1. 100 % Refund less credit card processing fee if you cancel before 14 days of your arrival date. 50% Refund if you cancel between 14 and 7 days of your arrival date. No Refund if you cancel within 6 days of your arrival date.

3. QUIET TIME. 10 PM - 8 AM
4. CHECK OUT PROCEDURES. Camp must be broken down by 11 AM on departure day. If you stay past time you could be charged for an additional day. Extension possible with pre-approval.
5. All Overnight Guests Must Pay
6. Trash must be taken to the Green Bins located at the lower corner of the upper field
7. No washing vehicles
8. PETS must be kept on a leash at all times. Please clean up after your pets and do NOT leave them in the campground unattended.

The Space:
The Rowdy Bear is an Off-Grid Cabin that is situated in the Great Smoky Mountains with easy access to both Bryson City and Franklin. The cabin itself was built using rough sawn wood acquired from a local sawmill. Many of the items used in the cabin came from local shops or antique stores.
There is a 2000-watt Solar Generator in the cabin that can be used for lights, charging cell phones, and running the pump for the shower. The Solar Panels are enough to charge the Generator to 100% each day.
Rainwater is used for showers. The gutter system on the cabin is used to catch rainwater. The downspout runs into a "First Flush Diverter", which allows any dust, dirt, or anything else that might land on the roof between the rainstorms to be diverted away from the water storage tank. The clean rainwater then fills the water storage tank. Be aware that Rainwater is fine for showers, but is not meant for drinking.
Propane is connected to a space heater and the shower. The space heater is 17,000 BTUs, which is plenty for colder nights. The shower has an at-source water heater and can heat the water up to 120 degrees, which is more than enough for a hot shower.
A porta potty is provided for bathroom purposes and is cleaned and restocked every Thursday.

Guest access
The Rowdy Bear is situated on 2.5 acres of land. There is a large section cleared off where the cabin is located. There is plenty of room for the fire pit, vehicles, animals, and any outdoor games you might want to bring (cornhole).
Both Bryson City and Franklin are fairly close to the cabin. Bryson City is approximately 20 minutes away, while Franklin is approximately 30 minutes away. Both towns offer great little downtown areas that have shopping and restaurants. Don't be afraid to try the food trucks, they have some of the best food.
Bryson City has many trails for hiking such as the Road to nowhere, Noland Divide Trail, Three Waterfalls Loop (FYI: There are three waterfalls on this trail), and Deep Creek Waterfall Loop. The fishing in Bryson City is also great and the guided trips are very reasonably priced. I would suggest going in the morning and doing a float trip.
Franklin is bigger and a little more spread out than Bryson city, but there are a lot of neat little stores and restaurants. I personally like going to the Currahee Brewing Company. Currahee is right on the river and is set up to host live bands and it gets pretty lively in the late afternoons and evenings on the weekends.
Other things to note
One of the things you would want to bring is a 1 lb propane bottle for the Torch that is provided. Using the torch to start a fire is much easier than kindling.
The solar generator has enough power to run the small coffee pot if you don't want to use the percolator. The generator also has enough power to run hair dryers. The main thing you want to keep in mind is anything that uses a heating element will drain the battery quickly. Lanterns are provided If needed. Overall, you should be good to go, but it is something to keep in mind.

Our 95-acre farm was once owned by the Davis family who predominantly raised dairy cattle. We now raise the wooly Mangalitsa pig and sell to the best chefs and restaurants. We sell our pork at the farm too!
All of our campsites are next to running water except the two hilltop sites.
Two porta-potties are on the farm and private porta-potties are available for rent. Groups of eight or more are required to rent a porta potty should you not bring your own toilet system with you. We do not allow the use of our small wooded areas as toilets. No porta potties are provided b/tw Dec 15 and March 15

- Communication: Or rather, lack thereof! There's no cell service on the property so it's a great time to get away from it all. There is limited Wi-Fi available near the Pack Room and an emergency landline available.

