More about the property: I built my home high upon a southern ridge. Watching the river of coastal fog flow in and out below me is one of the most wonderful views to behold! I have 30 acres of land to explore and camp upon in the surrounding redwood forest. 10 miles east are Montgomery Woods redwood preserve with GIANT trees, and a little farther, perhaps a mile is the famous Orr Hot Springs Resort. If you drive a half hour west from my land you will be in the coastal Mendocino village. We are marijuana friendly!! Thus, we have created more of an adult oriented atmosphere. one last note: We recently made separate listings for different sites. See campsite #1 for reviews.Guests love staying here "What a fantastic experience. I arrived to Cosmo’s super late after a long day going up the coast. It was a last minute book that morning, if I remember right - my campsite had fallen through. His directions were spot on, and very kindly he stayed up to take me to my site and help me get set up, even going so far as to light me a fire. His property was easily navigable in the dark, and my two wheel drive made it fine. We talked for a while - what a cool guy. He was able to give me recommendations from a friend of what to do during the next legs of my trip, which was great and really did make a difference for the rest of my week. I cooked my dinner and sat stunned looking at some of the best stargazing I’ve had in a long time.When I woke up I realized that I had been sleeping next to a mountainside view - this was site 3. Talk about the best surprise I’ve gotten in a while unzipping a tent. The clouds were gathered in the valley and as I ate breakfast I got to watch the sun slowly clear then out. It was unbelievable.Before I left, Cosmo let me use his indoor solar-heated shower and told me all about his projects to build his own home and roads and move towards a more sustainable future. Overall this is really the best of what I imagine hipcamp has to offer - kind property owners & unique individuals who care about their guests while also allowing them to have their own experience. If I’m ever near Mendocino I will gladly make the trip inland to stay at his property again."

The coastal bike and hike trails are many. From South of Ft Bragg to the Sand Dunes near Ward Ave. you can travel over 7 miles one way and go down to quiet little beach coves along the way. Meadow Farm is a nonprofit 501c3 with goals of coastal food security, disaster preparation and sheltering, carbon sequestering and forest restoration. We offer native plant tours on or off site with advance notice. We like our dog companions! Two McNab collies, Moxie and Shama live here and may bark at first...still very friendly and social with people and other dogs.. There are several dog friendly off-leash areas such as, Noyo North Harbor Beach, Seaside Beach and dog parks in both Ft Bragg and Mendocino. Our farm is dog friendly tho we wish pets to be kept close, must be neutered and friendly to other dogs and people. Please be sure to bury or bag the waste. Speaking of waste, Meadow Farm strives to reduce waste by avoiding plastic as much as possible, recycling what we can and composting our veggie scraps. Please bring your own waste receptacles and take them along when you go. We take ours to the Caspar Transfer Station which is open Saturday through Wednesday... the location and hours can be found online. Our water is from a deep well and we periodically test it for bacteria. It is cold and delicious. Our irrigation pipes that have spigots and hoses at each camp are safe for drinking, cooking and cleaning Our solar pump moves water into storage tanks that provide all the water to the farm. It is very important that the water valves on your camp spigot is turned off (gently please) to avoid losing 2500 gallons of water in a short time. If you see a leak or break in a line please contact us immediately. There are also water shut offs for the camps on the west side of the Farm House if you are unable to reach us right away.. When doing dishes we request that you use the strainer to catch food particles from the dish water and toss them in your trash or compost bucket. If you have vegetable waste let us know and we can pick them up for adding to the worm bins or composting piles. We make worm "tea" fertilizer and rich soil from these offerings. No animal products or oil please... a few egg shells are okay. We do have the usual wildlife though we haven't had problems with them. Ravens will raid your camp if food or bags are left out while you are away. From dusk to dawn keep children and pets close. We coexist well here with the critters...and glad to have them. There are also 2 tent sites available on the property, located in one large area, further away from the RV sites. Barely 7 minutes away is downtown Gualala, with amenities such as 2 supermarkets, pharmacy, bakery, restaurants and more. There is a beautiful holistic gift store, The Sea Trader, Four Eyed Frog Bookstore, and some lovely art galleries in town.   