Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). Our hot tub also pairs beautifully with our newest addition to the cabin, our sauna! Perfect for a cold plunge afterwards (more information in the add-on description)! A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you! A basic convenience store can be located three miles to the right of our property with all your basic needs (including gas). For your grocery shopping, a small family-owned market can be found within 10 minutes up the road. If you're looking for activities, there are plenty of rafting/canoeing/kayaking companies for your enjoyment. The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. Welcome to Trails Head Cabin! Fully renovated a couple of years ago, this quaint and rustic cabin has reclaimed barn wood doors and accent walls hand built by my husband, Rich. The cabin is located on a quiet dead end road, this cabin sits at the head of the Neversink River unique area and offers activities such as hiking, fishing and hunting. There are a variety of bars and restaurants located in the small town of Rock Hill, as well as our local Farmer's Market every Saturday only during the summer months. The cabin is a short trip away from the local grocery store, a five minute drive to Resorts World Casino and Holiday Mountain Ski and Fun Park. A twenty-five minute drive to Bethel Woods Center for the Arts (sight of the 1969 Woodstock Festival). OTHER DETAILS TO NOTE: Please respect our non-smoking policy. There is absolutely NO smoking of any kind allowed in the cabin. A $200 charge will be applied if you do smoke inside to cover the additional cleaning costs. No Drugs or illegal activity. No Smoking or vaping. No incense or candles. We always like our guests to know ahead of time that there is mild to moderate vehicle and foot traffic near the hiking trails during the day. As this location has become more and more popular, the individuals who come to hike, bike, fish, hunt, etc. are required to parallel park their cars on the opposite side of the road. However, our property is private and clearly posted, and may only be used by our guests. The cell phone service is very weak when you first arrive at the cabin however, once you are connected to the WiFi you should have capability to call and text. Lovely place for a peaceful retreat for a chilly November weekend, even with a 5 year old. Sandy and John were such kind and welcoming hosts. The red cabin is an updated church camp cabin, with electric radiators and a modern wood stove for heat, a pretty cool composting toilet (indoor), sink+shower, simple kitchen with induction stove, and 2 bedrooms with linens and towels. Our 5-year old loved the tree house, fairy house, labyrinth, meditation stations, boat and Pooh's house and library. And we got really good at shuffleboard! Would definitely recommend and would like to go back.

The awesome book selection, incredibly comfortable bed, the amazing shower, the vast land of trails behind it all paired with quirky/cozy decor are only a few of the warm takeways from this experience. Kat swiftly responded to us and answered all our questions promptly. We enjoyed it here so much we decided to extend our trip in the middle of it. We stayed at the Record Room Cabin this past weekend and absolutely loved it! The hot tub with warm water and hot tub made for such a unique experience — truly unforgettable. The sense of privacy and peace was perfect, and the vinyl record collection was just incredible. There's even a magnificent pool table under a canopy with a view of the forest – a truly stunning sight. I agree with all the comments above. This is truly an amazing place! My sweetheart and I had such an amazing time at The Record Room. We stayed for 3 nights and we wish we had one more! It was a cozy getaway that felt timeless. We loved setting the vibe with the records, dancing in the living room, and just enjoying some slow, peaceful days. It was cold when we went and one day was particularly rainy, but there is a lot to enjoy indoors and the fireplace kept us warm and cozy. One thing to note is that the wood provided is rather thin and burns fast. For this reason, heating the hot tub and keeping the indoor fireplace lit is a JOB! We had to add every 15 minutes or so. Our recommendation is to start early on the hot tub and bring some of your own logs as well - even better if they’re the big fire-starter ones. Overall it’s a special place. Masen and his family are great hosts and we hope to make it back again someday.

We had such a wonderful stay at The Gypsy Rose! As new parents, we really needed a night away, and this spot was absolutely perfect. The wagon in the woods was cozy and unique, and the fall foliage made the whole place feel magical. We relaxed by the fire until bedtime, got an amazing night’s sleep, and woke up to a stunning mountain view. We loved our stay at Kat’s land in her cozy and quaint cottage. It has the perfect layout for sleeping, relaxing by the fireplace, making food (and roasting smores!) We couldn’t have picked a more perfect time to visit - the fall colors were on full display. I selected to have fresh eggs and two bundles of firewood which was very convenient. The beds were comfy, there were plenty of fresh towels and blankets for all. We loved how stocked the bookcase was with books and games for all ages! The best part of the cabin was getting to hike down to the small creek and trails. It was just perfect and the whole house is quite convenient to town. We enjoyed our stay!

We had a perfect fall Sunday followed by a rainy Monday that somehow made the cabin even better. Warm, quiet, and easy to settle into. Jennifer was kind and responsive, and everything felt thoughtful without trying too hard. We found and brought an old CD player, a crate of our old scratched mix CDs, and ended up listening by the fire, laughing at what used to be our favorite songs and what stuck. Turns out, that’s about as good as it gets. Highly recommend bringing a few of your own instant time machine.
