Discover a magical setting close to everything in the Catskills.
This solo campsite is tucked into a private meadow pocket, bordered by a tumbling creek, woods, and my horse's favorite pasture, with views of the surrounding hillsides and the river valley leading to the Delaware River at Callicoon. Your accommodation includes a canvas tent on a platform with a queen-size air-mattress bed, a wood-burning stove, and two Adirondack chairs. A pop-up tent, that sleeps up to 6 persons, is available. We provide a large blanket and pillows with cases, but not sheets. Outside, there's a fire pit and a picnic table with benches. We supply fire-starters (kindling, newspaper, matches), but not firewood (available for purchase at a nearby market). Potable water is available in containers that are refilled upon request. The toilet is rustic.
Our farm is home to herds of White-Tailed Deer, Wild Turkeys, Painted Turtles, Red-Tail Hawks, my Off-The-Track Thoroughbred horse, chickens, ducks, and Aslan, my Cocker Spaniel. Birdsong, frog song, the babbling creek, and the thundering hooves of Deva will serenade you to sleep.
During your stay, you're welcome to hike, swim, and fish in the pond. Boating and fishing opportunities abound nearby, in the Delaware River or the famous fly-fishing creeks. Bethel Woods is a mere 20 minutes away. Other nearby activities include Farmers' Markets, breweries, farm-to-table restaurants, antique dealers, flea markets, art galleries, an Alpaca farm, golfing, horseback riding, and exploring numerous hiking trails.
Fresh organic eggs from my free-range chickens are available for $5 per dozen.

Relax in a secluded, comfortable tent while enjoying the music of the frogs. The land is a mix of cleared and wooded areas with a half acre pond. In the spring the pond comes alive with the singing of frogs and the blinking of fireflies. Enjoy a campfire in the evening and a brilliant display of stars. The pond is nice for swimming or paddling. We provide a kayak or just sit on the dock or relax in the hammock.
The village of Callicoon is a ten minute drive with great restaurants, a brewery, distillery, wine bar, grocery store, vintage shops, live music and a wonderful farmers market on the weekend. From town, you can also book a canoe trip on the Delaware River. Bethel Woods Center for the Arts is a 15 minute drive for great concerts and an interesting museum. There will be a list in the tent with suggested activities in the surrounding area if you choose to go exploring.
We provide kindling, firewood, bedding, fresh eggs from our chickens and brownies from our kitchen. There is a small cupboard attached to the picnic table with everything you will need for meals on the campfire. A cooler is provided, please bring your own ice. There will be 2 large jugs of water at the site and additional water at the handwashing station on the back side of the outhouse. The site offers total privacy. Parking is within a couple minutes walk to the site and there will be a cart to help you transport your gear.

Sixty acres of magical trees, a one acre pond, and a three acre field. From the road there is a two hundred foot elevation gain to the top of the hill. Along the way are several hundred feet of rock ledges, caves, and critters. Most of the land is sloping, but the hilltop is flat as a table, with prehistoric-looking ferns under a dense canopy of mature trees.
The campsites are ultra secluded- about a quarter mile apart from each other. All sites include a fire pit, cooking grate, picnic table, and sites 2&3 have platforms.
Camp ONE: is on the top of the hill, and a small car can be driven to within 150 feet of it. It is pretty flat, and surrounded by blackberry bushes, ferns, and trees.
Camp TWO: is on a bluff overlooking a picturesque swamp, filled with hemlock trees and ferns. This site can not be driven to with anything less than a high clearance SUV (ie- jeep wrangler), so I consider it a hike in site. It is under a ten minute walk from the pond and parking lot, but the view and feel is worth it. (It has been brought to our attention that there is occasionally a group riding atvs on a neighboring property that are audible from this site. We have no control over what time it happens, so please keep this in mind)
Camp THREE: is accessible with a four wheel drive vehicle, something at least as high as an SUV. It is the closest to the house and pond, but still far enough to feel secluded and completely private. If you choose to walk there, it’s only a couple minutes from the parking area.
Throughout the property, there are many quiet places to hang out, flat spots to do yoga, trails to explore, and fishing and swimming in the beautiful pond. We are also just ten minutes from the Upper Delaware River, and all it has to offer.

Wildlife: We get a lot of questions about bears and also know there's a rising concern about ticks in the northeast. Black bears do traverse the area. We see one every couple of months on average. They won't bother you. All campers must keep food, trash, cookware, locked away and out of sight. There are ticks in the woods. We find very few on us, even after lots of time in the brush. Check yourself and you'll be fine.

Nestled in the foothills of the New York Catskills 150 miles Northwest of New York City is a place called Paradise Falls. It was named many years ago and as soon as you arrive you will see why the name was chosen. It has been in our family for almost 100 years. You can still see remnants of the gristmill that use to operate there. Many great memories have been made at the Falls and we now want to share our slice of paradise with you.
The rolling creek, a feeder searching for it's mama - the Delaware River - runs down the mountainside and over the rocks to give power and life to the falls. The steady flow makes you think you are far from civilization. But not really - only a short hike and you travel from the falls to a dirt road to a paved highway in a matter of a few minutes.
Over thousands of years and a few hundred year floods nature has made this wonderful cave-like formation under and behind the waterfall. The flat rock is a great place to picnic and enjoy the tranquility of the water. The trees surrounding the area make a fitting canopy for this unique campsite.
The mountain behind is great for climbing and a short walk down the creek will get you to the base of Jensons Ledges. The ledges are a steep hike up a mountain to a spectacular vista. Definitely worth the time and effort it takes to get there.