Kayaking is available at the Gualala River. Hiking at Gualala Regional Park, the Bluff Trail, The Sea Ranch public access beaches, Stump Beach, Salt Point Park with a petrified forest, Bowling Ball Beach with its amazing natural formations (can only be seen fully at low tide of more than -0.2m), Manchester State Beach, Elk Beach, and more. Swimming at the Navarro River, and various bays. It is a place of incredible scenic beauty all along CA 1. Watch whales spouting during whale season. (Gray whales and orcas is December to May. For humpbacks, visit May through November, and for blue whales, the largest animal on Earth, plan your stay between July and October). Bower Park, just 0.5 miles away with a lovely lake, tennis courts, a baseball field, a basketball court, and two separate playgrounds. Play disc golf or hike along the nature trail/fitness course. Anchor Bay is 5 miles up CA 1, with a supermarket, a few cafes, restaurants (including a great Thai place!) laundromat, hair salon, and more. The quaint town of Point Arena is 12 miles north, with a supermarket, Frannie's Cup And Saucer, The Bird Cafe, a beautiful historic lighthouse, a theater, a pier, a mini-safari park (B Bryan Preserve with zebras, giraffes and more. Tours need to be booked in advance). Also visit Roots, a natural pharmacy for herbs, teas and supplements.  There are also spots like Occidental, Bodega Bay, Jenner (with the Russian River to kayak and swim) and Timber Cove, all on the way to Gualala from the south. Bodega Bay has lovely spots to eat, with clam chowder, fish and chips. Enjoy wind and water sports, and walk on the pier.

Be advised that this is a working farm and there is an echo in the valley. While it is peacefully quiet most of the time, you may hear some daytime farm activity. We also have a guard dog who moves around with our flock of sheep and goats who barks regularly after dark and when she perceives a potential predator. **There is no cell service on or within 15 minutes of our property. Wifi and a landline phone are available to campers in case of emergencies. **Pets must be kept on a leash at all times! A fire pit and second picnic table is located next to the pond for a delightful stargazing experience. The pond is a healthy, spring fed ecosystem and quite refreshing on those hot days. It is big enough for small kayaks, paddle boards, and rafts too. NEW 2022 Pond Site Addition: We have installed a new fire pit this year!! Upon your arrival, you will find complimentary, match-light firewood set up in the pit for a warm welcome to your site. More firewood is available for purchase throughout your stay. It is illegal in California to travel across county borders with firewood. Firewood often has insect eggs or larvae that can devastate a forest. Please refrain from bringing firewood purchased or harvested from outside Mendocino County. The Best Rest Along the Way: We have created a “self-contained” dry campsite along our main road that is van and truck camping friendly, and can take travel trailers max 16’ length. This site has no amenities and is intended to accommodate people who need a place to catch a rest without sleeping on the roadside, although many do like it as a bear bones campsite. We are conveniently located about 10 min from the 101, for easy in-and-out access. There are lengthy internal roads and trails for unwinding and stretching your legs. It was a last minute book that morning, if I remember right - my campsite had fallen through. His directions were spot on, and very kindly he stayed up to take me to my site and help me get set up, even going so far as to light me a fire. His property was easily navigable in the dark, and my two wheel drive made it fine. We talked for a while - what a cool guy. He was able to give me recommendations from a friend of what to do during the next legs of my trip, which was great and really did make a difference for the rest of my week. I cooked my dinner and sat stunned looking at some of the best stargazing I’ve had in a long time.When I woke up I realized that I had been sleeping next to a mountainside view - this was site 3. Talk about the best surprise I’ve gotten in a while unzipping a tent. The clouds were gathered in the valley and as I ate breakfast I got to watch the sun slowly clear then out. It was unbelievable.Before I left, Cosmo let me use his indoor solar-heated shower and told me all about his projects to build his own home and roads and move towards a more sustainable future. Overall this is really the best of what I imagine hipcamp has