Four full hook-up sites. Max RV length is 38' depending on what site you book! Sites #1 and #2 can accommodate a 32' RV and Sites #3 and #4 can accommodate a 38' RV. If your RV is over 38' we cannot accommodate you. You must back into the driveway from the road (there are no pull through sites). Our driveway is 15' - 20' wide for ease of backing up. 20/30/50 amp electrical, sewer, water, internet WIFI (100mbs), fire pit (please do not move fire pits), and a picnic table are included for each site. Trash bin is at the road. The sites are level, consist of crushed concrete gravel covered by 6a stone, and are 12' wide. One family per site unless you are booking as a group. Check-In is 1:00 p.m. and Check-Out is 11:00 a.m. At this time, we DO NOT accommodate stand alone tent camping as we have no restroom facilities.
Pets are welcome but we ask that you clean up after them, be mindful of other guests, and be respectful of our neighbor's property. IF YOUR PET IS ON THE NEIGHBOR’S PROPERTY YOU WILL BE ASKED TO LEAVE and no refund will be provided.
You are in a land carved by glaciers, seriously! A place away from the rest of the world, but within a short drive to the best Northwest Michigan has to offer. You will not find a more charming place so close to the lakes of Northwest Michigan's lower peninsula and all within driving distance to the coolest cities. In full disclosure, we are not a commercial resort campground or a state park: this is our family property. We are excited in the joy and happy moments this land brings to our family and others. If you want a place with a hundred sites and tons of people around you this is not going to be a place you want to stay.
Bring your boats, canoes, kayaks, bathing suits, and fishing poles! Less than a 3 minute walk to Echo Township Park (Six Mile Lake) with beach, playground and boat launch (yes, you can literally walk there). 25 minutes to Torch Lake Township Day Park (Torch Lake), Antrim Creek Nature Area (Lake Michigan), Norwood Township Park (Lake Michigan), Elm Pointe Recreation area (Lake Charlevoix's South Arm), or Notewares Landing Beach (Lake Bellaire). This is by far the coolest place east of the Mississippi to hit rivers, streams, and lakes.
Hiking at its best! Glacial Hills Pathway and Natural Area Trailhead (Bellaire); Avalanche Preserve (Boyne City); Sleepy Hollow Nature Preserve (East Jordan); and Northpoint Nature Preserve (Charlevoix).

Check out Seven Bridges Nature Area just five miles away. Head over to Short’s Brewery in Bellaire. Take a drive to Turtle Creek Casino and Traverse City in thirty minutes or less. At the end of your exciting day come relax and build a fire in our communal fire pit. Enjoy the colorful sights as we light up the forest at night (weather permitting). Campsites are located in a specific area. You may have camp neighbors not so far away and will not be a guarantee that it’s completely silent or secluded. Please be mindful of one another. We love the sounds of a good time happening but we do ask that after 11 pm weekdays and 12 am weekends that you keep a respectable level. As title says this is camping for ages 18 and up. Front area can accommodate parking for your boat/kayak trailer.

