This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

You can still see remnants of the gristmill that use to operate there. Many great memories have been made at the Falls and we now want to share our slice of paradise with you. The rolling creek, a feeder searching for it's mama - the Delaware River - runs down the mountainside and over the rocks to give power and life to the falls. The steady flow makes you think you are far from civilization. But not really - only a short hike and you travel from the falls to a dirt road to a paved highway in a matter of a few minutes. Over thousands of years and a few hundred year floods nature has made this wonderful cave-like formation under and behind the waterfall. The flat rock is a great place to picnic and enjoy the tranquility of the water. The trees surrounding the area make a fitting canopy for this unique campsite. The mountain behind is great for climbing and a short walk down the creek will get you to the base of Jensons Ledges. The ledges are a steep hike up a mountain to a spectacular vista. This gorgeous 24' Yurt includes electricity, excellent Wifi, comfortable Queen beds (one mattress on a bed frame and up to two floor mattresses), a refrigerator, and a pristine compost toilet. There is no running water but we provide one gallon of drinking water and one gallon of water for washing up in the bathroom. You can add-on our outdoors camping shower setup for an additional $30, which is more like a birdbath than a real shower, but you can add hot water so it is warm. Sit on our gorgeous rocking chairs on the deck and grill, and stargaze from bed through the dome in the ceiling. Please also note that there are extra charges for more than 2 guests ($15/ person/ night), pets ($25/ stay), propane for heat (if needed- $25/ tank) mini-propane for gas grill ($10) wood bundle for outdoor fire ($15) and outdoor shower setup ($30 for us to fill with water, provide biodegradable soap, and two towels). You can add these to your booking under 'Extras' Please read through all details below to help prepare you for your stay : ) Wifi We have excellent high-speed fiberoptic Wifi. There is no cell service, so make sure to save it before you arrive. Sound Expect to hear all the sounds of nature that you hear when sleeping in a tent. While the Yurt is insulated and stays warm, sound-wise it is like a tent rather than like a house, so expect to hear the sounds of the woods and the weather during your stay. Windows The screen windows close two different ways: to keep the Yurt insulated there is a velcroed thick plastic cover that is clear. To keep out light/ for added privacy you can roll down a solid canvas flap and zip them shut. Please note that both of these things need to happen from outside the Yurt, so you may want to set them how you want them before you turn in for the night. Please reset windows to how you found them when you leave. Bathroom Our compost toilet is lined with a compostable trash bag. Please scoop sawdust from the Periwinkle Milk Crate into the toilet after each use of the toilet. You should scoop enough sawdust to completely and generously cover everything in the toilet. When you end your trip and leave the Yurt, and/or when the toilet is 2/3 full, please tie shut the compostable bag and dump the bag into our compost. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. (If you are only staying for 1-2 nights and would prefer not to do this, that is totally fine! Just let us know you didn’t get a chance to bring it out.) There is a pitcher with water and a wash bin for brushing teeth/ washing hands in the bathroom. You can empty the wash bin outside when finished using it. We also provide all-purpose soap. Heat The Yurt is well insulated and runs on a propane heater. Please note that propane is not included in your stay and each tank is $25; you can find them under add-ons. Each propane tank will comfortably heat the yurt a night as cold as 30-degree night up to 24hrs. Decide how many tanks you'd like depending how long you are staying or how cold you expect it to be. The Yurt will comfortabl heat freezing nights as well, it just will use propane more quickly. Water We provide a filtered, clean water with each visit. We also provide a pitcher of water in the bathroom for brushing teeth and washing hands and face. If you are staying longer than two nights, or if you expect for any reason to use more water than provided, we ask that you bring the additional water with you, keeping in mind it is a short (4-minute) hike from parking to the Yurt. In some cases with enough notice we may be able to provide additional water for your stay for an additional charge. Kitchenette We provide an electric kettle, a mini fridge and freezer, a microwave for use during your stay. We provide a gas Cuisinart Grill for use on the deck. If you plan to use the grill, please do a $10 mini-propane add-on so we can make sure there is fresh propane provided. We also provide cups, wine glasses, a French Press for coffee making, and plates and bowls. Please do not put the plastic plates and mugs in the microwave. Please throw any compostable food into the compost bin or compost bag provided in the kitchenette and empty it into our large outdoor compost bin at the end of each day. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please do not put meat or dairy products in the compost. If you bring meat or dairy products into the Yurt, we ask that you take any meat or diary trash out with you and dispose of it elsewhere. We have provided trash bags for this purpose. Please keep any meat and dairy products and trash in airtight sealed containers in the Yurt until you are able to dispose of them. Shower If you add-on the Shower Setup ($30) we will fill it with water, and provide 2 towels and biodegradable soap. This is an outdoors camping shower enclosed by shower curtains with a dirt floor; it is very rudimentary, but if you add warm water from the kettle it will be nice and warm. Please do not use any of your own products like soap, shampoo, or conditioner in the shower because it will be bad for the forest floor. Trash Please dispose of regular trash and recycling in our regular trash cans across from where you park. Walton automatically sorts recycling from trash so both can go in the same bins (we separate our recycling in a different bag just so the trash doesn’t contaminate it, but put it in the same bin as the trash.) Compost (fruit + veggie scraps, tea + coffee grounds, toilet bag) gets taken to outdoor compost bin on path to parking and covered with hay or leaves Meat + dairy stays sealed in an airtight container when in the Yurt and taken with you when you leave Rules 1) Please remove shoes as soon as you enter the Yurt 2) Please scoop sawdust anytime you use the toilet, and please take the toilet sawdust out to the compost bin once it is 2/3 of the way full or when you leave, whichever comes first. (If you are only staying 1-2 nights and prefer not to do this, that is fine, just please let us know you didn’t get a chance to bring out the toilet compost and our cleaner will take care of it.) 3) Please turn off all electricity, including all lights and heaters every time you leave the Yurt, especially when you end your trip. 4) Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please put any compostable food in the kitchen compost and take that compost out to the outdoor compost every couple days, covering the compost with leaves or hay once it is disposed of. Please take meat or diary trash with you when you leave. 5) Please do not put the plastic plates and mugs in the microwave. 6) Please wipe down the grill when finished use, make sure to turn off the gas when done, and please do not bring the grill inside the Yurt. 7) Please don't use any products in the shower except the soap we provide

The fall, cool crisp days and changing leaves are just a few short weeks away. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. Plenty of space for cars and motorcycles. We offer 3 spacious all-season cabin tents, and a heated recreational cabin on the shore of a deep-water pond with a bonfire peninsula. Each tent is secured to a roofed, heavy timbered post and beam platform, has its own private camp fire pit and is privately situated away from the other tent platforms. One tent has a king bed, another a queen, and the third has queen bunk beds. The Adirondack sided recreation cabin with screened porch has a queen bed and twin bunks sleeping a total of 4. The site accommodates 12 for $390 a a 2 night minimum. We offer a 10% discount if you stay for 7 nights. Within walking distance, there is a heated double bath house with hot and cold running water, and each bathroom has a sink, shower, and conventional flush toilet. We provide mattresses with mattress covers and pillows. You bring sleeping bags, sheets, pillow cases, towels, and whatever you need for your comfort. Don't forget to pack your life jackets for pond and river activities. We do not provide boats or any other water apparatus, and recreation is at your own risk. The Delaware River and its East and West Branches are within 10 minutes of the site. Enjoy fishing, canoeing, kayaking or tubing. We have a very nice walk right from the tent sites, on our dirt road. Its a 3 mile loop. If you want to bicycle on the dirt road, a mountain bike is recommended. Of course you are welcome to stay put! Sit, read, meditate, sleep, do yoga or other mind/body practices on our open-air yoga platform, Nandi Yoga Pavilion. It was a cinderblock extension of the cow barn. We took it down and used the foundation for the pavilion.

