Once we arrived the experience was TRULY MAGICAL. We had such an awesome experience exploring the property, birdwatching, hiking and some light climbing. Don't forget to check out the cave!
The facilities were beyond expectations and we had a seamless experience. Steve was super accommodating and was great at communicating—he even gave us a small tour of the property!
The sunsets and sunrises here were something out of a dream, we wish we could wake up every morning here.

Nopalito Farm has been in operation since late 2014, but the property itself has been a working farm for over 50 years. Lemons and avocados were the primary crops from the 70’s through the 00’s, and are still prominent throughout our 15 acres. Our predecessors then diversified the growing operation by planting a wide range of fruit trees ranging from guavas and passion fruit to peaches and figs. For a decade, hops were grown on 2 acres and were sold to breweries throughout southern California. We’ve since replaced the hop yard with perennial flowers, but continue to cultivate a wide variety of delicious fruits.

Splitrock Farm and Retreat started in January 2021 after a global search of a place to set roots, live off the land, and create an amazing place for recreation, relaxation, and rejuvenation.
Splitrock was part of a 160-acre avocado farm that prospered from 1970 to 2017, generating over 1million pounds of avocados per year until the previous owners switched off the water in 2017. Ben purchased 101 acres in 2021 with plans to harvest the dead avocado trees for firewood and replant with organic, sustainable crops such as grapes, citrus trees, and flowers.
Splitrock's attraction comes from its unique groves, magnificent granite boulders, and sweeping vistas. Mixed within the avocado groves are several ancient groves and solitary trees that include 150+ foot tall pines, hundreds of old oaks, and soaring palms. Freckled throughout the hillsides are thousands of humongous granite boulders, offering a prehistoric feel to the landscape. Above all, Splitrock offers unrivaled views. Over 40 miles of coastline includes views to Point Loma, the Carlsbad power station, and the Pendleton Hospital. To the northeast are views of near 11K foot snowy peaks of San Jacinto and San Gorgonio, with rolling hills of De Luz and Fallbrook in the foreground.

About the property
Our property is in the high desert above Borrego Springs at 4,300'. We border Anza Borrego State property which means you’ll be adjacent to plenty of beautiful open spaces. There are many trails in the park which lead to the desert floor from our fence line. On a clear day you can see the Salton Sea from the bottom of the property.
We have great access to nearby points of interest including Borrego Springs which is 20 miles away, Anza Borrego State Park which is adjacent to Julian at 40 miles away, Palomar observatory which is 40 miles away and Cuyamaca Lake which is fantastic for fishing only 45 miles away. If you need to pop into town for any supplies or services you can access Borrego Springs (20 miles away), Julian (40 miles away), Ramona (45 miles away), and Temecula (50 miles away).
We have 3 horseshoe pits and 9 frisbee golf baskets for recreation onsite and we have incredible dark skies for excellent stargazing. You may see many different forms of wildlife including mountain lions, coyotes, foxes, bob cats, racoons, badgers, and rattle snakes. You will see many rabbits, squirrels and tons of birds of all kinds! We are really the perfect location for those who love the outdoors!
Owners live on site but we like to greet, meet, and then leave you to your stay! Please reach out if you have questions or concerns though.
About the listing
Our listing is for tents, vans and truck campers, trailers, or RV’s and we can accommodate rigs up to 25ft in length. A few of our 5 sites are pull through sites on dirt and may require some leveling. All sites are dry camping only as we do not have any hookups, though there are two bathrooms and water available in a centralized area on the property.
You can expect High desert and scrub brush environments. Any vehicle should be able to access our property but 4-wheel drive vehicle might make it a little easier to access areas on the outside perimeter of the property. While staying with us you can expect some noise from coyotes, raven….wind and a little highway traffic on s22.
Each site will accommodate up to 6 people. Amenities listed below:

TJ and many of the guides volunteer hard hours to rehabilitate the horse and give them a good home. You should see how the animals flock to TJ. It gets very cold at night but the star filled skies are breathtaking. This time during our stay we had 3 kitty visitors and 3 dogs that rolled up to our camp multiple times, it felt like they were checking up on us. It was so cute. The sweet Aussie poked his head in our tent to say "you good?" haha It was so cute and they were extremely friendly and social! The black kitten stayed at our camp all night and cuddled on our laps by the fire. It was such a lovely experience. TJ and her crew have done an amazing job with this place, I don't have enough words to explain. Just see for yourself! You'll love it!! Can't wait to visit again!"

