The second site (near the rear of the property and along a busy road that can be noisy) is a 10x14 concrete slab with city water and a household electric service of about 13 amps. No sewage facilities for both sites, must have black water holding tanks. I recommend stopping at a truck stop and empty the black water holding tank. Located on an acre with Grissom Pkwy in the back. Very near the restaurant "Jabbers". Great views of rocket launches, just a few miles from Publix, other shops and other restaurants. About a mile to the Indian River, about five miles to the Banana River (and Kelly Park for windsurfing or launching boats) about 12 miles to Port Canaveral and the beach at Jetty Park or better yet (my fav) Cherie Down Park. CDP is great for surfing, beach fishing, viewing rocket launches or just beach walking. While there please visit Port Canaveral's host of bars and restaurants. Also, about 25 miles to the Space Center. PLEASE! Best way onto property is go west on Canaveral Groves Blvd 1/2 mi. to Alan Sheppard, left and left again at 1st. street (Atlanta St.). Back the 1/2 mi. to Knoxville Ave where the trailer/camper entrance lines up directly with Atlanta St. GPS does NOT know if you are pulling a camper/trailer...LOL!

Welcome to our Arts & Music Sanctuary! This special space is a joint venture between me, Nick, and the property owner, Mike. Together, we’ve created a peaceful and inclusive retreat on 3 beautiful acres in St. Cloud, Florida, designed to inspire creativity, connection, and relaxation.
I’m Nick, and I bring a lifelong passion for music and craftsmanship to this project. I run a piano tuning and restoration business and also manage a nonprofit organization dedicated to renovating pianos and donating them to kids and schools. Sharing the transformative power of music with the next generation is one of my greatest joys.
Mike, the property owner, is a music entrepreneur with deep roots in the industry. His vision for this sanctuary comes from his belief in the healing and inspiring power of art and music.
Our property is designed to provide space for artists, musicians, and nature lovers to create and recharge. For those looking to immerse themselves in the outdoors, we offer primitive campsites where you can choose your own spot—whether it’s by the pond, under the oak trees, or nestled near the bamboo grove.
For RV travelers, we have a 30AMP hookup site with water access located just behind the main house. While this site doesn’t include sewage, you’ll have access to a fully renovated communal bathroom complete with a toilet and bathtub.
The sanctuary features unique spaces to inspire creativity, such as:
• A peaceful on-site pond with fish.
• Open fields for writing, painting, or meditating.
• Large canopies for art and music activities.
We also provide a selection of rentable musical instruments, including a piano, keyboard, cello, and guitar, to help bring your artistic visions to life.
Our sanctuary is proudly 420-friendly and welcomes guests of all backgrounds, lifestyles, and beliefs, whether LGBTQ+ or from any spiritual or religious path. However, we ask that heavier substances or disruptive behaviors be avoided to maintain the peaceful atmosphere.
Whether you’re here to camp, create, or simply reconnect with nature, we’re thrilled to share this sanctuary with you. Mike and I are here to support your stay and ensure it’s a memorable and inspiring experience. Let this space be your canvas, and enjoy the freedom to express yourself fully.

We have a large mango tree (mangoes are seasonal) and over 150 mango trees that range from starts to three-year-old trees scattered around the property. Additionally, we have an outdoor pool. Pool hours 8am to 6pm or ask for special times.
You can enjoy boating, kayaking, sailboats, and BBQs right at our lakeside dock. Not into lakes? You can swim in our outdoor pool with a waterfall and decorative koi pond close by. The views of the lake are stunning.

Welcome to our Arts & Music Sanctuary! This special space is a joint venture between me, Nick, and the property owner, Mike. Together, we’ve created a peaceful and inclusive retreat on 3 beautiful acres in St. Cloud, Florida, designed to inspire creativity, connection, and relaxation.
I’m Nick, and I bring a lifelong passion for music and craftsmanship to this project. I run a piano tuning and restoration business and also manage a nonprofit organization dedicated to renovating pianos and donating them to kids and schools. Sharing the transformative power of music with the next generation is one of my greatest joys.
Mike, the property owner, is a music entrepreneur with deep roots in the industry. His vision for this sanctuary comes from his belief in the healing and inspiring power of art and music.
Our property is designed to provide space for artists, musicians, and nature lovers to create and recharge. For those looking to immerse themselves in the outdoors, we offer primitive campsites where you can choose your own spot—whether it’s by the pond, under the oak trees, or nestled near the bamboo grove.
For RV travelers, we have a 30AMP hookup site with water access located just behind the main house. While this site doesn’t include sewage, you’ll have access to a fully renovated communal bathroom complete with a toilet and bathtub.
The sanctuary features unique spaces to inspire creativity, such as:
• A peaceful on-site pond with fish.
• Open fields for writing, painting, or meditating.
• Large canopies for art and music activities.
We also provide a selection of rentable musical instruments, including a piano, keyboard, cello, and guitar, to help bring your artistic visions to life.
Our sanctuary is proudly 420-friendly and welcomes guests of all backgrounds, lifestyles, and beliefs, whether LGBTQ+ or from any spiritual or religious path. However, we ask that heavier substances or disruptive behaviors be avoided to maintain the peaceful atmosphere.

Sebring International Raceway is near by as well. 80 miles to either Florida coast and 2 hrs south of Orlando. Just a disclaimer; Sebring Raceway is 7 miles away and if the wind is right you can hear the cars racing, also, lake Istokpoga is big for airboats so we do hear them running some. This property is 2 acres and located at the Jumping Fleamarket, a popular Fleamarket since 1970 on the East Coast of Florida. The campsite runs next to the Brightline railway. It is central to all things on the Space Coast. Fish, swim, boat and enjoy many other water activities on the Indian River which is 5 minutes away, stroll through downtown Historic Cocoa Village about 10 minutes away, take a scenic drive to the World Famous Cocoa Beach about 15 minutes away, explore the Famous Kennedy Space Center and take in a rocket launch about 20 minutes away, and enjoy all local attractions and amusement parks in Orlando about 40 minutes away. And be sure to stop by Tasty Treat Cafe/ Kookie Savvy near the south end of the market for a tasty treat!
Site five is the only 50 amp service we have, sites one, two, and three have 30 amp service available.

Sam's place near Cocoa was the perfect base for exploring both Cocoa Beach and Titusville. While I was there I was able to catch a Starlink launch from the Titusville Space View Park. I also went the other direction and caught the Sands Space Force museum and Ron Jon's in Cocoa Beach.
If you're heading to the area Sam's place is a great place to stay. But beware that it's not for the big rigs. I'm a 21ft travel trailer. I stayed on the driveway spot. And I felt like I was taking up the whole thing.
I loved that my door was away from the house. I felt like I was in my own place, even though I was steps from the house.
Steve is a great host. He left me alone all week, but I felt like I could call on him for anything while I was there. And as a long time resident of the area he knows where everything is that you'll need.

This was a fantastic host. He likes to be out to greet everybody that pulls on to his property. While I was unhooking, I was having some issues because of the little bit of slope going up onto the pad. The pad was very level, I do want to say that. But there's a slope between the hitch and my camper tongue. Sam made sure that I had everything I needed. He found me a breaker bar so I can get the bars off and get everything leveled. Great communications. I felt secure and safe. Very friendly man. Really enjoyed his property. Five star owner.

Stayed with Matthew for 3 nights. Would recommend. We had the full hookup site. Quiet site. Mathew was friendly and helpful, without being intrusive.
Location was ideal for us, 55 minute drive to the Tampa Aquarium, 15 minutes to Fantasy of Flight, our weekend destinations.
