The Lookout is an amazing piece of property with elevations with expansive south facing views of Clear Lake, Rainier, Olympics, and the foothills of the Cascades. The site is perfect for sunsets, a launch pad to activities in Skagit Valley, and most importantly a private mountain bike flow trail (experts only at this time). More trails coming this fall! Upper Mountain Lookout
We loved camping here! The lookout, especially at sunset! Be prepared for some steep areas on a gravel hill, but our small car did just fine. Proximity to town and outdoorsy things to do was great.

Mid-Mountain Lookout
Level parking, near a new deck with a lovely view. We had a nice swim in Clear lake.

Upper Mountain Lookout
Amazing view!
The view here is absolutely amazing!! Zack was very responsive and helpful as we prepared for our trip and asked a million questions. His parents dropped by a few times and introduced themselves. A few things I wish I would’ve realized before booking: - Campground is on straight rocky ground instead of earth so be sure to pack sleeping pads. - You’ll have to drive down to the lake, it’s about a 5 minute drive from the campsite. - All the hiking paths around the site require walking up and down big hills that may not be suitable for everyone. - It’s apparently popular for bikers so be prepared for people coming up throughout the day to hit the bike paths. Overall, I think it’s a great site for big groups and bikers. However, maybe not so much for families with young children.

Upper Mountain Lookout
Mtn biker or not, epic camping!
This is one of the most unique campsites I’ve ever gotten to stay at. If I was a better mountain biker, this would be my absolute Mecca! The owner said that they are working on more intermediate trails so stay tuned for that. If you want incredible views and a really well established campsite with few frills, definitely check out the lookout.
