Our original Tiny House model. This home sits at the top of the hill and looks out across the property, surrounding mountains, and beautiful canyons. This home is our largest at 570 square feet with 400 square feet on the main level, a 12 foot ceiling to an open loft adding an additional 170 square feet, and a feeling of openness.
The master bedroom features a queen sized bed, a flat screen smart TV, a small desktop work space that is convenient for working on a laptop or getting ready for the day, clothes hanging, additional storage space under the bed for luggage, and a thermostat for individual climate control.
The loft area is open to the kitchen and living room and has two XL (Extra Long) twin beds. This is a great space to play games, store extra gear, or just stretch out and relax. The ceiling height is just under 5 feet so you big kids don't plan on running around up there.
The kitchen and living room is an open floor plan with a large sliding door that opens to the deck and beautiful views. The living room has a queen sized sofa sleeper, two lounging chairs, a hand crafted coffee table with storage of extra bedding, and large smart TV. The kitchen is well stocked with kitchen essentials, beautiful stainless steel appliances, a convection microwave oven for cooking and baking, a stove-top, a large refrigerator, a keurig coffee machine, granite counter-tops, farmhouse sink, dishwasher, and a table/prep island with seating for four.
Bathroom: Large glass shower, sink, toilet, hair dryer, towels, shampoo, conditioner, body wash, and hand soap.

•Garbage – Guest are responsible to pick up all their garbage and dump it in out campground dumpster located on the east end of the campground. •Please ask front desk if you have any questions.
•Please do not park on grass or in vacant spots.
•No removal or cutting of any trees, plants, or natural materials.
•Use of firearms, archery, or any type of weapon is prohibited.
•No FIREWORKS are allowed in the park.
•Please do not walk through neighbor’s campsite.
•5 MPH Speed Limit.
•No major repairs, oil changing or radiator flushing may be done on property.
• Fires are only allowed in our approved fire pits. Tents and all flammable items must be kept at least six (6) feet away from the fire pit.
•No smoking in any building – complying with the Utah Clean Air Act.
•All guest shall remove all personal property, debris and litter prior to departing their site.
•If you do not occupy your reserved campsite by 10:00 A.M. on the following day of you scheduled arrival date, the site will be made available to public.
•Disclaimer: Management reserves the right to change the rules and regulations at any time. Bear Valley RV & Campground Resort will not be held responsible for loss, damages or claims for damages to property or guest due to fire, theft, accident, or any other cause. This home is our largest at 570 square feet with 400 square feet on the main level, a 12 foot ceiling to an open loft adding an additional 170 square feet, and a feeling of openness.
The master bedroom features a queen sized bed, a flat screen smart TV, a small desktop work space that is convenient for working on a laptop or getting ready for the day, clothes hanging, additional storage space under the bed for luggage, and a thermostat for individual climate control.
The loft area is open to the kitchen and living room and has two XL (Extra Long) twin beds. This is a great space to play games, store extra gear, or just stretch out and relax. The ceiling height is just under 5 feet so you big kids don't plan on running around up there.
The kitchen and living room is an open floor plan with a large sliding door that opens to the deck and beautiful views. The living room has a queen sized sofa sleeper, two lounging chairs, a hand crafted coffee table with storage of extra bedding, and large smart TV. The kitchen is well stocked with kitchen essentials, beautiful stainless steel appliances, a convection microwave oven for cooking and baking, a stove-top, a large refrigerator, a keurig coffee machine, granite counter-tops, farmhouse sink, dishwasher, and a table/prep island with seating for four.

•All guest shall remove all personal property, debris and litter prior to departing their site.
•If you do not occupy your reserved campsite by 10:00 A.M. on the following day of you scheduled arrival date, the site will be made available to public.

There was also a check-out discrepancy, the app said noon, so we were planning for noon. At around 11:30 a gentleman came and told us we had to leave because checkout was a 11. I said that the app said noon and he said that the paperwork we received said 11am. I would think that the app, from which I booked from, should be consistent with the paperwork. Honestly, we didn't use the paperwork except for the directions to our site. So that's on us.

Weekend Trip to Sevier River RV Park/Themed Cabins
Rikki is the best host you could ask for. She was so welcoming and always available for anything you needed. The cabin was cozy and warm even in December when we went. There is two cabins nearby but set up in a way that you hardly notice them as they are facing the river. Lots of cute geese, ducks, and chicken running around. We will definitely be back!

Tent sites easy to find and navigate through. Animal life on point. Saw quite a few mule deer around the campground. Bathrooms were nice and clean. Dog park section was a bit on the smaller side for larger dogs but cute and perfect for our small baby.

This was our first experience with HipCamp and Roy set the bar high! He greeted us upon our arrival to personally show us around his property. As there weren’t too many people there that night he gave us some options for sites that would best suit our needs. The site was well equipped with stump seats and a nicely constructed fire pit in addition to being private from others. We were also happy to meet his sweet dogs and welcoming rescued donkeys. We would definitely stay here again!

I had a wonderful camping experience on Roy's property. The property had sweeping views, all listed amenities and Roy was very easy to communicate with. As a solo camper I felt very safe and would recommend to anyone looking for a camp site near Bryce Canyon!

While I would recommend this park, it is for sale and down about a 2 mile dirt road. Of our 3 night stay, there was only one other camper for 2 nights.
The park was well maintained with level, spacious sites. Each site had a nice fire pit and picnic table.
There were no amenities - no office, no camp host, no showers and toilets.

The cabin was right next to Bryce Canyon!! The office staff were all so friendly. The cabin was perfect for just my husband and me! It is close to the road but other than that it was a great place to stay and would recommend to anyone!!