Hello and welcome to our newly finished cabin! We can’t wait for you to arrive! Enjoy “camping/glamping” indoors in our upstate New York 16x20 insulated boho/rustic cabin complete with Queen sized bed, pull out sofa with Queen sized mattress, kitchenette with sink, water (both cold and hot), mini-fridge, microwave, propane cooktop, coffeemaker, pots/pans/dishes/utensils and table/benches. Our “outhouse” is an en suite (in the cabin) composting (sawdust and/or other compostable material) toilet, shower and hand-washing sink. Heating is currently via an oil-filled electric heater(DeLonghi type). An outdoor covered area attached to the cabin provides a table with benches, chairs, charcoal bbq and accessories, camp chairs, and some room to store extra outdoor equipment you might have. Just 1.5 miles from the interstate, our cabin is situated on a little over an acre of land in the rural Hamlet of Fishs Eddy, New York, surrounded by mountains, with nearby access to fishing, swimming and kayaking/canoeing at the public access point about 1 mile away, and world class golfing about 20 minutes away. Occasionally, eagles soar above the trees across the road, and owls and other wildlife make themselves known in the woodland surrounding the property. Wild turkey and deer are commonly seen and cross through or close. There’s some footage in the woods to take a short walk, or sit on the Adirondack chairs and bench and enjoy a picnic. (Carry-in/carry-out/leave no trace an absolute must due to wildlife). The main house is directly across from the cabin(about 100 feet), separated by a sizable lawn with a handmade custom steel fire ring, and room to set up any lawn games or activities you might bring with you. The groundskeeper/caretaker/super/engineer who designed the water system and finished the cabin currently occupies the main house with his family. He is available for any questions, concerns or problems that may arise in the cabin or on the property, and can point you to local hiking/running areas. He also can give you the coordinates to get to a few of the local fresh water springs, where you can collect your own spring water. Wi-Fi is available on the property closer to the main house near the parking area. We are currently working to improve accessibility and hope to resolve it by the time you book. Cell service (depending on your carrier) is spotty due to the topography of the area, but you can take a quick drive down the road to what we call the “phone booth” (the parking lot of the DPW) and get great service. Right down the road, check to see if the “FRESH EGGS” sign is up and if there are any eggs available in the cooler. There is a $3 charge per dozen for the eggs and it’s honor system. You might see the chickens running around the driveway making sure they are earning their cash. Just one exit away, (about 7 miles) is the town of Hancock, dubbed, “The Gateway to the Upper Delaware.” You’ll have access to gas, groceries and libations, or grab a drink and dinner at the Hancock House Hotel, Little Italy, or the Circle E Diner, which serves some of the best pie in town! (Apple, Apple Upside Down, Chocolate Cream, Coconut Custard…). In Hancock you will also find kayak rentals with shuttle service, and the highway that will take you on a scenic drive to the Zane Roebling Bridge. The French Woods Golf course is about a 20 minute drive from Fishs Eddy. If you’re in the mood for a longer drive, just under and hour, you can ride into Binghamton and check out the historic district, or just get some needed shopping done at the big box stores available.

This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

There is no running water but we provide one gallon of drinking water and one gallon of water for washing up in the bathroom. You can add-on our outdoors camping shower setup for an additional $30, which is more like a birdbath than a real shower, but you can add hot water so it is warm. Sit on our gorgeous rocking chairs on the deck and grill, and stargaze from bed through the dome in the ceiling. Please also note that there are extra charges for more than 2 guests ($15/ person/ night), pets ($25/ stay), propane for heat (if needed- $25/ tank) mini-propane for gas grill ($10) wood bundle for outdoor fire ($15) and outdoor shower setup ($30 for us to fill with water, provide biodegradable soap, and two towels). You can add these to your booking under 'Extras' Please read through all details below to help prepare you for your stay : ) Wifi We have excellent high-speed fiberoptic Wifi. There is no cell service, so make sure to save it before you arrive. Sound Expect to hear all the sounds of nature that you hear when sleeping in a tent. While the Yurt is insulated and stays warm, sound-wise it is like a tent rather than like a house, so expect to hear the sounds of the woods and the weather during your stay. Windows The screen windows close two different ways: to keep the Yurt insulated there is a velcroed thick plastic cover that is clear. To keep out light/ for added privacy you can roll down a solid canvas flap and zip them shut. Please note that both of these things need to happen from outside the Yurt, so you may want to set them how you want them before you turn in for the night. Please reset windows to how you found them when you leave. Bathroom Our compost toilet is lined with a compostable trash bag. Please scoop sawdust from the Periwinkle Milk Crate into the toilet after each use of the toilet. You should scoop enough sawdust to completely and generously cover everything in the toilet. When you end your trip and leave the Yurt, and/or when the toilet is 2/3 full, please tie shut the compostable bag and dump the bag into our compost. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. (If you are only staying for 1-2 nights and would prefer not to do this, that is totally fine! Just let us know you didn’t get a chance to bring it out.) There is a pitcher with water and a wash bin for brushing teeth/ washing hands in the bathroom. You can empty the wash bin outside when finished using it. We also provide all-purpose soap. Heat The Yurt is well insulated and runs on a propane heater. Please note that propane is not included in your stay and each tank is $25; you can find them under add-ons. Each propane tank will comfortably heat the yurt a night as cold as 30-degree night up to 24hrs. Decide how many tanks you'd like depending how long you are staying or how cold you expect it to be. The Yurt will comfortabl heat freezing nights as well, it just will use propane more quickly. Water We provide a filtered, clean water with each visit. We also provide a pitcher of water in the bathroom for brushing teeth and washing hands and face. If you are staying longer than two nights, or if you expect for any reason to use more water than provided, we ask that you bring the additional water with you, keeping in mind it is a short (4-minute) hike from parking to the Yurt. In some cases with enough notice we may be able to provide additional water for your stay for an additional charge. Kitchenette We provide an electric kettle, a mini fridge and freezer, a microwave for use during your stay. We provide a gas Cuisinart Grill for use on the deck. If you plan to use the grill, please do a $10 mini-propane add-on so we can make sure there is fresh propane provided. We also provide cups, wine glasses, a French Press for coffee making, and plates and bowls. Please do not put the plastic plates and mugs in the microwave. Please throw any compostable food into the compost bin or compost bag provided in the kitchenette and empty it into our large outdoor compost bin at the end of each day. Every time you use the outdoor compost, please cover what you have disposed of with either leaves or the hay provided in the center bin. Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please do not put meat or dairy products in the compost. If you bring meat or dairy products into the Yurt, we ask that you take any meat or diary trash out with you and dispose of it elsewhere. We have provided trash bags for this purpose. Please keep any meat and dairy products and trash in airtight sealed containers in the Yurt until you are able to dispose of them. Shower If you add-on the Shower Setup ($30) we will fill it with water, and provide 2 towels and biodegradable soap. This is an outdoors camping shower enclosed by shower curtains with a dirt floor; it is very rudimentary, but if you add warm water from the kettle it will be nice and warm. Please do not use any of your own products like soap, shampoo, or conditioner in the shower because it will be bad for the forest floor. Trash Please dispose of regular trash and recycling in our regular trash cans across from where you park. Walton automatically sorts recycling from trash so both can go in the same bins (we separate our recycling in a different bag just so the trash doesn’t contaminate it, but put it in the same bin as the trash.) Compost (fruit + veggie scraps, tea + coffee grounds, toilet bag) gets taken to outdoor compost bin on path to parking and covered with hay or leaves Meat + dairy stays sealed in an airtight container when in the Yurt and taken with you when you leave Rules 1) Please remove shoes as soon as you enter the Yurt 2) Please scoop sawdust anytime you use the toilet, and please take the toilet sawdust out to the compost bin once it is 2/3 of the way full or when you leave, whichever comes first. (If you are only staying 1-2 nights and prefer not to do this, that is fine, just please let us know you didn’t get a chance to bring out the toilet compost and our cleaner will take care of it.) 3) Please turn off all electricity, including all lights and heaters every time you leave the Yurt, especially when you end your trip. 4) Please never leave any food in the Yurt for more than one day that isn’t sealed in an airtight container. Please put any compostable food in the kitchen compost and take that compost out to the outdoor compost every couple days, covering the compost with leaves or hay once it is disposed of. The fall, cool crisp days and changing leaves are just a few short weeks away. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. Joe's Hideaway is located on the 100+ acre French Woods Farm. The several acre “glamorous” camping compound sits at the end of a half mile private road. We love to host large groups. Plenty of space for cars and motorcycles. We offer 3 spacious all-season cabin tents, and a heated recreational cabin on the shore of a deep-water pond with a bonfire peninsula. Each tent is secured to a roofed, heavy timbered post and beam platform, has its own private camp fire pit and is privately situated away from the other tent platforms. One tent has a king bed, another a queen, and the third has queen bunk beds. The Adirondack sided recreation cabin with screened porch has a queen bed and twin bunks sleeping a total of 4. The site accommodates 12 for $390 a a 2 night minimum. We offer a 10% discount if you stay for 7 nights. Within walking distance, there is a heated double bath house with hot and cold running water, and each bathroom has a sink, shower, and conventional flush toilet. We provide mattresses with mattress covers and pillows. You bring sleeping bags, sheets, pillow cases, towels, and whatever you need for your comfort. Don't forget to pack your life jackets for pond and river activities. We do not provide boats or any other water apparatus, and recreation is at your own risk. The Delaware River and its East and West Branches are within 10 minutes of the site. Enjoy fishing, canoeing, kayaking or tubing. OARS (“Outdoor Adventure River Associates”) located a few miles away in Hancock offers affordable watercraft rentals and livery. Drive 15 minutes to farm markets, theaters, shopping, dining. Area watercraft rentals, live music , and village events are plentiful! It’s just a mile to French Woods Golf Course and Country Club, and there are a host of eateries in Hancock, Long Eddy and Callicoon. The quaint village of Hancock is a mere 7 miles away. 13 miles to charming Callicoon of the Delaware. The Delaware River and its East and West Branches are within 10 minutes from the site. Enjoy fishing, canoeing, kayaking or tubing. It’s just a mile to French Woods Golf Course and Country Club, and there are hosts of eateries in Hancock, Long Eddy and Callicoon. Visit the Callicoon Farmer's Market year-round on Sundays, 11-2pm at Callicoon Creek Park and stock up on fresh produce, fruits, breads, pastries, and cheeses. Visit the Museum at Bethel Woods Center for the Arts. Or play a round of golf at the French Woods Golf Course. Take a ride on The Upper Delaware Scenic Byway, which is Route 97, as it extends from Hancock to Port Jervis, and visit the Roebling Bridge and other historic places and museums along the way. An additional pillow topped Queen bed is available in the sleeper sofa making this the quintessential spot for up to four guests. Our cabin is remote yet close to many nearby attractions including hiking, skiing, public access fishing along the Delaware, shopping, dining, adventure, and more. As this is a low grid, ecologically minded property it is important to note the following: * There is no running water available, washing water and drinking water are provided. * A clean outhouse is provided with a composting toilet. * We provide an outdoor shower during the warmer months only. The shower utilizes non potable rain water and the amount of water available is dependent on the weather. A mini electric hot water heater will provide roughly 5-8 minutes of use. * A woodstove with an automatic damper is the only source of heating in the cabin and requires an understanding of how to use it effectively. Guests will be provided an informational video of how to build a fire as well as the operation manual from the manufacturer. Guests should arrive accordingly as it may take time to warm the cabin. * A window A/C unit is provided in the summer months. * You will be residing in an area backing up to woods and next to open fields. As such you may encounter various wildlife like: insects, spiders, raccoons, birds, bees, mice, voles, chipmunks , squirrels, skunks, foxes, deer, coyotes, groundhogs, wild turkey, quail, and more. If you are squeamish about any wildlife encounters during your stay this is not the place for you. These creatures reside in nature and we have no control over them. Our farm is just 6 miles from the village, Bovina Center. Bovina Center is close to Roxbury, Margaretville, Andes, Delhi, Stamford, and Hobart all great places to explore for galleries, bookstores, restaurants, antiques, happenings, fairs and festivals. In Bovina Center we have a destination restaurant, Brushland, a general store, Russels, a new local brewery, Bovina Farm and Fermentory. There is hiking right from our town, on Bramley Mountain that's 2,812 feet. The elevation at Meanwhile Back At The Farm is 2030 feet. We have a very nice walk right from the tent sites, on our dirt road. Its a 3 mile loop. If you want to bicycle on the dirt road, a mountain bike is recommended. Of course you are welcome to stay put! Sit, read, meditate, sleep, do yoga or other mind/body practices on our open-air yoga platform, Nandi Yoga Pavilion. It was a cinderblock extension of the cow barn. We took it down and used the foundation for the pavilion.

