You can mountain bike around the property. It's quiet with birds flying and chirping. This is a very private and secluded location with lots of space! Bring your own camping toilet or use our outhouse with a camping toilet inside. Because it's a working ranch, we prefer to familiarize you and your guests to the ranch and show you the route to the site as we have exposed irrigation, irrigation ditches, and a pond. We prefer not to fish you out of the pond. LOL
LIMIITED SEWER (If you need to dump grey or black from your RV tank, please help us keep our leach field from being saturated, If you need to dump grey or black water from your RV, we recommend the really nice rest area in Fruita. It is 10x14 with a 3x14 covered porch but finished inside like a 5 star hotel. AC, TV, Wifi, fireplace, comfortable queen size bed. Beetle kill tongue and groove ceiling, cultured barn wood wanes coating. It's super nice.
The ranch itself may be the reason for the "glamp" booking. The yard is manicured and the 25 house, goats and chickens are fun to see. The big plus is we are only 20 minutes away from the Grand Mesa outdoorsman mecca. This is probably the cheapest base camp to the Mesa.
The ranch is a great base camp to wineries, Moab, Telluride, Black Canyon of the Gunnison, fishing, boating, hiking, trails and hundreds of open BLM land for Razor riding. Check us out.

It is 10x14 with a 3x14 covered porch but finished inside like a 5 star hotel. AC, TV, Wifi, fireplace, comfortable queen size bed. Beetle kill tongue and groove ceiling, cultured barn wood wanes coating. It's super nice.
The ranch itself may be the reason for the "glamp" booking. The yard is manicured and the 25 house, goats and chickens are fun to see. The big plus is we are only 20 minutes away from the Grand Mesa outdoorsman mecca. This is probably the cheapest base camp to the Mesa.
The ranch is a great base camp to wineries, Moab, Telluride, Black Canyon of the Gunnison, fishing, boating, hiking, trails and hundreds of open BLM land for Razor riding. Check us out.

Absolutely fantastic stay! I was greeted by the host upon arrival, and they couldn’t have been more friendly or helpful. They gave me a full lay of the land—showing me where I’d be staying, where I could walk on their property, local trails to check out, and great places to visit nearby. Grand junction is only 20 mins away so this was PERFECT!
Once I got settled in and explored, holy cow—this property is stunning. The trails are not only beautiful but also really well maintained, raked, and clearly marked, which was such a treat for me and my dog to enjoy. They’ve also created the cutest tent camping sites, and you can tell so much care goes into keeping the whole property welcoming and enjoyable.
The amenities were just as described, and I was able to easily plug in and charge up all my appliances without any issues. Between the scenery, the setup, and the kindness of the hosts, I honestly couldn’t have asked for more.
I’d definitely come back here, especially with a group for tent camping. Excellent property, wonderful people—highly recommend and can’t wait to return!

Very nice spot right on the river! Had a campfire, fed alpacas carrots and hung out with dogs. Cool property all around, would definitely recommend!

This is one of our favorite places to glamp. It’s nice to not have to pack dishes, cookware, etc. There’s a great setup to cook. Sway in the hammocks after breakfast. The beds inside the teepees are so comfy. The host is incredibly kind.