We just retired from Active Duty Air Force! My ancestors have owned the land our NC cabins sit on since 1836. In fact, my mother grew up there after my Grandfather returned from WWII when there was no electricity and the outhouse was a bench over the creek. I grew up hiking the mountains with my brothers and our BB guns and my Uncle Frank at our family reunions. In 2005 he deeded us a parcel of land and we built our first cabin - Smawlie. We love to come to the cabin and Hike the trails on our own property, and of course, the world famous ones that join them, namely the Bartram and the Appalachian Trails. As you explore the lake, the trails, the rivers, and the mountain roads you'll see why our ancestors settled here. In 2018 - we bought the remainder of Uncle Frank's land - and in his honor built our second cabin - Frank's Landing. Also in that year I started managing my brother Bill's cabin.
When we were stationed in Alaska for 6 heavenly years - we purchased a remote parcel of property and have slowly begun to develop it. We just completed building our cabin there.

We offer guests an off-grid and authentic Appalachian experience at our hike-in cabins and campsites located on 500 private acres atop the Newfound Mountains in Western North Carolina!
Our Trailhead is located 45 minutes west of Asheville, NC and our hike-in trail is 2 miles long with 1,250 feet of elevation gain. The hike-in trail utilizes an old forest service road which follows a creek providing verdant landscapes and soothing sounds as you make your way up the mountain to our cabins and campsites.
We have two antique Appalachian cabins on-site and two campsites available. Our cabins and campsites are priced per person and can be reserved individually or collectively through an entire property buyout. A hearty and healthy breakfast is served each morning in our Main Lodge and is included and you'll never pay a cleaning fee on this mountain because we believe in Southern hospitality!
Our Main Lodge (Cabin #1) has a huge front porch with spectacular views, a nicely appointed off-grid kitchen, full bathroom with hot shower and an upstairs loft that sleeps up to 10. Our on-site host/s stay downstairs in the Main Lodge in private bedrooms so they can keep the home fires burning, tend the garden, cook breakfasts, clean the cabins and ensure all your needs are taken care of during your stay.
Guests in our Upper Cabin (Cabin #2) enjoy a wooded and secluded setting in a rustic cabin that sleeps up to 6. The downstairs area features an open floorpan with a queen size bed, off-grid kitchen, dining area and the loft upstairs sleeps up to 4 people. Cabin #2 also features a full bathroom with and a tree-house like view from the front porch!
Our cabin adjacent camp space features two spectacular campsites and is located 100’ from our Main Lodge. Camp 1 and Camp 2 both measure 12’x15’ and feature a soft grassy surface surrounded by natural boulder walls. Both campsites sit beside our neighboring property owned by the Southern Appalachian Highlands Conservancy and feature a long-range mountain views. Guests at our campsites are welcomed to breakfast daily and have full access to the restroom facilities in the Main Lodge.

The Space:
The Rowdy Bear is an Off-Grid Cabin that is situated in the Great Smoky Mountains with easy access to both Bryson City and Franklin. The cabin itself was built using rough sawn wood acquired from a local sawmill. Many of the items used in the cabin came from local shops or antique stores.
There is a 2000-watt Solar Generator in the cabin that can be used for lights, charging cell phones, and running the pump for the shower. The Solar Panels are enough to charge the Generator to 100% each day.
Rainwater is used for showers. The gutter system on the cabin is used to catch rainwater. The downspout runs into a "First Flush Diverter", which allows any dust, dirt, or anything else that might land on the roof between the rainstorms to be diverted away from the water storage tank. The clean rainwater then fills the water storage tank. Be aware that Rainwater is fine for showers, but is not meant for drinking.
Propane is connected to a space heater and the shower. The space heater is 17,000 BTUs, which is plenty for colder nights. The shower has an at-source water heater and can heat the water up to 120 degrees, which is more than enough for a hot shower.
A porta potty is provided for bathroom purposes and is cleaned and restocked every Thursday.