to offer - kind property owners & unique individuals who care about their guests while also allowing them to have their own experience. The coastal bike and hike trails are many. From South of Ft Bragg to the Sand Dunes near Ward Ave. you can travel over 7 miles one way and go down to quiet little beach coves along the way. Meadow Farm is a nonprofit 501c3 with goals of coastal food security, disaster preparation and sheltering, carbon sequestering and forest restoration. We offer native plant tours on or off site with advance notice. We like our dog companions! Two McNab collies, Moxie and Shama live here and may bark at first...still very friendly and social with people and other dogs.. There are several dog friendly off-leash areas such as, Noyo North Harbor Beach, Seaside Beach and dog parks in both Ft Bragg and Mendocino. Our farm is dog friendly tho we wish pets to be kept close, must be neutered and friendly to other dogs and people. Please be sure to bury or bag the waste. Speaking of waste, Meadow Farm strives to reduce waste by avoiding plastic as much as possible, recycling what we can and composting our veggie scraps. Please bring your own waste receptacles and take them along when you go. We take ours to the Caspar Transfer Station which is open Saturday through Wednesday... the location and hours can be found online. Our water is from a deep well and we periodically test it for bacteria. It is cold and delicious. Our irrigation pipes that have spigots and hoses at each camp are safe for drinking, cooking and cleaning Our solar pump moves water into storage tanks that provide all the water to the farm. It is very important that the water valves on your camp spigot is turned off (gently please) to avoid losing 2500 gallons of water in a short time. If you see a leak or break in a line please contact us immediately. There are also water shut offs for the camps on the west side of the Farm House if you are unable to reach us right away.. When doing dishes we request that you use the strainer to catch food particles from the dish water and toss them in your trash or compost bucket. If you have vegetable waste let us know and we can pick them up for adding to the worm bins or composting piles. We make worm "tea" fertilizer and rich soil from these offerings. No animal products or oil please... a few egg shells are okay. We do have the usual wildlife though we haven't had problems with them. Ravens will raid your camp if food or bags are left out while you are away. From dusk to dawn keep children and pets close. We coexist well here with the critters...and glad to have them. The Cozy Cabin is tiny and adorable - one of those rare properties that is actually exactly as described in its listing. We brought our dog and had a lovely stay. The bed is very comfortable, the cabin is well insulated, well spaced from other dwellings and campsites, the land around it is beautiful, and there are lots of stars to see on a clear night. Only noteworthy flaw was upon arrival: it was pretty tough to find our way in the dark. Arrive in the daylight if possible until they add clearer night-reflective signage and/or a detailed campsite map!

The golden bowl was perfect for my partner and I. Due to daylight savings time, we never met the host, but they were super accommodating and lovely to message with. Kind size bed was comfy. Blankets were super warm, so no heater was needed (there is not electricity). This spot is closer to camping with luxuring than glamping with all the extras. We didn't use the outdoor kitchen area but imagine it is super useful. My rav4 had no problem getting down the hill to our tent. This tent seems much more secluded than the other two on this property, so that's good to know for other potential people staying! We so sorry appreciate an affordable place to sleep, as everyone does not have $$$ that is trying to travel. Location was great to get to willits, the coast, and we stopped at orr hot springs on our way there - all within a reasonable distance for folks like us who are used to driving to get anywhere! I didn't bring my dog but always appreciate pet friendly spots :) I would come back!

Had the most amazing time with our friends! We had a group of around 11 people and we booked two campsites so we had enough parking and space and were so surprised by all the great amenities! There was a tent to protect us from the rain set up already when we arrived and they provided wood and other fun games :) the bathroom was also beautifully built and was super clean and the shower even had warm water!! Absolutely loved this place and can’t recommend it enough! The drive to and from Mendocino was also easy and simple. The hike on site was also stunning and the waterfall was a fun visit. definitely will be coming back!!

