Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

You are welcome to ride your bikes, hike or jog where you will pass ponds and a working farm landscape. Please don’t pick our fruit. If you would like to enjoy the fruits of our labor please visit our farm store open year round on the premises where we sell cheeses, our fresh picked fruit and veggies, local meats, and our famous cider donuts along with other farm products. We also have a farm brewery open 3-7 in our old dairy barn for you to enjoy. Live music Saturdays and Sundays. Minnewaska State Park and Mohonk Reserve are only 10 minutes away. The rail trail is three minutes away. This trail gives you walking and biking access into New Paltz, where there is tons of restaurants and lots of shopping. Please be aware that during the months of September and October there may be a Pick-Your-Own customer or two walking around picking apples around the campsite area between the hours of 10:00-6:00. The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). Our hot tub also pairs beautifully with our newest addition to the cabin, our sauna! Perfect for a cold plunge afterwards (more information in the add-on description)! A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. Primitive Camp on the Esopus Creek in the Big Indian-Oliverea Valley surrounded by seven 3500' Catskill High Peaks including Slide Mountain, the tallest in the Catskills. Our PRIVATE camp (no other campers) is situated on 100 acres of land in the middle of the Catskill State Park. We are the closest HipCamp site to Slide Mountain, the Catskills tallest peak at 4180 feet. A perfect base camp for some of the best hiking in the Catskills, the site is bordered by Forever Wild Forest and is minutes from the trailheads to Balsam, Giant Ledge, Panther, Big Indian, Slide Mountain and dozens more peaks within 30 minutes or so away. Though the base fee covers up to 4 campers, the site accommodates up to 14 campers. The additional fee is $20.00/per camper per night on top of the base fee. Our drive up camp has a 10X12 covered tent platform, several individual tent sites with private fire rings, as well as a bunkhouse and a leanto for day use. The camp table and cook pit are covered from the elements. For toilet use, we have a CleanWaste loo which is a 5 gal bucket in a toilet seat box. You lift the lid, place a CleanWaste bag in the bucket which has a kitty litter like powder called Poo Powder in it. You do your business, the powder absorbs all the odor and gels all the matter. When done, you lift the seat, take out the bag, tie it up and throw it in the trash. There are camp rules about how to handle trash, recycling, and compost so as to minimize the possibility of black bear visits. Follow those rules so as to avoid a penalty fees of $50.00 if trash, recycling, and compost are not followed. A detailed message about trash, recycling, and compost practice will be sent to campers days before the booked trip. Seasoned bundled 16" firewood is available by honor box cash payment on Brown rd across the camp entry road.