The Rowdy Bear is situated on 2.5 acres of land. There is a large section cleared off where the cabin is located. There is plenty of room for the fire pit, vehicles, animals, and any outdoor games you might want to bring (cornhole).
Both Bryson City and Franklin are fairly close to the cabin. Bryson City is approximately 20 minutes away, while Franklin is approximately 30 minutes away. Both towns offer great little downtown areas that have shopping and restaurants. Don't be afraid to try the food trucks, they have some of the best food.
Bryson City has many trails for hiking such as the Road to nowhere, Noland Divide Trail, Three Waterfalls Loop (FYI: There are three waterfalls on this trail), and Deep Creek Waterfall Loop. The fishing in Bryson City is also great and the guided trips are very reasonably priced. I would suggest going in the morning and doing a float trip.
Franklin is bigger and a little more spread out than Bryson city, but there are a lot of neat little stores and restaurants. I personally like going to the Currahee Brewing Company. Currahee is right on the river and is set up to host live bands and it gets pretty lively in the late afternoons and evenings on the weekends.
Other things to note
One of the things you would want to bring is a 1 lb propane bottle for the Torch that is provided. Using the torch to start a fire is much easier than kindling.
The solar generator has enough power to run the small coffee pot if you don't want to use the percolator. The generator also has enough power to run hair dryers. The main thing you want to keep in mind is anything that uses a heating element will drain the battery quickly. Lanterns are provided If needed. Overall, you should be good to go, but it is something to keep in mind.

Two porta-potties are on the farm and private porta-potties are available for rent. Groups of eight or more are required to rent a porta potty should you not bring your own toilet system with you. We just retired from Active Duty Air Force! My ancestors have owned the land our NC cabins sit on since 1836. In fact, my mother grew up there after my Grandfather returned from WWII when there was no electricity and the outhouse was a bench over the creek. I grew up hiking the mountains with my brothers and our BB guns and my Uncle Frank at our family reunions. In 2005 he deeded us a parcel of land and we built our first cabin - Smawlie. We love to come to the cabin and Hike the trails on our own property, and of course, the world famous ones that join them, namely the Bartram and the Appalachian Trails. As you explore the lake, the trails, the rivers, and the mountain roads you'll see why our ancestors settled here. In 2018 - we bought the remainder of Uncle Frank's land - and in his honor built our second cabin - Frank's Landing. Also in that year I started managing my brother Bill's cabin.
When we were stationed in Alaska for 6 heavenly years - we purchased a remote parcel of property and have slowly begun to develop it. We just completed building our cabin there.

Our Trailhead is located 45 minutes west of Asheville, NC and our hike-in trail is 2 miles long with 1,250 feet of elevation gain. The hike-in trail utilizes an old forest service road which follows a creek providing verdant landscapes and soothing sounds as you make your way up the mountain to our cabins and campsites.
We have two antique Appalachian cabins on-site and two campsites available. Our cabins and campsites are priced per person and can be reserved individually or collectively through an entire property buyout. A hearty and healthy breakfast is served each morning in our Main Lodge and is included and you'll never pay a cleaning fee on this mountain because we believe in Southern hospitality!
Our Main Lodge (Cabin #1) has a huge front porch with spectacular views, a nicely appointed off-grid kitchen, full bathroom with hot shower and an upstairs loft that sleeps up to 10. Our on-site host/s stay downstairs in the Main Lodge in private bedrooms so they can keep the home fires burning, tend the garden, cook breakfasts, clean the cabins and ensure all your needs are taken care of during your stay.
Guests in our Upper Cabin (Cabin #2) enjoy a wooded and secluded setting in a rustic cabin that sleeps up to 6. The downstairs area features an open floorpan with a queen size bed, off-grid kitchen, dining area and the loft upstairs sleeps up to 4 people. Cabin #2 also features a full bathroom with and a tree-house like view from the front porch!
Our cabin adjacent camp space features two spectacular campsites and is located 100’ from our Main Lodge. Camp 1 and Camp 2 both measure 12’x15’ and feature a soft grassy surface surrounded by natural boulder walls. Both campsites sit beside our neighboring property owned by the Southern Appalachian Highlands Conservancy and feature a long-range mountain views. Guests at our campsites are welcomed to breakfast daily and have full access to the restroom facilities in the Main Lodge.

I stayed in the Upper Treehouse with my cat and loved it! I was in the area to hike the Great Smoky Mountains for a few days and felt secure with leaving my cat back in the treehouse. The property was wonderful being deep in the backwoods, quiet, the communal kitchen, laundry, fire pit, and little store with very helpful items . If the weather was warmer I would've laid out in the hammocks! My cat and I were warm, comfortable and felt safe. The owners were very welcoming and accommodating. It was an extra bonus to meet and connect with other hikers/nature loves/adventure seekers. Overall, I had a fantastic experience and would stay again if I ever make it back out to the mountains.