The Redwood Campsite was truly magical! Surrounded by a beautiful forest and it had everything we needed. The redwood shower was an incredible experience. There were also 2 bathrooms, 2 indoor showers, and a sink for washing dishes, which were lovely and helpful as well. It felt so luxurious! This spot is about a 10 minute drive from downtown Mendocino, so it was nice to explore during the day with nearby hikes, beaches, and shops. We can’t wait to come back!

The Skunk Train in town can take you on a trip through through the Redwood Forest and Noyo River Canyon towards Fort Bragg. It stops along its route to see the Wolf Tree Redwood. The oldest along its tracks. You also have the option of booking an excursion on the Railbikes which leave from both Willits or Fort Bragg and use the same train tracks. If your driving to Fort Bragg you will want to go to Glass Beach on the coast and check out the Mendocino Coast Botanical Gardens or do a Scavenger Hunt. There is also the Coast Redwood growing in Montgomery Woods State Park to our south having what was thought for a long time to be the tallest known tree in the world at close to 365 feet tall. It stands 5 stories higher than the Statue of Liberty. In the town of Willits there a myriad of options. Eclectic shopping at Mazahan or Earths Treasures or classics at The GOOD Shoppe or Art in the Plaza. Gateway games offers weekly card and board game competitions or go visit Ridgewood Ranch, the final home of the legendary Racehorse Seabiscuit. If camping , hiking and relaxing just isn't enough to fill your day there is golf available in Brooktrails and Mendocino County is home to ten different appellations of wine with over 25% dedicated to organic and sustainable farming. This is perfect for artists, writers, yogis, and those seeking the tranquility of off grid living. We have 40 acres of land with beautiful hiking in every direction. Our campsites have a fire pit, picnic table, and access to an outdoor shower and outdoor kitchen! The accommodation includes staying in a 850 square foot wooden yurt with bamboo floors.  The building has a wooden stove and propane wall heat. We also have a fridge, stove for cooking and propane wall heater inside the yurt. There is a futon that sleeps 2 plus a kids size bed, but please bring sleeping bags or bedding.  You can also put up two tents next to the yurt for more sleeping. We have now added also an attached kitchen and bathroom to the yurt so we have an indoor shower and full kitchen! There is a detached bathroom with a maintenance free composting toilet and simple outdoor kitchen.  You will have access to cooking utensils and cookware, camp stove, and fire pit. There is a solar system so you have access to electricity and wifi. The drive from Willits is 25 minutes, with only the last 5 minutes on a dirt road.  You can do the drive in any car, unless the occasional snowy conditions.  There is plenty of parking next to the yurt for easy unpacking.. To access the coast you do have to go back through Willits and use highway 20.

In 1951 Herman and Clara Nelson sold their ranch in what is now Silicon Valley and headed north, landing in Southern Mendocino County near the town of Hopland. We've headed into our Winter season, so we are offering a discounted price to camp. However, due to the weather of the season. Outdoor kitchen and showers are closed for the season. Starting April 15th 2026 the kitchen and outdoor showers we'll be fully reopen for Spring. Outdoor camping made easy with a FULLY OUTFITTED OPEN AIR OUTDOOR KITCHEN and HOT SHOWERS (not available in the coldest times of the year when pipes freeze). Kitchen includes hot water sinks, refrigerator, stove, microwave, toaster oven, toaster, blender, espresso machine, coffee grinder and maker, dishes, utensils, pots and pans, knives, cutting boards, etc. If there's something you need and can't find it, we'll bring it out from our kitchen in the house. ALL YOU NEED TO BRING FOR MEALS IS THE FOOD. Limited grocery shopping in our little town; it's good to shop ahead. During June- August, fires MIGHT be allowed in the communal fire pit near the kitchen. You must ask the host!, No fires at your campsite June- August, Fires during cooler months are often allowed at your campsite, but you must ask the host if current conditions allow Fire MUST be completely extinguished before you go to sleep at night. Instructions