Two cruiser bikes are available for your use. You are welcome to use the provided helmets (disinfected between guests) or bring your own.
We are a short drive from the village of Newfane which includes a General Store, hardware store, Dutton’s Farm Market, a few restaurants/taverns, and adorable shops. A full grocery store is located about a 10-minute drive away.
Come enjoy all that Southern Vermont offers including nature, small family farms, wine and cheese tasting, delicious farm-to-table restaurants, and local arts. We are located 12 minutes from downtown Brattleboro, 5 minutes from the town of Newfane, 25 minutes from Grafton, and 30 minutes from Bellows Falls.

Important Details to Note:
The tiny home does not have a shower- you can access a full bathroom in the main house which is reserved exclusively for your use.
You will also need to climb a ladder to access the bed.
We offer a strong wifi signal on the property but there is limited cell phone service in most of Newfane and you will likely have no cell service on and around our property. Guests can connect their cell phones to wifi, to send messages, and make calls.
Your hosts live in a separate house on the property and are available anytime to answer your questions.
We have a sweet and (overly) friendly Golden Doodle named Bennett who may sometimes be out and about. 😊 Please let us know if you prefer not to interact with him.
In the winter, someone will come to plow if there is more than a few inches of snow.
No smoking at all, inside the unit or on the grounds.
No littering, loud music, or parties.
Pets are not allowed.
Our space is designed as an adult, couples’ space and may not be suitable for children. If guests hope to bring children, please know that space is limited and we do not provide additional bedding/sleeping accommodations.
Our property is a natural wooded area and, as such, there are hazards, such as rocks, tree roots, poisonous plants, and depending upon weather conditions, cold, wet, and slippery surfaces. There is limited solar lighting around the property after dark.
This area is home to wildlife both big and small. For this reason, we ask guests to take care and clean and pick up any food items left outside the unit to avoid attracting pests and animals.

Each tree is beautiful in its own way, but perhaps no trunk is better for squeezing than those in the 200-year old white pine grove in the Whittemore Recreation Area of the Peoples Forest.
One can only hug so many trees, however, so it’s a good thing there are lots of other things to do in the American Legion and Peoples State Forests. The trails that wind through these wooded acres will keep hikers on their feet for days on end. And the waters of the wild and scenic West Branch of the Farmington River attracts kayakers and fishers from all over Connecticut and even neighboring states. We had a great time camping here! We participated in two glass blowing classes while we were there and Robert & Kathy were such warm and hospitable hosts! We enjoyed some great meals at their fabulous recommended restaurants and even had a magical evening star gazing at their grand opening of their Taft Hill Farm Observatory!

Robert was an amazing host and the campsite was serene. Right next to the river, a built in fireplace, private but accessible - I couldn't have asked for more. Robert was so accommodating and gave me a tour of his studio and let me watch some of the glassblowing in action. It's worth going out of your way.

Great spot, especially for fall camping. The fireplace throws off a lot of heat on the cold nights. The camp site was clean and had a solid picnic table. Make sure to look up Robert DuGrenier Glass Art Gallery for your directions, the entrance is between two guard rails right across the street. There's a steep downhill to get into the field. The GPS can send you to a road across the river if you aren't looking for the studio itself. We will definitely be back!

With Happiness offering a few different campsites, I chose the Palm Beach site for its location near the creek , the fire pit and the opportunity to try my hand at panning for the “shiny stuff”. The surrounding land is beautiful. Janet is very pleasant, informative and brought me a handful of Concord grapes fresh from the vine. Petting a few of the Nubian goats was a fun experience. Fantastic camping!

We had a fantastic time at Will's riverside site. We stayed for two nights as a stop on our drive from Maine to Ohio, and what a gem this place was! We loved falling asleep to the sound of the river. Our dog had a blast playing in the water—it was a bit too chilly for us, but we'd love to return in warmer weather. We spent our day hiking and exploring the cute local towns. Bigfoot Coffee was excellent, and we really enjoyed Beer Naked Brewery. Coming back to camp to relax by the fire and listen to the water was the perfect way to end the day. Will was easy to get in touch with and sent a text before we arrived. There was some road noise during the day, but it wasn't bad, and the nights were peaceful. Overall, we loved our stay. You can tell Will genuinely enjoys sharing this beautiful spot, from all the small touches around the camp.

Just an amazing camp site on a river bend.The compost toilet was so clean and didn’t see one spider… listening to the water flowing was relaxing and a clearing to star gaze.My pup enjoyed the spot as well.Everything you need is provided..Will was an amazing host!

We stayed there this past weekend and although our trip had to be cut short, we already have our next trip planned here very soon! We didn't get to meet the host, but Will was nothing but kind and generous. Not to mention the property was one of a kind! It was beyond perfect for us and our dog. It would be great for a family or a group of people as well! Anybody to pass up this spot is truly missing out.

This was such an amazing spot!
Very scenic and felt very private.
The brook right at the site was truly magical. Small fish and frogs abound with some salamanders also swimming around.
If you follow the brook up the hill you'll find a foundation for an old mill and there are plenty of paths which appear to be deer paths winding around the brook.
So much to explore!
There are chairs around the fire pit and a standard size picnic table provided.
The site is mainly gravel and mostly level.
The walk from the site to the parking area is very short but you'll still have to be carrying your stuff to the site so keep that in mind.
I will say a surprising thing to me what that there weren't many mosquitos! I'm a mosquito magnet and it really was very minimal. I'm not saying don't bring bug repellant though!
To hear the brook all night was so soothing.
There was also Barred Owls hooting back and forth which was really cool to hear.
Tom provided us with a large jug of potable water and sold us firewood
Overall I would return and do recommend this site!

What an idyllic location!! Such a beautiful and spacious campsite. Our dog loved it too! They have everything there! Loved having access to the charcoal grill and the picnic table with the umbrella was super useful. The hosts even included some flowers and a note which was such a lovely touch. The river access was so perfect. Nothing could have made this spot better that it already was, the hosts thought of everything :) Would highly recommend to anyone!

Such a lovely little spot right on the river! We had a great time at the Oak site. Perfect fit one one giant tent and a small one. The giant meadow gives a good buffer from the road and the site is surrounded by woods. They released the dam the weekend we were there so we got to see the river rise dramatically from end of summer dry to rapids and then settle down again. Robert let us watch him work in the glass studio making small votives and was very welcoming and friendly! We went to the farmers market down the road Friday night and the vibes were immaculate. Definitely recommend this site, and the hike at Hamilton falls. The entrance to the site is tricky for a small/low to the ground car to your front bumper will probably get a little scratched, just a warning. The river access is also on a very steep incline next to the campsite, so not great if muddy or if you have bad knees. We went to a little coffee shop called Bigfoot right on Rt 30, and tried a brewery in West Dover, also stopped in Brattleboro on the way home Sunday. Convenient location and great area to explore!

Enjoyed Judith’s place so much! On the water and anything you need from a store is just 15 minutes away. Judy was a responsive and accommodating host. A joy to deal with. Look forward to returning, and I’ll make sure to bring my hammock next time.

A beautiful location to be certain! It’s well shaded and the river beach is very special. The composting toilet is a very welcome addition. Given the location, it’s not a surprise that at times there can be some significant road noise but the evenings were fine. Will is a very accommodating host.
We’ll be back for sure!
