The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :) *Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable. Hilltop with views of the mountains facing east and west. Close to Harrisonburg. Several areas to camp in, take your pick. Nice shady wooded area overlooking Joes Creek. Be happy to give you a tour of the mushroom farm. Learn more about this land: The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset.  Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night.  The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant.     Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there.  Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the  campsite area.  I'm dedicated to having lots of native plants and trees. I do not spray any pesticides.  Plenty of free firewood. Not too far off interstate 81.  I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. Hilltop with views of the mountains facing east and west. Close to Harrisonburg. Several areas to camp in, take your pick. Nice shady wooded area overlooking Joes Creek. Be happy to give you a tour of the mushroom farm. Learn more about this land: The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset.  Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night.  The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant.     Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there.  Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the  campsite area.  I'm dedicated to having lots of native plants and trees. I do not spray any pesticides.  Plenty of free firewood. Not too far off interstate 81.  I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

Hilltop with views of the mountains facing east and west. Close to Harrisonburg. Several areas to camp in, take your pick. Nice shady wooded area overlooking Joes Creek. Be happy to give you a tour of the mushroom farm. Learn more about this land: The wooded area is next to my house. There's about 4 acres to explore and a gravel road rarely traveled for a nice walk to a view for a great sunset.  Harrisonburg is 5 minutes from here and has lots of night life, micro breweries etc. I have long power cords if you need electric at the campsite. You may hear owls hooting at night.  The campsite is under white pines with a thick bed of pine needles. There are several campsites under the red cedar trees that are naturally bug and mosquito resistant.     Shenandoah National Park is about 45 minutes away if you go to the 33 entrance and 45 minutes away to go to the Luray entrance. Lots of bears there and hikes to waterfalls. No hunting there.  Solar panels provide half of my energy needs. GW National forest has lots of hiking and mt biking and is half an hour away. Great views of the mountains from the  campsite area.  I'm dedicated to having lots of native plants and trees. I do not spray any pesticides.  Plenty of free firewood. Not too far off interstate 81.  I give tours of the mushroom farm whenever the weather isn't below freezing. I don't recommend anything larger than a conversion van. Very small pull behind campers are OK . All campers are required to leave every day from 1 to 5. Belongings may be kept here. There is a bathroom inside the house. No showers , please guys relieve yourself behind a tree instead of tying up a bathroom .. Harpine Highway is nearby and does have some trafffic noise but it's not close enough to discourage most campers.

We have 37 acres of very quiet, beautiful, and secluded forest. This land gives the camper a sense of being in the wild while still being close to some convenience stores like walmart and food lion. We are a little over an hour from places like, wisp ski resort, swallow falls state park, and the Shenandoah national park. The closest town to us is the town of romney wv. Romney is one of the first towns known to wv. It was chartered in 1762 making it one of oldest in the state. The town offers a mini train tour throughout the town exploring the many historical sites that built the towns past. Their are civil war trails as well reminding us of the disagreements this country has had in the past and the consequences of what enslaving the human race can bring about. There is also great fishing along the south branch potomac river located a couple of miles from the land. We are a quiet family of three. We love to serve the people and enjoy the company of travelers. We are building a homestead and will be offering more options to campers experience when we are more established. There will be breakfast, lunch, and dinner options all coming from food we have organically grown on the land. This is not an option we have right now, but it will be in our future. We are looking to become a travelers destination. A place where people can relax and enjoy the beauty and quite of the wv woods. So, if that is what you enjoy, there will be several camp spots on the land calling your name. We would love to have you. Our property was a small family farm for several generations. Our family purchased the property about 18 years ago. Since we are not farmers but love living here, the question became "What would be the best use for the land?" Living in a scenic area and already being in the vacation rental business on some other family property answered the question. We decided to share the beautiful view and seclusion of our area with others. Our goal was to keep the cost of building down so that we could pass on the savings to you so that you would not have to be rich to enjoy our lovely area. This inspired the idea of a glamping cabin. The cabin is actually a repurposed office building that was built about the time this property was purchased by our family. We moved it to the present location and completely remodelled it in 2018 and added the bathroom. For 4 years, guests enjoyed an off-the-grid experience. In 2023, when we began work on the glamping dome (stay tuned--coming soon!!), we decided to add electricity, running water, and a hot tub to the tiny house! We hope you enjoy the cabin (and, soon, the dome) and the stunning view from them as much as we enjoy sharing this beautiful spot with you! Note: The Charming Glamping Cabin is at a totally different property. That property also has a section that used to be farmed. Now a lot of it is forest. We purchased the property around 2000. This cabin was built approx. 10 years later. At that point, the cabin was a tiny economy cabin with a sofa bed. However, it seemed most folks preferred comfort over economy, so in 2020, we added a bump-out to the side of the cabin so there would be room for a queen bed. Guests have loved the improvement.