If you need a break from the quiet and relaxation, you can drive over to Kalkaska (12 miles), Mancelona (8 miles), or Traverse City (30 miles) for dinner and shopping.
We have been working on many large and small projects all over our property. We have recently majorly upgraded our road and trail system. Please drive on it gently, respectful of the work we have put into it and of other campers with pets and children. Another project is the rustic boardwalk down to Manistee Lake. This walkway is accessible via Cunningham Rd (the far western border of the property). Bring along some boots that can get a bit dirty, if it rains then it will be muddy, and bring your bug spray. The boardwalk building materials are constructed entirely of onsite native cedar hand-sawn timber – built by your host, Bryce. This leads you to the Manistee Lake frontage. Coming soon: a dock for boating and enjoying the water.
We now have 4 outhouses dispersed throughout the property for your convenience. Please understand we are not able to maintain these outhouses and campers must be respectful and clean up after themselves. Bring toilet paper in case there is none in the outhouses. Please respect our Leave-No-Trace policy and remove all trash from your campsite and area.
Your leashed pets are allowed but you must be respectful of other campers with pets as well. Do not let your pets run loose and to other campsites. All children and pets must be attended at all times for safety reasons.
Ticks are on the rise, and the springtime can be very buggy, and mosquito-y with the surrounding swampy areas. There are bear, coyote, fox, and an assortment of other creatures big and small. This is a wilderness area and so please be aware of wild animals. Never leave children or pets unattended!
The northernmost opening has honey bees maintained by an electric fence. Please keep pets and children away from this area. You are welcome to look at it but do not touch the fence or bother the bees, they are busy making honey for all of Michigan.
There is direct access to 100s of miles of snowmobiling trails spanning from Leetsville to Kalkaska (MCCCT Access). You’ll have access out the eastern gate but please remember to shut the gate going in and out. Otherwise outside ATV traffic will come in off of state land.
All motorized vehicles must stay on the trail system, do not spin tires or tear up the bare ground. The trail system has recently been updated at owner's expense and maintained for your convenience but it is easily rutted. Please be respectful of our trails. You must drive under 10 mph on the property due to safety and insurance regulations. There are areas along the trails that have deep holes close by the trails. Watch your step or driving around these areas. Safe, sober and responsible behavior and driving is imperative on the trails. No alcohol or drug use.
Do not put nails or metal in the trees. Do not use firearms without express written permission from the owners and when other campers are around. Hunting season is set for hunting rental on this site. No additional campsites will be offered during this time. Please contact us (owners) for available hunting dates and rates. This property can accommodate up to 8 hunters.
After 1 1/2 years of completely remodeling our cabin, we now can offer you a lovely stay in a snug, warm 2 bedroom 700 sq foot cabin, comfortably sleeps 6, 1 queen bed in one bedroom, 1 queen and 1 full sized bed in the other bedroom. The cabin is a 2-night minimum stay. It comes with all the amenities, wifi, hot shower, linens, bedding, towels wood stove, electric heat, a completely stocked full kitchen and much, much more. This is our personal family cabin so please treat it gently. Please contact us for scheduling the cabin. Traveling with more than 6? Reach out to us about the additional accommodations available on-site, including 120V RV hookups (addt'l fee). The cabin has internet and internet cell phone connection at the cabin. We are in the wilderness, so the internet is functional but not excellent. There is only cell phone reception on the higher elevations of the property.

We have had dogs, a couple of horses, cats of course and chickens too. The horses, dogs and chickens are gone but we still have cats...and we have a pond off our deck with about 50 goldfish and a couple dozen frogs!!
Our kids are all grown and we are left wondering what is next.
For the past 20 years or so we have had at least one or two camp outs a year on our property with just friends. Then we started thinking "why not invite others?" We know how difficult it can be to get camping reservations in the area....then I bumped into a Hipcamp Host who told me about this.... so here we are!
We are animal and nature lovers and our gardens are here for you to enjoy. We'd love to give you a tour and tell you all about every plant if you are interested. Or we will ignore you and let you do your own thing in our 'backyard'!
We offer rustic boondocks camping or set up nearer to our buildings and we can supply you with power....110, 30 and 50 available for a small extra charge

26 acres of forest, wetlands, pasture, creeks, and a pond. We are a working farm: raising goats, and chickens. We live on site. We are also a County destination as a Petting Farm by appointment; providing personalized and private tours of our farm. The camp site is tucked in off the main road nearly 300 feet but accessed from our driveway. It is a 45 x 15' gravel pad behind a row of trees that runs parallel to the drive. If you park facing west your doors will be facing an old growth forest in which lies a beautiful sandy bottom creek that flows in to Lake Leelanau. We provide an off-the-ground fire pit. Wood is available for purchase at the roadside stand. When the chickens are laying we have fresh eggs available as well for sale. Potable water is available at the barn.
We do provide a porta potty at the barn, as well as, filtered well water at the barn.
Wineries, water, and distilleries abound in every direction. Many are within walking and biking distance. The farm is walking distance to Lake Leelanau and Schneider township park. Walking/hiking trails are available throughout the property and nearby areas. Provemont Pond which lies across M-204 is a lovely natural area with many trails. Shopping or rock hunting in historic Fishtown, aka, Leland is 6 minutes by car, a bit longer by bike. We are just minutes to several Lake Michigan beaches, Suttons Bay and Northport. Drive 25 minutes to Traverse City to the Southeast or 33 minutes Southwest to Sleeping Bear Dune climb and the quaint village of Empire.
Lots to enjoy for the foodies as well. Aside from the many wineries and distilleries, you can find Nittollos italian fare and stone fired pizza. Dicks Pour House where all the locals go, and Fiddleheads which features many local farm foods in their pop-up weekend menus. In Leland you can dine at The Cove, or Leland Lodge. For quick
bites try The Sandwich Shoppe and Carlsons smoked fish during the late spring/summer/early fall times. Fischers Happy Hour on hour way to Northport has the best broasted chicken around. And the VI Grille in Suttons Bay has enough delicious appetizers you could make a meal.