*Guests arriving after dark: Twin Oaks Valley road is not well lit (due to no street lights). Proceed slowly with headlights on. Address is posted at the entrance. *Smoke detector - I will be notified if there is smoking inside the townhome ($200 fine) *Minut – sound detection at high decibels – I will be notified at 85 decibels during regular hours and over 70 decibels during quiet hours. If it gets very loud you will be notified too. We cannot hear what is being said, just measured sound decibels.
*Exterior Cameras- Security gate, driveway and front door- audio & visual recordings activated by motion sensor and in place for safety measures.

Splitrock Farm and Retreat started in January 2021 after a global search of a place to set roots, live off the land, and create an amazing place for recreation, relaxation, and rejuvenation.
Splitrock was part of a 160-acre avocado farm that prospered from 1970 to 2017, generating over 1million pounds of avocados per year until the previous owners switched off the water in 2017. Ben purchased 101 acres in 2021 with plans to harvest the dead avocado trees for firewood and replant with organic, sustainable crops such as grapes, citrus trees, and flowers.
Splitrock's attraction comes from its unique groves, magnificent granite boulders, and sweeping vistas. Mixed within the avocado groves are several ancient groves and solitary trees that include 150+ foot tall pines, hundreds of old oaks, and soaring palms. Freckled throughout the hillsides are thousands of humongous granite boulders, offering a prehistoric feel to the landscape. Above all, Splitrock offers unrivaled views. Over 40 miles of coastline includes views to Point Loma, the Carlsbad power station, and the Pendleton Hospital. To the northeast are views of near 11K foot snowy peaks of San Jacinto and San Gorgonio, with rolling hills of De Luz and Fallbrook in the foreground.

About the property
Our property is in the high desert above Borrego Springs at 4,300'. We border Anza Borrego State property which means you’ll be adjacent to plenty of beautiful open spaces. There are many trails in the park which lead to the desert floor from our fence line. On a clear day you can see the Salton Sea from the bottom of the property.
We have great access to nearby points of interest including Borrego Springs which is 20 miles away, Anza Borrego State Park which is adjacent to Julian at 40 miles away, Palomar observatory which is 40 miles away and Cuyamaca Lake which is fantastic for fishing only 45 miles away. If you need to pop into town for any supplies or services you can access Borrego Springs (20 miles away), Julian (40 miles away), Ramona (45 miles away), and Temecula (50 miles away).
We have 3 horseshoe pits and 9 frisbee golf baskets for recreation onsite and we have incredible dark skies for excellent stargazing. You may see many different forms of wildlife including mountain lions, coyotes, foxes, bob cats, racoons, badgers, and rattle snakes. You will see many rabbits, squirrels and tons of birds of all kinds! We are really the perfect location for those who love the outdoors!
Owners live on site but we like to greet, meet, and then leave you to your stay! Please reach out if you have questions or concerns though.
About the listing
Our listing is for tents, vans and truck campers, trailers, or RV’s and we can accommodate rigs up to 25ft in length. A few of our 5 sites are pull through sites on dirt and may require some leveling. All sites are dry camping only as we do not have any hookups, though there are two bathrooms and water available in a centralized area on the property.
You can expect High desert and scrub brush environments. Any vehicle should be able to access our property but 4-wheel drive vehicle might make it a little easier to access areas on the outside perimeter of the property. While staying with us you can expect some noise from coyotes, raven….wind and a little highway traffic on s22.

Address is posted at the entrance. *Smoke detector - I will be notified if there is smoking inside the townhome ($200 fine) *Minut – sound detection at high decibels – I will be notified at 85 decibels during regular hours and over 70 decibels during quiet hours. If it gets very loud you will be notified too. We cannot hear what is being said, just measured sound decibels.

This is seriously such an incredible place and experience! Joshua’s land is beautiful, well maintained and the tent itself so comfortable. The view is UNBEATABLE, with amazing dark sky visibility as well. it was easy to find and get to, but still felt super private. It also had everything we needed to prepare and eat a couple meals comfortably. The property is shared with Joshua’s father Ghost who is so nice and who graciously showed us around before leaving us to our privacy. The clean private toilet was also a huge plus. we seriously cannot wait to come back—the perfect getaway from SD or anyone looking for a unique and comfortable camping experience!

