This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

It was named many years ago and as soon as you arrive you will see why the name was chosen. It has been in our family for almost 100 years. You can still see remnants of the gristmill that use to operate there. Many great memories have been made at the Falls and we now want to share our slice of paradise with you. The rolling creek, a feeder searching for it's mama - the Delaware River - runs down the mountainside and over the rocks to give power and life to the falls. The steady flow makes you think you are far from civilization. But not really - only a short hike and you travel from the falls to a dirt road to a paved highway in a matter of a few minutes. Over thousands of years and a few hundred year floods nature has made this wonderful cave-like formation under and behind the waterfall. The flat rock is a great place to picnic and enjoy the tranquility of the water. The trees surrounding the area make a fitting canopy for this unique campsite. The mountain behind is great for climbing and a short walk down the creek will get you to the base of Jensons Ledges. The ledges are a steep hike up a mountain to a spectacular vista. Set on 14 secluded acres in the heart of the western Catskills, we are just a few miles from the East Branch of the Delaware River where eagles soar and fish jump.  You won't see a single other human structure or light from our property, and the sky is so dark that you can see the stars into the depths of the universe.  Our creek runs year-round and feeds the Pepacton Reservoir down the road.  This is still an authentic farming community where passersby in cars wave and the neighbors are friendly. Set in a valley surrounded by low mountains and forest, you might hear a coyote howl in the distance or an owl hooting.  Learn more about this land:Sit under a blanket of stars next to a roaring fire pit while communing with friends.  Listen to the gentle gurgling of the nearby creek by night and wade in it by day.  Borrow one of our many bicycles for a ride on the secluded country roads, play badminton or Frisbee on our spacious lawns, recline in a hammock or swinging chair for a snooze. Take a long walk into the forest to bird-watch and listen.  Rain in the forecast?  No problem - hang out in the spacious upstairs of our barn where there's ample seating and a dartboard to test your skills.  Plenty of space for tents to be pitched, both by the house and up the hill. This gorgeous 24' Yurt includes electricity, excellent Wifi, comfortable Queen beds (one mattress on a bed frame and up to two floor mattresses), a refrigerator, and a pristine compost toilet. There is no running water but we provide one gallon of drinking water and one gallon of water for washing up in the bathroom. You can add-on our outdoors camping shower setup for an additional $30, which is more like a birdbath than a real shower, but you can add hot water so it is warm. Sit on our gorgeous rocking chairs on the deck and grill, and stargaze from bed through the dome in the ceiling. Please also note that there are extra charges for more than 2 guests ($15/ person/ night), pets ($25/ stay), propane for heat (if needed- $25/ tank) mini-propane for gas grill ($10) wood bundle for outdoor fire ($15) and outdoor shower setup ($30 for us to fill with water, provide biodegradable soap, and two towels). You can add these to your booking under 'Extras' Please read through all details below to help prepare you for your stay : ) Wifi We have excellent high-speed fiberoptic Wifi. There is no cell service, so make sure to save it before you arrive. Sound Expect to hear all the sounds of nature that you hear when sleeping in a tent. While the Yurt is insulated and stays warm, sound-wise it is like a tent rather than like a house, so expect to hear the sounds of the woods and the weather during your stay. Windows The screen windows close two different ways: to keep the Yurt insulated there is a velcroed thick plastic cover that is clear. To keep out light/ for added privacy you can roll down a solid canvas flap and zip them shut. Please note that both of these things need to happen from outside the Yurt, so you may want to set them how you want them before you turn in for the night. Please reset windows to how you found them when you leave. Bathroom Our compost toilet is lined with a compostable trash bag. Please scoop sawdust from the Periwinkle Milk Crate into the toilet after each use of the toilet. You should scoop enough sawdust to completely and generously cover everything in the toilet. When you end your trip and leave the Yurt, and/or when the toilet is 2/3 full, please tie shut the compostable bag and dump the bag into our compost. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. (If you are only staying for 1-2 nights and would prefer not to do this, that is totally fine! Just let us know you didn’t get a chance to bring it out.) There is a pitcher with water and a wash bin for brushing teeth/ washing hands in the bathroom. You can empty the wash bin outside when finished using it. We also provide all-purpose soap. Heat The Yurt is well insulated and runs on a propane heater. Please note that propane is not included in your stay and each tank is $25; you can find them under add-ons. Each propane tank will comfortably heat the yurt a night as cold as 30-degree night up to 24hrs. Decide how many tanks you'd like depending how long you are staying or how cold you expect it to be. The Yurt will comfortabl heat freezing nights as well, it just will use propane more quickly. Water We provide a filtered, clean water with each visit. We also provide a pitcher of water in the bathroom for brushing teeth and washing hands and face. If you are staying longer than two nights, or if you expect for any reason to use more water than provided, we ask that you bring the additional water with you, keeping in mind it is a short (4-minute) hike from parking to the Yurt. In some cases with enough notice we may be able to provide additional water for your stay for an additional charge. Kitchenette We provide an electric kettle, a mini fridge and freezer, a microwave for use during your stay. We provide a gas Cuisinart Grill for use on the deck. If you plan to use the grill, please do a $10 mini-propane add-on so we can make sure there is fresh propane provided. We also provide cups, wine glasses, a French Press for coffee making, and plates and bowls. Please do not put the plastic plates and mugs in the microwave. Please throw any compostable food into the compost bin or compost bag provided in the kitchenette and empty it into our large outdoor compost bin at the end of each day. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please do not put meat or dairy products in the compost. If you bring meat or dairy products into the Yurt, we ask that you take any meat or diary trash out with you and dispose of it elsewhere. We have provided trash bags for this purpose. Please keep any meat and dairy products and trash in airtight sealed containers in the Yurt until you are able to dispose of them. Shower If you add-on the Shower Setup ($30) we will fill it with water, and provide 2 towels and biodegradable soap. This is an outdoors camping shower enclosed by shower curtains with a dirt floor; it is very rudimentary, but if you add warm water from the kettle it will be nice and warm. Please do not use any of your own products like soap, shampoo, or conditioner in the shower because it will be bad for the forest floor. Trash Please dispose of regular trash and recycling in our regular trash cans across from where you park. Walton automatically sorts recycling from trash so both can go in the same bins (we separate our recycling in a different bag just so the trash doesn’t contaminate it, but put it in the same bin as the trash.) Compost (fruit + veggie scraps, tea + coffee grounds, toilet bag) gets taken to outdoor compost bin on path to parking and covered with hay or leaves Meat + dairy stays sealed in an airtight container when in the Yurt and taken with you when you leave Rules 1) Please remove shoes as soon as you enter the Yurt 2) Please scoop sawdust anytime you use the toilet, and please take the toilet sawdust out to the compost bin once it is 2/3 of the way full or when you leave, whichever comes first. (If you are only staying 1-2 nights and prefer not to do this, that is fine, just please let us know you didn’t get a chance to bring out the toilet compost and our cleaner will take care of it.) 3) Please turn off all electricity, including all lights and heaters every time you leave the Yurt, especially when you end your trip. 4) Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please put any compostable food in the kitchen compost and take that compost out to the outdoor compost every couple days, covering the compost with leaves or hay once it is disposed of. Please take meat or diary trash with you when you leave. 5) Please do not put the plastic plates and mugs in the microwave. 6) Please wipe down the grill when finished use, make sure to turn off the gas when done, and please do not bring the grill inside the Yurt. 7) Please don't use any products in the shower except the soap we provide

Local hiking trails abound and a nature conservancy viewing area is only a few minutes away. Hunters, during the season of course, deer and turkey have been sighted in the adjacent field and eagles soar above! I am in a small cabin on the landing above if needed, and you’ll have all the privacy you desire! Cook on your camping stove and eat under the stars! I just bought the property so your feedback during and after your stay would be greatly appreciated! Local eggs, bacon, pork, beef from nearby Stony Creek Farm can be purchased, ordered and delivered to you upon arrival for a delicious farm fresh breakfast for you to cook! We have a very nice walk right from the tent sites, on our dirt road. Its a 3 mile loop. If you want to bicycle on the dirt road, a mountain bike is recommended. Of course you are welcome to stay put! Sit, read, meditate, sleep, do yoga or other mind/body practices on our open-air yoga platform, Nandi Yoga Pavilion. It was a cinderblock extension of the cow barn. We took it down and used the foundation for the pavilion.

