This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Our little pond behind the big greenhouse has filled up a bit more this spring which you are welcome to use for dipping or frog watching. Carry in and carry out property, Drive on field's edge only. Adhere to quiet hours 10pm-8am We can host large parties with advance notice.

You have access to both, one reservation comes with both spots, so you can enjoy the lakeside regardless of where you sleep. Vehicles cannot reach the tent site, it is a steep trail about a 150 feet. There is one canoe at the campsite you are free to use or bring your own canoes, kayaks and/ or paddle boards to enjoy the superb water. There are no motor boats on the lake, so the paddling and swimming is great. There are three private homes on the lake, adjacent to where your site it located so we ask that no loud partying, play music only quietly and no generators. There are no campers on either side of your campsite, we only offer one, campsite. There is a nice, clean outhouse and no other amenities (Tier D in HipCamp-speak). No on-site water but it can be obtained at our house, just ask. We have a dog on the property, who is friendly and off leash. As the name would suggest, Grand Isle State Park is located on an island. Of all the islands on Lake Champlain its home, South Hero, is the beefiest of the bunch, at 14 miles long and 3 miles wide. Not to worry, no paddling is necessary to get there. The park is easily accessible from Route 2, which runs right through South Hero and is only a 1/2-hour drive from Burlington. Grand Isle has the second largest state campground in Vermont, hosting many tent and RV sites, lean-to sites, and a few sweet cabin sites. Of its 226 acres, 4,150 feet run along the lake’s pristine shoreline where there are endless opportunities for recreation and relaxation. And if you’re more into the idea of “getting away,” but actually have a millennial meltdown if you don’t check your ‘Gram every hour, then you’ll love Grand Isle! Equipped with an on-site Wi-Fi cafe, you can post as many #nofilter nature shots as you want (becoming the envy of all your city friends). So move over Manhattan, there’s a new isle in town.

We live in this 1830's farmhouse and travel with our Airstream Basecamp 20X. Often boondocking, and knowing the need for an easy-access place to park our RV, whether it be for a night or a week, we decided to open our driveway to help our fellow RV-travelers explore both the Burlington, VT area and enjoy the great outdoor adventures the Green Mountain State has to offer. We also have a tent platform with a camp kitchen and outhouse as an additional option for Hipcampers. BEST OF ALL, either way, you have easy access to visit with our four fainting goats.

Established in 2020 the Marina provides seasonal and overnight slips and moorings to boaters, fisherman, and lake-goers, three camp sites, and an on-site cafe. Marina services are available May thru October each year, with other events and services available throughout the year. The marina is set on 33 acres along Lake Champlain and hosts ~4150 feet of lake-frontage, it is accessible via car, boat, or via the adjacent Amtrak rail line. Prior to becoming a marina in 1989, the property was home to a very large Iron Foundry, rail yard, and barge-loading operation known as Cedar Point. Cedar point, part of the larger Witherbee-Sherman Mining Company, operated in the late 19th and early 20th centuries smelting iron ore to be shipped throughout the world via the Lake Champlain Canal and Hudson River, and is credited with providing iron to some of America's leading projects at the time. Some remains of the sites industrious past can be observed throughout the property. From Father's Day to Labor Day, the Marina hosts the Port Henry Waterfront Farmers' Market every Friday between 5PM and 8PM. The Market features farms, makers, artists, food trucks and Live Music every week

You have your choice of camping with your van or small RV, small trailer or tent, in a level, forested area (not lakeside) with picnic table and fire pit, or tenting lakeside with water views, picnic table and fire pit, or both! You have access to both, one reservation comes with both spots, so you can enjoy the lakeside regardless of where you sleep. Vehicles cannot reach the tent site, it is a steep trail about a 150 feet. Although our campsite is near the lake, you cannot drive to the water from the campsite. It is a steep, short hike down to the water. If having a dog come visit would be a problem for you, please don't make a reservation. If you plan on bringing a dog please let us know. No more than two dogs allowed.
