While we are under construction on the outdoor space, the main building that we have converted into a coworking space is available for our guests to use from the hours of 9AM - 6PM.
Unfortunately, we are on old agricultural land so the sites are in the direct sun during the day. Please be aware that it gets hot out here in the summer and take this into consideration when booking your stay with us. Please note that there is only one camping structure allowed per site (one tent, one rv, one van, etc.). Since we are under construction we ask that you use caution when pulling into the lot. Our property is also on a bike trail that connects to 70 miles of (mostly paved) bike trails across the town of Montrose. Please reach out with any questions. We look forward to hosting you!

You park at the tree line with desert Sage brush views to the East, Pinion and Juniper trees with a private canyon and beautiful rock formations to the West. Just North is 45 acres of landlocked BLM public land walking distance from the campsite. Unit 70 for the hunters who know how legendary this area is. Terrific! The spot is 10 minutes from Durango and far enough from the owners home that it felt private. And there are endless acres of forest for the dogs to explore. We had no problem accessing the site in our rwd Ford Transit. Verizon signal was adequate. Tree coverage made starlink useless.

We loved staying on Melinda's land! It was pouring rain from a freak storm and she generously allowed us to use her mudroom and her addition downstairs. Genuinely, she saved our trip. Loved seeing all the animals on the farm! As you might expect, there’s no/little cell phone service here, so just good to know. This was an easy place to stay one night and then get quickly to Mesa Verde!

Stayed for 2 nights in this hipcamp and wished we could have stayed longer! Host was great and our site was perfect. They have a great location near Montrose and Black Canyon of the Gunnison. We just drove cross country and the bathroom/shower were better than any other campsite we have stayed at so far. Site we had was very level and we loved being right next to their pond. Would definitely consider staying again if we come back to the area!

Beautiful spot in the hills above Durango! Directions were clear, site was level, firepit and utilities all as advertised. We drove a 2 WD Ram Class B and had no issues accessing. Will stay here again when we are in Durango next. :)

Absolutely beautiful. The darkest skies you'll find in the area. Wide open field to the east for a beautiful sunrise through the Aspens. Trees are pretty close on the west, which is okay because the road is right there also, but there is not a lot of traffic, I think three trucks and four four side-by-sides went by all day, it is a private community after all. If you walk out into the field you can see North and South pretty good as well. I was there to start gaze so I did not walk around much, but the people that I did see were very nice. I did venture down to evergreen lake, be careful, it gets really, really steep, and there were lots of deer, I think I saw 20 deer in one day.

We had a great quick night at Joe’s place. There were so many amenities like a fully stocked camp kitchen, outhouse, shower set up, and plenty of chairs and tables. We didn’t have to unload much of our own stuff and could just use what was provided. We slept peacefully with the sound of the creek. We wish we could have stayed longer to explore more of the property and creek!
Our dog was a bit anxious at first but Joe came by with a treat to say hello and she immediately was happy and relaxed. She loved playing in the creek.

Easy in and out with full hookups. Gorgeous views. I worked from my camper on the weekdays that we were there and I could watch the sunrise from my desk and at night we could watch the sunset. After dark the stars were amazing!