Weekend Trip to Glamping at Three Barn Farm
What an unforgettable stay at the Hillside Retreat on Three Barn Farm! From the warm welcome to the incredibly helpful host guide, every detail was spot on. The views and accommodations completely blew us away—the only downside was having to check out! We booked this trip to pick up our kid from summer camp nearby, but we loved it so much that we're already planning a much longer stay for next summer.

Des' Neversink Sanctuary is an absolutely magical piece of nature. Exactly as described and even more beautiful than the photos show. For my husband's 50th birthday, we organized an intimate gathering of 20 people and had a mini retreat/festival over three nights. We planned this for months and it came together exactly the way it was meant to and we left refreshed and recharged with love and joy to carry forward. My husband and I stayed in the cabin and the rest of our friends brought tents to sleep in. There was a place for everything. We had a potluck, a group meditation, a sharing circle, a collaborative art project a kickball game, we floated in the river, we put on a game show and also a silly but heartfelt talk show. We were able to set up my dj equipment because of the cabins electricity and myself and a few friends put on dj sets throughout our time there (obviously turning the music down when it got late). We danced, we broke bread, we created and we shared a whole lot of love. It was perfect. Des was responsive and excited about our event from start to finish. He helped us secure porta potties since we had a larger group, and helped with extra photos and videos of some details so we could feel comfortable knowing the space well prior to arriving. We are beyond grateful for the ability to have had such a wonderful experience and can't wait for next year! Thank you from the bottom of our hearts, Des 🙏🏼💛

1 night at Frog Pond
I loved the set up at Frog Pond. The hosts provided everything I could need: firewood & kindling were all set for me, a full set up of camping cook- & dining-gear, and a spacious tent with a full sized camp bed. The spot was a beautiful clearing in the woods centered on the pond. I couldn't have asked for anything better. 10/10. Will come back for sure

2 nights at Trails Head Tiny House
We enjoyed our stay very much. It was a nice private space all to ourselves. Super close to Neversink Gorge Trails and people in the area were generally nice and amiable! We particularly enjoyed Skiddy the goat and appreciate how Brittani was communicative. It would be even better if the beddings were a bit cleaner and the light under the bunk bed was working. Other than that, it's got everything you need and we had a blissful time.

We absolutely loved our stay at this campground! Having the river right there made it such a special getaway—the kids had the best time exploring, playing, and enjoying the outdoors, while the adults got to slow down and actually relax.
And honestly, having no cell service was one of the best parts. 😂 It was the kind of therapy we didn’t know we needed—no notifications, no distractions, just family, nature, good conversations, and quality time together.
It was such a refreshing reset for all of us. The kids had a blast, the adults got to unplug, and we left feeling recharged and grateful for the simple things. We’ll definitely be back! 🌿🏕️🌊

Stayed for a weekend of camping for my bachelorette party. This hidden gem absolutely exceeded our expectations! Perfect get away where you can have privacy enjoying the outdoors! We got to see a bald eagle too.
Des was very responsive, kind, and more than accommodating. Highly recommend!

Weekend Trip to Frog Pond
Frog Pond is an absolute hidden gem! We spent our 13th wedding anniversary here, and it was hands-down one of the most memorable, serene getaways we’ve ever taken. From the moment we arrived, the warmth and thoughtful charm of the place completely blew us away.
We were welcomed with homemade brownies that were ridiculously rich, fudgy, and delicious the absolute best sweet treat to kick off a relaxing weekend. Mornings were another highlight thanks to the incredible farm-fresh eggs provided on-site; you can instantly taste the quality in the rich, vivid golden yolks that put any store-bought egg to shame. To top it all off, the scenery is simply breathtaking. Waking up to the peaceful water, surrounding woods, and gorgeous panoramic views made every morning coffee feel like a scene straight off a postcard.
Whether you are celebrating a special milestone or just need to completely unplug and recharge in nature, Frog Pond delivers an unforgettable experience. We are already counting down the days until we can return!

The lagoon was such a special place to spend the weekend. Thomas even went above and beyond with a sweet birthday sign when he learned it was my birthday. The extras available made for a lovely and comfortable weekend while enjoying nature with a group of 8 adults, 1 child, and 2 infants! . Absolutely beautiful spot! Recommend.

4 nights at The River's Edge
We had the best trip, it was so peaceful and private, with so many beautiful hang out spots to lounge: from decking to riverside to fire pit, it’s the perfect balance of feeling out in nature and camping but also a few glamping luxuries for comfort with the bed and kitchen set up. It was so relaxing. The river is absolutely stunning and fresh. Can’t wait to come back in different seasons, and hall was so hospitable and helpful. Couldn’t have asked for a better trip.

The hosts were very warm and kind, and they had everything we needed. They openly shared about indigenous cultures and practices hosted at the sanctuary, and everyone in my camping group greatly enjoyed hearing and participating in their songs, all of which elevated our experience. The river area was peaceful and serene, and really helped us cool down during the day.