Tina’s spot has everything you need, including tons of firewood and fire starter. Fairly private although they were on site a couple of times since they store things there. Be aware that if you’re coming from the north the gps will take you on a not maintained road, best to avoid. Also there is a camera pointed right at your site.

This is our 2nd time at Elm Valley! Booked both sites and had plenty of space for 2 tents, 1 tear drop camper, and 3 vehicles. Firewood provided and the hosts are very friendly and quick to respond if there are questions. Quiet and conveniently located. Will definitely be back, we love camping here.

We absolutely loved staying here! The property is huge and very private. There is a lovely trail through the woods, a nice fire pit with wood provided, a picnic table and a trash can available. We were here for the peak of the Perseid meteor shower and had an awesome view. Tina and Tom are very friendly and available should you need anything. This is a great base camp for visiting any of the multitude of nearby lakes or hiking trails. We will definitely come back!

It was a great place to stay!!! Site#1 offered us privacy in the evenings around the fire and the joys of being greated by Barred Owls. Enjoyed listening to all the wild life. Jayne's spot was a perfect location in all directions to see things, visit surrounding towns like traverse, leland, and Old Mission. We had a beautiful time. Marty, the camp host, had wonderful suggestions for visiting near by foods and attractions. We were able to also meet Marty's wife as well as Jayne and husband, Mike. They are the nicest humans!!! Would love to return here again someday. 🙂

Campsite was large, easy to find, easy parking, and a nice quiet space.
We were greeted by the nice owners who told us about local places to visit/eat. So welcoming!
We would’ve loved to stay longer to enjoy a campfire with the wood provided, the walking path and beautiful surroundings.
We would definitely recommend this place.

Great spot for camping! Tina and Tom’s property is remote, quiet, and relaxing. The area was clean and hook up was super simple. Tom was there when we arrived to show us the lay of the land and even let us borrow an adapter for a 50 amp hook up because we didn’t have one. Tina is super quick on responding to any questions. Highly recommend if you’re looking for a nice and private site with delightful hosts!

This was a great spot and great location minutes away from Traverse City, Suttons Bay, and Glen Arbor. We were greeted by Marty and Jayne upon arrival. They helped us get situated and filled us in on some extras they could offer. Recommend a few places to eat and explore.

The land was stunning and the hosts were very helpful. We came from hours away by the time we ended up arriving. It just happened to be storming, but the hosts were so nice and still helped my husband figure out how to get set up. There’s a few storage structures on the property but doesn’t get in the way of the beautiful area.

Jayne and her husband were excellent hosts. Jayne was there when we arrived and guided us right to our sites. When we mentioned our plans for the next day, she even shared tips on the best beaches to look for Petoskey stones. Marty, the camp host for the summer, was very friendly as well.
When we were hitching up to leave, the head of a bolt on our hitch snapped off, leaving the remaining piece stuck with no way to unscrew it. Marty had the tools to cut and remove it, then set us up with a new bolt so we could get back on the road. We were incredibly grateful for his help.
We will definitely stay with them again the next time we camp in the area. Great location and truly top‑notch hosts.

Phenomenal hosts! Super accommodating and always willing to help with anything we needed!
The site was a bit tricky to back into but host was helpful in guiding me in. The campsite was spacious with plenty of room for my dogs’ pen with room to spare. Quiet and peaceful surroundings with a small decorated trail that goes to the neighboring site.
A little stick man mysteriously appeared on my bumper … we let him stay 😂
Will definitely stay here again if we are back in the area!

We love site one for our smaller camper. So cozy! This was our second time here. The hosts are so nice and helpful. We had trouble with our hose and Mike came over and helped us. It’s very quiet and private and very pretty. Our dog was welcome there. They had water and electric hook up. It’s so close to everything we wanted to do that we could come home partway during the day and then go back out in the afternoon. Would recommend!