are printed and at at each site as well as at the communal firepit. Firewood available for purchase. SMOKERS, please be super careful! Outlets to CHARGE YOUR PHONE and DEVICES at the Stage and in the kitchen. Fruit trees and gardens dot the property. Feel free to pick a piece of fruit. This is a shared campground with 3 separate spots that are relatively private. Host will NOT be there when you arrive unless prior arrangement made. This campground is yours to enjoy. The expectation is 'leave it better than before so the next guests may enjoy! This is camping. BRING YOUR OWN GEAR. Put your own linens and bedding on top of what is already on bed. I can provide linens and bedding for an extra $25 for glamping spots. Beds have pillows on them. There is wildlife. This includes bears and mountain lions in the area. You will not see either but good to be aware they exist. This is a safe 'neighborhood'. We do not have problems with thievery. However, always keep your valuables safe IN YOUR CAR. There is no Power. No WiFi. Cell phone coverage not guaranteed. Depends on your carrier. DOWNLOAD DIRECTIONS AND INFO BEFORE ARRIVING TO SITE. There is Poison Oak. Stay in the designated areas. If you are susceptible, bring and wash with Tecnu. Or use dish soap and wash. Poison oak is an oil. Most importantly: Don't Touch. No Fires allowed during Summer months. Be super careful. No candles. Smoke in fire pit area. Grass is a tinderbox. 1 spark can ignite all. There is a hose connected to kitchen. There is a Pet Fee stay. 1 pet per site allowed unless prior arrangement made. You are responsible to clean up after your pet and to make sure pet is safe and respectful to neighbors. This means you DO NOT leave your pet unattended, and is leashed at all times. We ask that guests clean up your camping spot upon departure to 'make the place better than before' for the next guests. Butterfly Landing is a sweet landing spot! Birds, butterflies and small wildlife love this spot. The habitat includes many native species of plant life. A pretty knoll that is on the top of a 40 acre property. Views of vineyards, redwood trees, valley floor, and expansive sky. Private, Quiet and beautiful. A central sunny meadow ties together 3 distinct private areas with a communal kitchen, bath-house, picnic-table sitting area and parking on the side. There is 1 outhouse that has a mailbox system to ensure privacy. (Please read manual on picnic table for instructions) Kitchen. 2 burner propane stove, and sink with running water (cold). (Good for drinking. Pressure is low) There is basic cooking and dishware. Cleaning supplies. A Trash and Recycle Bin. And a Compost bucket where all food scraps should be disposed of and then covered with wood-chips. Kitchen should stay clean at all times. Please put dishes away in the tote to keep clean and critter free. Bath-house. Shower with hot water. 1 shared Outhouse. Please use the path that goes to the outhouse (unless you are in the Greenroom) and make sure you put the mailbox red flag up so that others know it is occupied. ((Then don't forget to put it back down!!) Common sitting area. There are 2 picnic tables, Lots of umbrellas that can be moved wherever, a fire pit/table and lots of seating. Parking. There are room for 3 vehicles. Parking is to be in designated parking area please. Sunny meadow and forest shade make this a lovely landing spot to relax and enjoy nature, and a great opportunity to turn off those cell phones!! Butterfly Landing is about 1/2 mile from HWY 128 that runs through Anderson Valley. This location is the perfect location for it all. Wine tasting in the Valley, Navarro River swimming during the summer months, and the Mendocino coast is nearby. This is an Honor system camping spot. We ask that you leave your spot 'better than before', as in 'Leaver no Trace'. I rely on everyone to do their part in the communal kitchen to keep clean and free of critters. SUPER IMPORTANT to put all food scraps in the compost bin. NO food anything in the trash. This is how the bears show up. Please do your part. Thank you so much. Really great for campers wanting to relax in the Redwoods, not so great for loud partying. These are not party camps. It is in the forest so the mostly Redwood canopy provides some protection from the weather. Close to many beaches and parks. Albion is 7 miles south of Mendocino and 15 moles south of Fort Bragg.