A mini electric hot water heater will provide roughly 5-8 minutes of use. * A woodstove with an automatic damper is the only source of heating in the cabin and requires an understanding of how to use it effectively. Guests will be provided an informational video of how to build a fire as well as the operation manual from the manufacturer. Guests should arrive accordingly as it may take time to warm the cabin. * A window A/C unit is provided in the summer months. * You will be residing in an area backing up to woods and next to open fields. As such you may encounter various wildlife like: insects, spiders, raccoons, birds, bees, mice, voles, chipmunks , squirrels, skunks, foxes, deer, coyotes, groundhogs, wild turkey, quail, and more. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

The rolling creek, a feeder searching for it's mama - the Delaware River - runs down the mountainside and over the rocks to give power and life to the falls. This gorgeous 24' Yurt includes electricity, excellent Wifi, comfortable Queen beds (one mattress on a bed frame and up to two floor mattresses), a refrigerator, and a pristine compost toilet. There is no running water but we provide one gallon of drinking water and one gallon of water for washing up in the bathroom. You can add-on our outdoors camping shower setup for an additional $30, which is more like a birdbath than a real shower, but you can add hot water so it is warm. Sit on our gorgeous rocking chairs on the deck and grill, and stargaze from bed through the dome in the ceiling. Please also note that there are extra charges for more than 2 guests ($15/ person/ night), pets ($25/ stay), propane for heat (if needed- $25/ tank) mini-propane for gas grill ($10) wood bundle for outdoor fire ($15) and outdoor shower setup ($30 for us to fill with water, provide biodegradable soap, and two towels). You can add these to your booking under 'Extras' Please read through all details below to help prepare you for your stay : ) Wifi We have excellent high-speed fiberoptic Wifi. There is no cell service, so make sure to save it before you arrive. Sound Expect to hear all the sounds of nature that you hear when sleeping in a tent. While the Yurt is insulated and stays warm, sound-wise it is like a tent rather than like a house, so expect to hear the sounds of the woods and the weather during your stay. Windows The screen windows close two different ways: to keep the Yurt insulated there is a velcroed thick plastic cover that is clear. To keep out light/ for added privacy you can roll down a solid canvas flap and zip them shut. Please note that both of these things need to happen from outside the Yurt, so you may want to set them how you want them before you turn in for the night. Please reset windows to how you found them when you leave. Bathroom Our compost toilet is lined with a compostable trash bag. Please scoop sawdust from the Periwinkle Milk Crate into the toilet after each use of the toilet. You should scoop enough sawdust to completely and generously cover everything in the toilet. When you end your trip and leave the Yurt, and/or when the toilet is 2/3 full, please tie shut the compostable bag and dump the bag into our compost. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. (If you are only staying for 1-2 nights and would prefer not to do this, that is totally fine! Just let us know you didn’t get a chance to bring it out.) There is a pitcher with water and a wash bin for brushing teeth/ washing hands in the bathroom. You can empty the wash bin outside when finished using it. We also provide all-purpose soap. Heat The Yurt is well insulated and runs on a propane heater. Please note that propane is not included in your stay and each tank is $25; you can find them under add-ons. Each propane tank will comfortably heat the yurt a night as cold as 30-degree night up to 24hrs. Decide how many tanks you'd like depending how long you are staying or how cold you expect it to be. The Yurt will comfortabl heat freezing nights as well, it just will use propane more quickly. Water We provide a filtered, clean water with each visit. We also provide a pitcher of water in the bathroom for brushing teeth and washing hands and face. If you are staying longer than two nights, or if you expect for any reason to use more water than provided, we ask that you bring the additional water with you, keeping in mind it is a short (4-minute) hike from parking to the Yurt. In some cases with enough notice we may be able to provide additional water for your stay for an additional charge. Kitchenette We provide an electric kettle, a mini fridge and freezer, a microwave for use during your stay. We provide a gas Cuisinart Grill for use on the deck. If you plan to use the grill, please do a $10 mini-propane add-on so we can make sure there is fresh propane provided. We also provide cups, wine glasses, a French Press for coffee making, and plates and bowls. Please do not put the plastic plates and mugs in the microwave. Please throw any compostable food into the compost bin or compost bag provided in the kitchenette and empty it into our large outdoor compost bin at the end of each day. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please do not put meat or dairy products in the compost. If you bring meat or dairy products into the Yurt, we ask that you take any meat or diary trash out with you and dispose of it elsewhere. We have provided trash bags for this purpose. Please keep any meat and dairy products and trash in airtight sealed containers in the Yurt until you are able to dispose of them. Shower If you add-on the Shower Setup ($30) we will fill it with water, and provide 2 towels and biodegradable soap. This is an outdoors camping shower enclosed by shower curtains with a dirt floor; it is very rudimentary, but if you add warm water from the kettle it will be nice and warm. Please do not use any of your own products like soap, shampoo, or conditioner in the shower because it will be bad for the forest floor. Trash Please dispose of regular trash and recycling in our regular trash cans across from where you park. Walton automatically sorts recycling from trash so both can go in the same bins (we separate our recycling in a different bag just so the trash doesn’t contaminate it, but put it in the same bin as the trash.) Compost (fruit + veggie scraps, tea + coffee grounds, toilet bag) gets taken to outdoor compost bin on path to parking and covered with hay or leaves Meat + dairy stays sealed in an airtight container when in the Yurt and taken with you when you leave Rules 1) Please remove shoes as soon as you enter the Yurt 2) Please scoop sawdust anytime you use the toilet, and please take the toilet sawdust out to the compost bin once it is 2/3 of the way full or when you leave, whichever comes first. (If you are only staying 1-2 nights and prefer not to do this, that is fine, just please let us know you didn’t get a chance to bring out the toilet compost and our cleaner will take care of it.) 3) Please turn off all electricity, including all lights and heaters every time you leave the Yurt, especially when you end your trip. 4) Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please put any compostable food in the kitchen compost and take that compost out to the outdoor compost every couple days, covering the compost with leaves or hay once it is disposed of. Bisaccia Botanical Gardens was once part of the 160 Acre, Meridale Farms.  Historically, Meridale Farms was a premiere dairy farm known for its special breed of dairy cows. Stone walls at the front of the property were constructed in the late 17th century and are a testament to the history of the property.Learn more about this land:Small, organic, vegetable farm located in the Northwest portion of the Catskill Mountains situated between the cities of Delhi and Oneonta. Welcome to Camp Handsome Hollow! Celebrate family, fun and friends in the perfect location for a memorable and relaxing visit! The Camp is built from the heart, with thoughtful and convenient amenities, designed for comfortable group gatherings. Enjoy the open and dynamic space, stroll the nature trail, listen to the babbling stream and lounge around the pond. Breathe fresh mountain air while cooking outdoors in the amazing kitchen. Relax under the pavilion with ambient lighting. Play horseshoes or yard games while listening to Bluetooth surround sound. Leisurely recreate on site or nearby, while enjoying nature and various activities. Camp Handsome Hollow is designed with your group in mind! It has plenty of space, designated for only one group at a time, minimum 6 guests, maximum 25 guests, 5 years and under free. Furry friends are welcome. We are open the first weekend in June, thru the end of October (Thursday-Monday). To assist with an easy and enjoyable visit, the camp has bountiful amenities. Prep and prepare delicious meals, in a stocked, covered, comfortable and lit (led) outdoor kitchen. Enjoy meal prep with our various, bulk cast iron cookware and season with an array of available spices. Cook over an open flame on the elongated wood fired grill. Grill on one or two of our commercial grade charcoal grills. Fuel is easy with our self-serve firewood for purchase or bring your own charcoal. Rent a burner, fryer, crab pot or wok included with propane, to experiment and create a memorable meal. Easily access cold food and drinks with a full-size refrigerator, in the nearby pavilion. Safely store supplies with plenty of ample dry shelving. Making coffee for your group is easy, using our fresh, well water and bulk 15 cup coffee maker. Conveniently, power rice cookers and crock pots at our small appliance station. Enjoy meals and quality time utilizing multiple areas, such as our wrap around bench, picnic tables, and lean to area. Afterwards, dishes are easy, including late night clean up with our lighted, double sink dishwashing and drying area. Listen and enjoy your playlists with the Pyle Bluetooth surround system while playing fun yard games or shoot some hoops (bring your own ball). Access our unique bathhouse and clean, interesting outhouse. Build a campfire, whenever you like in our firepit with self-serve firewood. In the evenings, illuminate a portion of the camp with the horseshoe pit overhead lights. Star gazing is amazing with dim lighting or bring a telescope. The activities and adventure continue offsite and nearby from natural areas and a distillery to outdoor Mexican food with a view. Enjoy breathtaking mountain and country views while strolling along Shea and Klondike Road. View functional stick and stone art or experience a tour, onsite with #9's Polish Designs (the host), upon request/reservation. Offsite and for easy water recreation, swim, fish or relax on the river rock beach, at the East Branch River Access, only 8 minutes away from camp. Enjoy a river trip, and leisurely float on the river. Soaring Eagle, less than 15 minutes away, provides the necessities, kayaks, tubes, rafts and canoes, plus transportation. Beyond the river and just a few minutes away, Rock Valley Spirits, offers distillery tours/tastings/cocktails with scenic outdoor views and seating. Grab a bite to eat at Salsa Shack, less than 10 minutes away, while gazing at the lush greenery, mountain views and beaver pond. Afterwards, work off the meal, with an amazing and scenic hike, or walking trails. The famous Jensen Ledges and Patridge Walking Trail are a short drive away. On the way back to camp take a quick dip at the Lordville River Access, stop at the Equinunk General Store or