have scrapes left from a meal, you can feed them to the pigs. We would come back.