As soon as we got to the cabin, their sweet dog greeted us with love! :) Great hospitality from Christy (attentive to any needs) and her husband got us set up immediately with the fire pit, plus they had a little bit of heat going inside the cabin. They made sure we were comfy, as we stayed on a very cold couple of nights (we brought a little heater and nice warm sleeping bags+blankets.) Cabin came with some heaters, but make sure to do some extra preparing for cold nights. (We brought a blow up mattress and some heavy duty warm sleeping bags and put a couple extra blankets in the sleeping bags to do the trick.)
Fire pit was great (came w chairs), firewood provided, and all of our basic needs at a great price. Outhouse available on the property. This is good for an escape and a good camping experience. Would love to come back.
***Bonus: We saw some shooting stars - view is amazing at night. And some turkeys came through the trails on our last day! Oh, and their dog came and told us bye when we were leaving and we started to tear up a little! 💛

It is impossible to state how lovely this location and hosts are! Every accommodation and possible need was sumptiuously met. The room had a plush sense of comfort and a thoughtful design for utility. It is a perfect location for endless hiking and historical adventures, and the town of Pickens is adorable yet also full of every necessary type of shop or eatery. The property is impeccable and peaceful. The hosts clearly love their home, town and nature. They were deeply kind and were a wealth of information about area hikes and destinations!

I loved the small cabin #1 on Carrie and Tom's land. It was the perfect amount of space for two people. Tom was super friendly and made his rounds everyday to make sure we had everything we needed. The river was so close we could walk right down and fish. The grounds were well kept, clean and always kept warm in 20 degree low temps with plenty of heaters and an extra blanket to hang over our door for extra warmth. We will be coming back in the spring and summer and bringing friends for sure to enjoy with us! A+++++

🌄✨ Wow, what an amazing getaway! HIGHLY recommend coming during the daytime, because the scenery is absolutely breathtaking—you don’t want to miss those views! 😍🌲
The cabin has the perfect blend of comfort and rustic vibes—just what you want for a camping (or glamping!) adventure. 🏕️🪵 Cozy and charming!
The hosts were wonderful—greeted me with smiles and immediately lit up the fire 🔥, making me feel right at home. And let’s talk about their two dogs! 🐶💕 The big one (I wish I remembered her name!) was SO sweet and snuggly, even hopped up on the rocking chair for some cuddles.
Everything here is a breeze—super easy to find and use, including the outdoor toilet 🚽 (which is a plus when camping!). Make sure you wake up early to catch the sunrise 🌅 over the mountains… it’s seriously stunning.
All in all, I had a fantastic stay! I’m already planning my next visit and will definitely be spreading the word about this gem. 10/10, would glamp again! ⭐️🏞️🥰

Had a great time in cabin #2. This is a rustic cabin next to a stream. Waze GPS got us right to camp site. Tom the camp host greeted us shortly after we arrived and was so helpful on tips to keep cabin cozy. He also gave us a map and excellent directions to Dupont Forest. Camp restrooms/showers are a short walk from cabin. Port a potty even closer than restrooms. Camp ground has a good vibe. Front door didn't lock. Smore kit for extra fee was awesome, also some assorted snacks available. There is a small store nearby to get basics. No phone or internet service available at campground. Relax and unplug!

The trails were wonderful to walk on, definitely a stand out part of this stay. One of the owners was out for a long time working to lead blow them so they were easy to follow.
Also, the fire pit with plenty of wood. And the friendly dogs. All of it was lovely.

Christy’s place suited my needs perfectly, I was just looking for a place with basic amenities to get out the cold for one night before starting my backpacking trip. Two things I wanna mention though, if the temperature is dipping below 40°F make sure you have a warm enough sleeping bag or quilt because the little heater they have in there didn’t do much at that temperature, and secondly, I just had a 2 wheel drive truck and the driveway is very steep getting in and out and I was barely able to make it so just keep that in mind. But otherwise, it’s a beautiful place on a beautiful property and I would have loved to stay another night. Only took me about 15 minutes to get to Brevard for some dinner.

Great spot near the stream. Trailhead on site. Coffee shop across the street, not sure the hours, and another down into Rosman. Experienced great hospitality. Warm cabin, even for a cold night!
