We are located on a private 36 acres of mostly woodland. We abut 100 acres of conservation land and another 100 acres of private woodlands. Park at the end of the dirt portion of Farley Rd and it is a short 5 minute hike to the campsites. There is a marsh and a creek on the property that support myriad wildlife. There are owls, loons, eagles, hawks, hermit thrushes, robins, turkeys, song birds and herons. There are deer, moose, bear(don't leave your food out!), chipmunks, squirrels, opossum, raccoons(don't leave your food out!), skunks, minks, otters and many other species in our neighborhood. We live at the end of a dead end road with very little traffic. No potable water provided, bring a filter and filter fresh water while you are here. Outhouse is completed and has a separate trail off of the white blaze trail. Just before the Quiet campsite there is a trail for the outhouse on the right. Thank you!

There were many Wolf Sitings reported on the Trail through the Swamp by The Riders, so it was named The Wolf Swamp. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so. The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

The name wolf Swamp comes from the Pony Express Riders that carried Mail from The Canterbury Railroad Station to The Northfield Station. There were many Wolf Sitings reported on the Trail through the Swamp by The Riders, so it was named The Wolf Swamp. The Campsites are spread out over 52 Acres, lots of privacy, plenty of parking and the sites are huge. Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain. Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity. The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so. The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left! Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door. Overall definitely would recommend and stay again!

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

Absolutely beautiful campsite along a little pond. We had some surprise visits from a couple horses, Emily and Sunny, from a neighboring farm which put a great big smile on our faces. Dwayne, the man, the myth, the legend himself brought us two very large bags of wood which we happily burned throughout the cold night. Still one of my favorite sites for its convenience and scenery. Although the highway is right next to you, after a little bit it turns into white noise and helped me sleep like a baby. Thanks again for a great stay on our final trip of the year. See you guys next year!

A beautiful well maintained campsite. Kathy and Tim were very friendly and helpful. The eggs they gave us on arrival were delicious and there was plenty of firewood for us to burn on the cold October nights. Everything was immaculate and clean, especially the out house with some luxury touches. All the extra details show how much they care about their guests camping experience. The property was fun to explore as well as visiting all the animals on the farm. Easy to explore the area from their place, loved the small town general stores and local creameries. Look forward to visiting in warmer weather.

We had a great time at the pond view campsite! Anthony was so kind and helped us bring all of our gear up and brought firewood up to us several times. The pond view was a little less dramatic than we were expecting but it was still a beautiful area and very private. Another note is that it was just us two single girls this weekend and we felt very safe. It was nice to know there was a family nearby if we needed them. All in all, we definitely recommend this site and would come back!

The cabin was adorable. I enjoyed my weekend “unplugged.” There are solar lights which work perfect when the sun goes down. The cabin contained everything needed for cooking. There were several options for additional lights if needed - including lanterns to take to the outhouse. I enjoyed a quiet and relaxing weekend!

It is easy to see that much care and thought has gone into the entire campground’s set up. I don’t know if there’s a section about the hosts so I’ll mention it here. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Retreat to our cozy yurt and relax by the wood fire. This enchanting yurt is very special to us! Previous friends and guests have exclaimed how romantic it is. It has electricity, a tiny refrigerator, wood stove and a comfy bed. The composting toilet is available outside. To get to the yurt 4WD recommended, ice and rain can greatly affect the roads. There is a parking spot available to park across from Deer Road. Take the very short walk to the yurt. Near our site is Green Mountain National Forest to explore. Blueberry Lake is just a short walk down our hill. Blueberry Lake is widely used year round for swimming, ice fishing, seasonal fishing, kayaking and canoeing. Long Trail nearby Bike trails/x country ski trails are connected right to our homestead. Continue on the trail and access some of the best mountain biking trails and snow biking, cross country skiing, snowshoeing, and hiking. Sugarbush Resort is a 10 minute drive and is one of the best ski mountains in the area! If you are looking for gym and shower facilities, you can stop into the Sugarbush Resort, just a short driving distance, for a day pass fee. Massages are available as a add on during booking! Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.