The full amenities, were a plus. The fridge was great, no need for ice refills. Wifi, stove, microwave, and shower/toilet came in handy, as did the heating(40° temps). Dark sky viewing was excellent, and made viewing Jupiter and the total lunar eclipse with my telescope, amazing. Close proximity to Julian is great.

Jeff’s 2nd, new campsite (Camp Minty) was even better than I imagined. It’s located just a bit further down the same dirt road as the other smaller “mountain campsite”, but keeps its totally private appeal. the entrance is just beyond the porta potty, which is kept super clean btw. One of the best things about this campsite is the amount of space. Level land and so much room for multiple tents, cars, or camper. It would be perfect for a large group/families since there’s plenty room for activities and spreading out without feeling crowded. The amenities are amazing—a perfect balance between camping and glamping. Includes: kitchen area w/ cookware, sink, grill, picnic tables, string lights, space heater, two hammocks, a kid’s house and another room (both in progress), iron fire pit, airsoft range in a lower lot (airsoft gear not included), & even a Pac-Man machine which was a fun surprise. The site is still very much immersed in nature, and the stargazing out there is extraordinary. Worth noting: we had only one very windy day during our stay. If wind’s in the forecast, it may help to set up ur tent along the dirt hill/cliff area to the side. Highly recommend the 6mile round trip hike, eagle rock trail (has rock formations at the end to climb/explore). We’ve done it during both of our stays at each of Jeff’s campsites. I’ve already recommended this spot to my friends, family, and even a few strangers in small talk. I can’t wait to come back again with a big group of friends.

The Oak Grove was a really fun stay. We chose the meadow area this time, and the view was gorgeous with all of the grass and clover growing in. If you are wondering about the sites in the meadow, the ground is free of debris, making it okay for you to drive on to get your site comfortable. The flushing toilets all over camp are clean and functional. It is great to be able to wash up in the hot showers as well. I love seeing all the new developments at camp every time I come. There is now a horse and a cute donkey on the property. The roads are a little rutted due to the recent storms, but the roads at Splitrock are regularly maintained and graded, usually after the storm season has passed. Still, most any 2WD vehicle can drive on the roads just fine. Please remember to leave your sites the way you found them or better. Thanks again, Ben and Splitrock.

We arrived after dark and found our way to the campsite easily. The moon was super bright so we didn't even need headlamps to set up. There weren't very many other people that we saw, only a few in the morning that were walking the trails and such.
There were tons of wild rabbits so do keep your dog secure if they like to chase! We could hear them thumping when we got close to their burrows.
Everything was super convenient, bathrooms were close by, water spigot right by the picnic table and the fire pit was lovely.
It was also super warm, we were just in tshirts and outside until around 1:30am without being cold at all. Not really any mosquitoes either!

We had the most fantastic time at Vicki's place. We were here at the end of February, when the state park camps to the south of Palomar are closed. Abundant wildlife and spectacular views. Wonderful access to the park and trails. Rich, who checked us in, was warm and so helpful... and he and the electrician (who's rigging up all of the amazing solar on the site) even generously helped us with a little car issue we were having before we had to set out on our way. Be sure to look up the history of the springs-- it's fascinating!

However.. The person I was messaging would respond hours after I message them. They said they would send me a map of the area but never did.
The cove is quite cozy, it's an actual cove. Cabin 9 (I think) kind of overlooks the campsite, but they have some wall/barriers set up so it doesn't feel overly intrusive. The ground is pretty flat so it's a good setup anywhere around the site.
The site owners have nice turf patches that you can move around and set your tent on top of, so it's nice to have some padding under as well.
You can hear the cows in the distance and when you have time, walk around the site, there is quite a nice view of the lake and surrounding meadow. Really nice view.
It's quite peaceful, and they put thoughtful touches like fairy lights that are solar powered and an electrical outlet nearby the site. The site manager, Ray, I believe, told me they are continuously looking to improve the site for a more enhanced experience.
Overall, I did enjoy the stay, the campsite was really peaceful, it might've been a slower season at the moment, but the weather was cool, site was comfortable, and I had a good time.
Will come back again.

