We moved here in 1997 The home has had major remodels done on it. The lake is an old gravel pit to make road base for local road construction. The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June. We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja. Our home is off limits for campers as we need to respect the space for our other airbnb guests. But in an emergence please call, cell service works fine. port-a potty is gone for the winter November-April. port-a potty is clean and works great, May- Oct. If you are here in the winter you may use the trees or Mavericks gas station in 1.5 miles away. The first two pets are included at no additional cost. For any additional pets beyond the first two, there is a fee of $10 per pet, per night. Please make sure to add the Pet fee extra accordingly.

There are 3 full hook-up RV sites and 8 dry WALK-IN 8'X8' raised pad camping sites (the walk is roughly 200 feet). Walk around the seasonal pond, explore the property, hike a mile to the Mack Wash. You can mountain bike around the property. It's quiet with birds flying and chirping. This is a very private and secluded location with lots of space! Bring your own camping toilet or use our outhouse with a camping toilet inside. Because it's a working ranch, we prefer to familiarize you and your guests to the ranch and show you the route to the site as we have exposed irrigation, irrigation ditches, and a pond. We prefer not to fish you out of the pond. LOL LIMIITED SEWER (If you need to dump grey or black from your RV tank, please help us keep our leach field from being saturated, If you need to dump grey or black water from your RV, we recommend the really nice rest area in Fruita. The Colorado Welcome Center Rest Area is off of I-70 at EXIT 19, which has a FREE dump station. We are on a leach field, no paper products including toilet paper into the sewer, please and thank you. To consider: Our place is great but not for everyone. We have three convenient sites, all with electricity and water and one with sewage. They all have great views and are very close to the town of Fruita. Every hipcampers can enjoy the beach and the pond between mid-May and October when its full. Swimming not recommended! The property is used by THE GONDOLA SHOP, which restores ski gondolas. Monday to Friday, you might hear some light noise and see employees walking around. For that reason and the potential hazard WE DO NOT ALLOW CHILDREN on our property. We ask that all vehicles drive no faster than 10 miles per hour for the same reason. We will consider a group of campers or mix camper/tents roof tents as long as you have your own bathroom to share. Please email us with any requests you might have. Weekend Trip to Lakeside Camping, Water Time :)

Stayed here in early December and it is such a great spot! Nice sunset viewing, easy access to the sites, quiet, and it's a rare Colorado location near water. Mike stopped by to chat and is a very accommodating host. I would highly recommend visiting this campsite, especially in the warmer months.

We got moved to RV spot #1 from our original spot a few days before our stay which wasn't an issue. The lake was beautiful and clean, and we were well stocked on wood. We didnt have any neighbors so it was nice and quiet with little sound from distant traffic.

We enjoyed ZenZen Gardens so much that we stayed two extra nights! Lovely garden and spectacular scenery. We enjoyed sipping wine from the terrace in the afternoons. Comfy and very clean. We definitely hope to return!

Weekend Trip to Bear Family Ranch RV and Camping

Absolutely fantastic stay! I was greeted by the host upon arrival, and they couldn’t have been more friendly or helpful. They gave me a full lay of the land—showing me where I’d be staying, where I could walk on their property, local trails to check out, and great places to visit nearby. Grand junction is only 20 mins away so this was PERFECT! Once I got settled in and explored, holy cow—this property is stunning. The trails are not only beautiful but also really well maintained, raked, and clearly marked, which was such a treat for me and my dog to enjoy. They’ve also created the cutest tent camping sites, and you can tell so much care goes into keeping the whole property welcoming and enjoyable. The amenities were just as described, and I was able to easily plug in and charge up all my appliances without any issues. Between the scenery, the setup, and the kindness of the hosts, I honestly couldn’t have asked for more. I’d definitely come back here, especially with a group for tent camping. Excellent property, wonderful people—highly recommend and can’t wait to return!

Great boondocking spot. The winery grounds are lovely. The camping area is an empty field. Nice clean porta potties with a water setup for washing hands. Nice views and a sweet little town. I will stay again.

Sweet spot by the lake to camp for the night! We had a lovely campfire and appreciated the full set up ready to roll as we got in late and were tired from the drive!! It was a wonderful way to unwind and enjoy the night before getting a good sleep for our drive the next day. The next morning we had the place almost entirely to ourselves, and my dog especially loved exploring!

If you need recharging, a reset, peace, quiet, Magik, grounding and to be in nature, feel the basics of living minimally with mother Earth, the trees, the mountains, this is a must. Second time here in the same year The Hawk TiPi comfortably fits 4 adults and 4 dogs. Pure Bliss. Cannot believe I have to wait until next year to come back. 🙏🪶🙏

Everything was great, nothing was missing, very private, beautiful location and AMAZING hosts. I took my two dogs with me and they could not have been welcomed more - often off leash when walking the ranch. If you have an occasion to stay near Grand Junction, I would absolutely recommend staying at the Bear Family Ranch!

Weekend Trip to The Views at Gateway

It was a beautiful spot, the cabin was nice. However, I was disappointed and left kind of at a disadvantage, because according to the description, there was supposed to be potable water on-site! There was not, There was also supposed to be electricity! There was not, did not see the bathroom pit either. The description indicated there would be a trundle bed, which there was, with one mattress on the upper part, no secondary mattress. The host was supposed to meet us on-site and never showed up. Luckily, we came prepared for some things. Had an air mattress to make up the difference. However, we shortered ourselves on water as we expected to have potable water on-site. Aside from the misrepresentation, it was a beautiful sight. And we did enjoy our stay.

Weekend Trip to Perfectly Palisade

Beautiful quiet location, but close to everything. They are on the Palisade Scenic Wine Byway so you can ride or walk out your door to several vineyards or into town. Scott is a super host and very informative and provides lots of things, chairs, picnic table, fire pit and wood and most importantly a very comfortable bed. Perfect location for sunsets also.
