Just let us know!** We are situated at the end of a private road with only 2 residences. 12+ wooded acres to enjoy(hiking/exploring). At this time, only Sprinter Vans, Truck Campers and small trailers are ideal for the RV sites. Tent campers set up at the back of the property in the woods. Several hiking trails and locations to camp. There are multiple fire rings out back and plenty of fallen wood to burn or you can purchase seasoned split wood bundles on site. Suggested Local Attractions: The property borders a public golf course, downtown Lake Orion or Oxford are less than 1.5 miles as is public access to All-Sports Lake Orion(the lake) as well as others in the area. Dozens of miles of hiking/mountain biking trails. Bald Mountain State Park and Addison Oaks trailheads 2 and 3 miles respectively. Disc Golf courses. Public beaches, paved trails, etc. Or you can just hang out and watch the various wildlife that frequent the property. At least a dozen breweries, distilleries, restaurants a couple miles away, easily able to walk/bike/drive.

10/12/25 The camping season in Michigan is coming to a close. We'll be open through October with full closure starting Nov. 1 through mid-March 2026. If the weather is kind, 2 sites will open, followed by the other 2 beginning May 1. Glad to be able to offer our slice of heaven to you again next year! Thank you to all who chose to stay this year. ***For the preservation of our property, our septic system, the privacy of other campers, all arrivals MUST be prior to dark setting in. If you can't see the signs & posts, you can damage our property AND your vehicle/equipment. Please see the site rules for current max time for check-in. (With changing daylight hours, this time limit will change throughout the season.) *The property has a lot of wildlife; Deer, Turkey, Rabbits, Coyote, Birds, & Fox. *A small creek runs across the back of the property. *There are many lakes just minutes away, as well as the Huron river for fishing & kayaking. *Public beaches at Lake Chemung & Bishop Lake. *Campfires allowed. Plenty of dead wood around, or you can purchase firewood bundles onsite. *Potable water is available to fill water tanks & containers. It is softened from the house. *Sewer dump station is 5 miles away at Brighton Rec Area (there is a fee). *Pets are allowed (cats & dogs only). They must be leashed at all times (15 ft. max). *Guests that are not part of the Hipcamp Reservation, are not allowed on-site. Guests will need to be met at a location other than our Hipcamp. It was the second time we stayed at Julie’s place. The site was very well-maintained, private and beautiful. And there is a farm right next door for some daily activities, especially in the fall! Julie was very flexible and attentive to all my questions. Would definitely recommend this place!

There are beautiful wooded trails, a nearby cider mill, petting farm, pumpkin patch, and a corn maze to explore during the fall. Tom and Julie are very welcoming, friendly, and accommodating, ensuring a safe and memorable stay.

Perfect spot to have some privacy and feel safe. Camping on grass and some level ground is really nice as opposed to a beet down Public camp ground. I sat and talked with owner Tom, great guy. They call people like this good folk. Real good site too solid ground, lots of geese and cranes went by multiple times. Loved the stay here. We tested out a new air tent here had several nice fires and ate few really good steaks our last night. I almost hate post up here about this little gem in fear of others finding out about this gem. Oh did I mention how Responsive and respectful Julie was in returning information and questions getting answered.

Loved our stay, it was a total vibe- very raw land which we appreciate. The goat, chickens, and turkeys follow you everywhere (including the shower) which is hilarious, as they become your own personal groupies- they are little thieves though, so keep your food guarded, they stole a peach from our toddler and some watermelon. Don’t worry it was local and organic. The zip line into the swimming area was really fun and we loved hearing the train pass by several times a day. Our only issue was the amount of poison ivy at two of the RV sites, with a toddler and a dog who love to explore it was impossible to stay out of it. Luckily we were able to utilize a different area for socializing but if the spots are all booked this wouldn’t have been an option. All that said we would still recommend this campsite and would love to return in the future. It was peaceful, wild, calming and exactly what we needed. Om Shanti

I really enjoyed our stay here, it was the perfect place to try out our new truck bed tent. There was so much wood to collect from the forest to have a fire and enjoy the outdoors, I really got to enjoy the wild life. The outhouse is very cute. Michael was a very nice host and very informative and has great communication. If you’re looking to get away from the “city” with access to everything you need this is just that place for you.

This little hidden gem is perfect for those in southeast Michigan who want that up north feeling—without the long drive or the bears. The site I stayed at was incredibly spacious, and well laid out. The amenities were thoughtful, with a fire extinguisher right at the pit making it the safest setup I’ve used. The trails were a nice bonus, good for a relaxed walk through the trees. Firewood was plentiful and good quality. Because it’s not rural, you do occasionally hear traffic in the distance, but it fades into the background. At night, what stands out are the crickets and forest sounds. Overall, it’s spacious, safe, well-stocked, and tucked away in the trees. I'm already planning my return trip!

I've been camping at various Hipcamps this summer. While each and every experience has been wonderful, Tom and Julie's land is outstanding with beautiful scenery. They've thought of everything. Easy to follow site map, land markers to each private campsite, wooded trails with a bridge covered creek, an open meadow and "park", potable water, an oder free valted outhouse with easy access to each site, fire rings, firewood (for a small fee) and a sled to pull the wood to each site, and best of all, they are great hosts. This is a must camp experience rich in history. I'm looking forward to camping here this fall to view all of the fall colors.

Weekend Trip to Peabody Small House

What a peaceful and tranquil place to have as home base to explore Detroit and Ann Arbor Michigan. Temps were high, so having a 50 Amp hook up was so important to us to be able to run our a/c. Also being able to fill some water in our tanks was very helpful as it has been hard to find publicly. Camping World is only 12 miles away in Chelsea and the dump is free if you have A Good Sam’s membership. The hosts were responsive when we needed them but also gave us our space to do our own thing. We were in a 34 ft class A RV and we fit, but you may need some help being guided in, so let them know when you are close by.