Hello and welcome to our newly finished cabin! We can’t wait for you to arrive! Enjoy “camping/glamping” indoors in our upstate New York 16x20 insulated boho/rustic cabin complete with Queen sized bed, pull out sofa with Queen sized mattress, kitchenette with sink, water (both cold and hot), mini-fridge, microwave, propane cooktop, coffeemaker, pots/pans/dishes/utensils and table/benches. Our “outhouse” is an en suite (in the cabin) composting (sawdust and/or other compostable material) toilet, shower and hand-washing sink. Heating is currently via an oil-filled electric heater(DeLonghi type). An outdoor covered area attached to the cabin provides a table with benches, chairs, charcoal bbq and accessories, camp chairs, and some room to store extra outdoor equipment you might have. Just 1.5 miles from the interstate, our cabin is situated on a little over an acre of land in the rural Hamlet of Fishs Eddy, New York, surrounded by mountains, with nearby access to fishing, swimming and kayaking/canoeing at the public access point about 1 mile away, and world class golfing about 20 minutes away. Occasionally, eagles soar above the trees across the road, and owls and other wildlife make themselves known in the woodland surrounding the property. Wild turkey and deer are commonly seen and cross through or close. There’s some footage in the woods to take a short walk, or sit on the Adirondack chairs and bench and enjoy a picnic. (Carry-in/carry-out/leave no trace an absolute must due to wildlife). The main house is directly across from the cabin(about 100 feet), separated by a sizable lawn with a handmade custom steel fire ring, and room to set up any lawn games or activities you might bring with you. The groundskeeper/caretaker/super/engineer who designed the water system and finished the cabin currently occupies the main house with his family. He is available for any questions, concerns or problems that may arise in the cabin or on the property, and can point you to local hiking/running areas. He also can give you the coordinates to get to a few of the local fresh water springs, where you can collect your own spring water. Wi-Fi is available on the property closer to the main house near the parking area. We are currently working to improve accessibility and hope to resolve it by the time you book. Cell service (depending on your carrier) is spotty due to the topography of the area, but you can take a quick drive down the road to what we call the “phone booth” (the parking lot of the DPW) and get great service. Right down the road, check to see if the “FRESH EGGS” sign is up and if there are any eggs available in the cooler. There is a $3 charge per dozen for the eggs and it’s honor system. You might see the chickens running around the driveway making sure they are earning their cash. Just one exit away, (about 7 miles) is the town of Hancock, dubbed, “The Gateway to the Upper Delaware.” You’ll have access to gas, groceries and libations, or grab a drink and dinner at the Hancock House Hotel, Little Italy, or the Circle E Diner, which serves some of the best pie in town! (Apple, Apple Upside Down, Chocolate Cream, Coconut Custard…). In Hancock you will also find kayak rentals with shuttle service, and the highway that will take you on a scenic drive to the Zane Roebling Bridge. The French Woods Golf course is about a 20 minute drive from Fishs Eddy. If you’re in the mood for a longer drive, just under and hour, you can ride into Binghamton and check out the historic district, or just get some needed shopping done at the big box stores available.

Main street in the town of Margaretville NY is a picturesque little village, just 12 min by car offering coffee shops, art galleries, a vintage thrift store, farm to table restaurants, the Binnekill Tavern, a favorite of mine and some boutique shops. You can also shop for all your groceries at Freshtown, a large supermarket that services the area. Take county route 6 over to Andes NY, about a 20 min drive from the cabin and you will find yourself in another super cute little town offering more farm to table restaurants, boutique and antique shops and the hip Wayside Cider Tap Room.