grab some ice cream at The Cow Lick. Besides the plethora of possibilities, other amenities are included with your stay. As an overview, included with the camp are bulk cooking items (pots, pans, serving utensils, knives, spices), large 15 cup coffee maker/urn and 7 to 14 gallons of fresh, drinkable, well water for your usage. Upon reservation, we provide a kitchen content list of specific items. Please bring your own dishes, flatware, cooking oils, paper products, storage containers, etc. We apologize for the length of the description but want to mention the possibilities that may be of interest or a deciding factor when choosing your home away from home! Follow the short walking trail down the steps from the parking area where you will find multiple great locations to set up along our private, trout-filled brook nestled amongst the Hemlock trees. Whether it's just you, a family or a larger camping party we are sure you will enjoy your stay. To make your stay as memorable as possible we have provided camp with plenty of space to choose a great tent site, a small platform that will fit a standard tent or can be used as needed, a fire pit for campfires or cooking, rustic seating, a picnic table, portable drinking water, BBQ grill, trash removal and a composting toilet. There is plenty to do and see right here at camp from all nature has to offer with its pure beauty and wildlife. Feel free to stroll down the banks of the brook or just splash in the water. Looking for more water fun? Our brook feeds directly into the East Branch of the Delaware River just downstream. Perhaps try your luck with a fishing pole and catch some brook trout (NYS Fishing Permit required). Looking for more adventure to experience. We are located just minutes from both the East and West Branches of the Delaware River where you can canoe, fish, swim or nature watch. Just minutes away is Bear Spring Mountain State Park which offers multi-use trails, swimming pond and boat rentals. Locally you will find multiple covered bridges, local breweries, hiking trails, waterfalls, antiques, shops, restaurants, and more. Pets are welcome! Please be sure your pet is on a leash at all times! We have our own pets and nature has provided a multitude of wild animals that your pet could come in contact with and we would hate to have anything happen to any of them. Guests are responsible for providing their own tents, bedding and food. Roadside parking is available next to the campsite and can hold up to 5 vehicles with more parking available at the main house if needed (please ask in advance).

Our farm is just 6 miles from the village, Bovina Center. Bovina Center is close to Roxbury, Margaretville, Andes, Delhi, Stamford, and Hobart all great places to explore for galleries, bookstores, restaurants, antiques, happenings, fairs and festivals. In Bovina Center we have a destination restaurant, Brushland, a general store, Russels, a new local brewery, Bovina Farm and Fermentory. There is hiking right from our town, on Bramley Mountain that's 2,812 feet. The elevation at Meanwhile Back At The Farm is 2030 feet. We have a very nice walk right from the tent sites, on our dirt road. Its a 3 mile loop. If you want to bicycle on the dirt road, a mountain bike is recommended. Of course you are welcome to stay put! Sit, read, meditate, sleep, do yoga or other mind/body practices on our open-air yoga platform, Nandi Yoga Pavilion. It was a cinderblock extension of the cow barn. We took it down and used the foundation for the pavilion.

Welcome to The Cabin at Jack’s Hill - a simple, serene, low grid cabin far away from it all. This seasonal, cozy cabin is ideal for small groups to enjoy the splendor of the Western Catskills. Here you can connect with nature on six lovely acres perfect for star gazing. Gather round the firepit or cozy up on the covered deck while watching the fireflies. Inside this unassuming one room cabin is a full size stove, fridge, sink, and dining table. Enjoy a restful, quiet sleep on the plush Queen bed fitted with luxurious bamboo sheets. An additional pillow topped Queen bed is available in the sleeper sofa making this the quintessential spot for up to four guests. Our cabin is remote yet close to many nearby attractions including hiking, skiing, public access fishing along the Delaware, shopping, dining, adventure, and more. As this is a low grid, ecologically minded property it is important to note the following: * There is no running water available, washing water and drinking water are provided. * A clean outhouse is provided with a composting toilet. * We provide an outdoor shower during the warmer months only. The shower utilizes non potable rain water and the amount of water available is dependent on the weather. A mini electric hot water heater will provide roughly 5-8 minutes of use. * A woodstove with an automatic damper is the only source of heating in the cabin and requires an understanding of how to use it effectively. Guests will be provided an informational video of how to build a fire as well as the operation manual from the manufacturer. Guests should arrive accordingly as it may take time to warm the cabin. * A window A/C unit is provided in the summer months. * You will be residing in an area backing up to woods and next to open fields. As such you may encounter various wildlife like: insects, spiders, raccoons, birds, bees, mice, voles, chipmunks , squirrels, skunks, foxes, deer, coyotes, groundhogs, wild turkey, quail, and more. If you are squeamish about any wildlife encounters during your stay this is not the place for you. These creatures reside in nature and we have no control over them. We do not provide any refund if you encounter wildlife during your stay. * There is no wifi or television, and cell service is minimal.