Feel free to reserve your own firewood. $10 *PLEASE READ THIS BEFORE BOOKING* I want to be transparent with you guys on the property and size of the camper! -The camper is very small only 21ft. The average height clearance is 6'2" so if you are tall this may not be for you. (I'm 5'9" and its comfortable for me) -If you are a bigger person this may feel too tight for you especially in the bathroom area -The bed is a full size some couples may feel that this is to small for them. -A hot shower will last about 15 minutes once it is heated up. -In the summertime there is bugs some may get into the camper. We do treat the area with safe bug spray but it may not fully prevent them. -There are two other tiny houses and a main house on the property. They are far apart but the main house is close. We have a privacy fence that fully blocks the house. So you are still very private but you are not fully secluded. -In case of fire There is a fire blanket, fire extinguisher, and a smoke/carbon monoxide detector inside the camper. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Our drive up camp has a 10X12 covered tent platform, several individual tent sites with private fire rings, as well as a bunkhouse and a leanto for day use. The camp table and cook pit are covered from the elements. For toilet use, we have a CleanWaste loo which is a 5 gal bucket in a toilet seat box. You lift the lid, place a CleanWaste bag in the bucket which has a kitty litter like powder called Poo Powder in it. You do your business, the powder absorbs all the odor and gels all the matter. When done, you lift the seat, take out the bag, tie it up and throw it in the trash. There are camp rules about how to handle trash, recycling, and compost so as to minimize the possibility of black bear visits. Follow those rules so as to avoid a penalty fees of $50.00 if trash, recycling, and compost are not followed. A detailed message about trash, recycling, and compost practice will be sent to campers days before the booked trip. Private and off-grid tiny home near the Neversink Unique Area hiking trails. This tiny house is approximately a tenth of a mile from guest parking. A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house. The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River. Guest access Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) While the hike is short, some parts are steep, so please walk slowly and take your time. Driving to the site can only be done during the spring and summer months and requires a high clearance Truck, Jeep or SUV with all wheel drive or 4-Wheel Drive ONLY. Keypad on the front door for easy entry. Other details to note Unless you have an all wheel drive or four wheel drive vehicle, Please DO NOT drive or attempt to drive to the tiny house site. IF you decide to drive an all wheel drive or four wheel drive vehicle, it is at your own risk and the owners are not responsible for any damages. This will give you a unique experience different from the normal camper your used to! Also at your campsite there is a firepit, garden hose,(not available during the winter)and a 8x8 hammock perfect to stargaze in! We are now offering kindling firewood with fire starter and matches. Feel free to reserve your own firewood. $10 *PLEASE READ THIS BEFORE BOOKING* I want to be transparent with you guys on the property and size of the camper! -The camper is very small only 21ft. The average height clearance is 6'2" so if you are tall this may not be for you. (I'm 5'9" and its comfortable for me) -If you are a bigger person this may feel too tight for you especially in the bathroom area -The bed is a full size some couples may feel that this is to small for them. -A hot shower will last about 15 minutes once it is heated up. -In the summertime there is bugs some may get into the camper. We do treat the area with safe bug spray but it may not fully prevent them. -There are two other tiny houses and a main house on the property. They are far apart but the main house is close. We have a privacy fence that fully blocks the house. So you are still very private but you are not fully secluded. -In case of fire There is a fire blanket, fire extinguisher, and a smoke/carbon monoxide detector inside the camper. The bedroom door is only to be used as an emergency fire exit. (Door is locked from the outside but unlocked from the inside) There is also a water cannon outside for outdoor fires. Please be responsible with all fires! -If you want to cancel you must cancel within 24 hours of booking then I will issue a full refund. SMALL CABIN AND GLAMPING TENT The small cabin is 10x12 feet with huge deck and outdoor kitchen. Inside is a queen bed loft bed, a wood stove, a couch, and a desk/table. Only 1.5 hours from NYC but you truly feel like you’re away from the city and in the quiet serene woods. Kathy was an amazing host and checked in on us to make sure we were comfortable. We were on site 9 which was very isolated and spacious enough to fit all of our needs. Everything was also clean and the trails were marked and easy to follow. There’s also firewood for purchase if needed. I would highly recommend and will be coming back!

This was perfect! We stayed for a night on a cool fall night. Lots of space, and included a picnic table and fire ring. The brewery was great (we were there on a Saturday) the portapotty is a bit of a walk from this particular site, but it wasn’t too bad! The farmers market was walkable, but also a short drive. Be sure to check out the farmers market while you are there! Would definitely stay again.

We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

We love Tiny House as it’s nestled in the woods and feels very private. The hosts are kind, give clear instructions, and they’re super responsive to any questions that may come up. We love to tent camp and this tiny house is a great option for the colder months. We were not able to use the woodstove during our stay, but there is also a diesel heater which warms the place quickly, and for a quieter option, a small portable propane heater (purchase cans of propane at the conveniently located trading post which also has literally anything else you may forget at home). As others have mentioned, the path down to Tiny House is steep… like for REAL. An ACTUAL 4-wheel drive can make it, but ONLY if the ground is dry. That said, be prepared to hike in/out your gear if need be. And if that’s not your cup of tea, we did discover that the hosts have a couple reasonably priced Airbnbs in the area - check out Cabin in Rock Hill “Trails Head Cabin” (on the same street as Tiny House) or nearby Home in Rock Hill “Beaver Lake Escape”. Our reason for visiting was to tackle the challenging hikes of the Neversink waterfalls. Trails Head Tiny House provided amazing access, as well as, respite from our hectic city life. We look forward to a future visit!