Weekend Trip to Campo Nopalito
Jacob is super accommodating and just nice all-around! He responded right away whenever I messaged him. When we got there, the Eureka cabin was so cute, and the sun on the porch felt very nice. While it was cold at night during this time, Jacob provided extra blankets for us. We also bought firewood for the firepit in front of the cabin, and pizza oven wood to make pizzas! The outdoor kitchen is STOCKED with more than just basic seasonings and kitchenware. The outdoor shower runs hot water easily and is decently covered. Walking around the land feels very much like a camping outdoor experience. Gertie (their dog) was also very friendly and loved being around us

Splitrock was one of the biggest highlights of our trip from San Diego all the way up to San Fransisco RV camping all the way. We camped 11 nights and chose to spend three of them at split Rock, making it out last stop in the way back down. The grounds are AWESOME, tons of great walks and nature, extraordinary views at night, minimal light pollution so you could see many cobstillations and plants from the very cool observation deck. My son lived the goats. The bathroom and facilities were clean and ample throughout the grounds. We stayed at the communal campground and also at a Van Life site one night were we met some very cool folks who were also van camping. Great walks and light level hiking throughout. The folks we met camp hosting were also super friendly and helpful. Also, Fallbrook is very close by with a grocery store and a couple nice taco spots and stuff. Lastly, the drive up and back down to and from the grounds is incredibly beautiful with awesome twistys and excellent views.
All in all, I could not recommend Splitrock more highly, and this is after camping up and down the coast in all sorts of places. 5 stars all day.

This place was absolutely magical. The observatory deck has stunning 360° views overlooking both the mountains and the ocean, truly breathtaking. Ben, the owner, was so friendly and welcoming, and his hospitality really made the stay feel special. The camp host was also incredibly sweet and helpful; she greeted me when I arrived, directed me to my campsite, and stayed communicative the whole time.
The property itself is gorgeous, peaceful, tranquil, and serene. Goats roam freely around the land, and the owners’ shepherd‑like dogs were such a sweet addition to the experience. It felt like stepping into a little off‑grid paradise.
The amenities were great too: off‑grid hot showers, flushable toilets, and everything was clean and well maintained.
Such a beautiful space and an unforgettable stay. I’ll definitely be back. 😊

Where to go
San Diego and Coronado
Stay close to downtown San Diego at a private camping, glamping, or RV park, like the family-friendly Campland at Mission Bay. Across San Diego Bay, Silver Strand State Beach offers RV sites near Coronado, and further inland, Sweetwater Summit Regional Park has campsites with hookups and an aquatic playground. Stay in a floating cabin, or lakeside tent or RV site at Santee Lakes Recreation Preserve, or head near the border, where the Tijuana River Valley Regional Park offers campground, yurts, and a diverse ecosystem. For a unique experience, camp overnight in the San Diego Zoo.
Encinitas, Carlsbad, Oceanside, and San Clemente
Head north along the coast for endless waves, sandy stretches, and the ultimate beach camping experience, with several public oceanfront camping options. Many beach campgrounds are situated on bluffs overlooking the Pacific Ocean, and offer great ocean views and water access, along with picnic tables, fire pits, restrooms, and camp stores. Options include the popular San Elijo State Beach near Cardiff, South Carlsbad State Beach, San Onofre State State Beach, and San Clemente State Beach. In Oceanside, camp with your RV at Harbor Beach.
Julian
For a camping trip getaway in the mountains, head inland to the gold rush town of Julian. Go hiking and biking along the extensive trail network at Cuyamaca Rancho State Park, or play in Lake Cuyamaca, with spacious camping spots at Green Valley and Paso Picacho. William Heise County Park offers tent camping, RV camping, and cabins, while you can enjoy a high desert camping experience at Vallecito County Park. Nearby Anza-Borrego Desert State Park offers hundreds of miles of trails, great stargazing, and developed, primitive, and dispersed campsites. For forests and wilderness camping, head north into the Cleveland National Forest.
When to go
San Diego's mild weather and many sunny days make it a year-round destination. It's especially busy over the summer when everyone flocks to the ocean and beaches, and the city hosts numerous festivals. Visit in spring and fall to escape the crowds, but still enjoy nice weather. Spring is also a great time for wildflowers in nearby Coronado, Carlsbad, and Anza-Borrego Desert State Park. Expect some rain showers and cold ocean water in winter.
Know before you go
- Although San Diego has a public bus and trolley system, you'll want a car to get around easily, especially to venture further up the coast or inland.
- Beach campgrounds are very popular, especially in summer, so book campsites well in advance.
- Be aware of fire restrictions and bans. Some beaches do not allow campfires.
- Bring or rent a wetsuit if you plan on being in the water in winter.
- Pets are prohibited at many San Diego beaches and park trails.