Weekend Trip to Luxury Camping at 'Higher Ground'
Evan & Laura have an amazing set up. They had great communication during our stay and in the week leading up. They checked in to see if we needed anything prior, including the propane heater, which in 30-something degree weather was an essential and extremely helpful. The site truly had anything you could ever need. We were extremely impressed and surprised by the outhouse with toilet, shower, and usb-c chargers(!) inside. Reading reviews beforehand were helpful and led us to pack lighter, given the steep climb up. But the climb was definitely worth it. We also loved how Evan showed us how the goats and chickens were fed. My pup definitely loved running up and down the hill to the site and marveled (sometimes a little too much lol) at the goats and chickens she was seeing for the first time! Evan was both kind and accommodating. Would definitely stay again!

We stayed at the Record Room Cabin this past weekend and absolutely loved it! The hot tub with warm water and hot tub made for such a unique experience — truly unforgettable. The sense of privacy and peace was perfect, and the vinyl record collection was just incredible. There's even a magnificent pool table under a canopy with a view of the forest – a truly stunning sight. I agree with all the comments above. This is truly an amazing place! I really hope to come back again!

I would recommend this place to all my friends! The cabin itself was perfect for a weekend getaway having all the essentials needed and some nice extras like the hot tub and sauna. The area was incredibly beautiful and close to a cute little town. Despite some travel issues, we were met with kindness and flexibility, which show how amazing they were at hosting! Friendly staff and semi-private sites with ample space between the neighboring fire pits. I was there at the end of October and all were quiet with beautiful views of the apple orchards and surrounding areas. There is a farm store on site that has all sorts of goodies. And a brewery open on the weekends. Will definitely be back to explore more of this beautiful area.

This 17-acre site has diverse habitats, from an upland pine and hardwood forest to wild native meadows full of blueberries, asters and milkweed. The most special feature is a large tributary and creek waterway system with areas of wetland. Once choked with invasive plants, it is now a largely restored native plant and wildlife habitat that supports migrating herons, trout, amphibians and clouds of Monarch and other butterflies. In the fall I've seen Monarchs circle up in vortexes from the meadows and take off on their migration. There are several large swimming holes where the creek turns or joins with its tributary. Bridges have been installed over the tributary and over brooklets feeding into it. A lot of care and love is going into this land. Over 500 native trees planted along the creek banks are growing into a forest - you'll see many still in protective tubes and cages. Thousands of native pollinator ground-plants have been planted or sprung up on their own, some like tiny flowering gems on the shady forest floors. The old stone walls running through the property and around its boundaries speak to its history as a farm and an apple orchard. Swimming, hiking, fishing and bird-and-wildlife watching will fascinate you in this dynamic landscape that is constantly coming closer to what used to exist hundreds of years ago and is now reestablishing itself. In the vicinity, there's Tetta's, a deli/cafe/gas station and small emporium with made-to-order pizza, local raw honey, mushroom, crafts, and all kinds of food, pretty much everything you need; it's been in the family for generations. Find it Northeast on Samsonville Road (County Rt. 3) at the junctions of Rts. 2 & 3. There's a hike to a waterfall if you drive a few miles down Upper Cherrytown Road from the end of Sundown Road: you'll see a parking lot with signs for the falls; the DEC-maintained trail is across the road (https://www.catskillmountaineer.com/SD-vernooy-falls-east.html). There's venues nearby along Rt. 209 with local musicians on Saturday nights: places like The Outpost Barbeque, 6611 Rt. 209 in Kerhonkson, Lydia's Cafe at 7 Old US Hwy 209, Stone Ridge. Near Lydia's is a favorite afternoon hang-out, Cherries Roadside and General, which not only has literally hundreds of ice cream flavors, but an excellent, informal restaurant.
