I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Nearby you can find many different trail systems for all kinds of outdoor enthusiasts. From hiking to jeeping, ATV or dirt biking and equestrians - you can find it all! You will be surrounded by BLM land, BACA land, and Wildlife Refuge just two miles away. Be sure to bring extra bug spray and protection needed against biting insects such as flies, gnats, and mosquitoes. For those bringing your pets, they MUST be on a leash/lead at all times. While I do not have much cactus on my property, I do have an abundance of greasewood (Chico brush) which is very thorn-like if stepped on. Close to BLM, and National Forest as well as 3 hot springs within 20 miles and the Great Sand Dunes. Lovely place! The bathrooms were clean and you can’t beat a hot shower. They had several bbq grills for guest to use. It was nice to be so close to Royal Gorge. Don’t pass up your change to stay here, you won’t regret.

We had a power issue, and the host responded very quickly. The location is close to many easy hikes. We were able to have a fire, the fire pit is great. While by the fire a deer walked through the yard.

Weekend Trip to K-Bar Ranch

Stayed here in mid-October at the Boondock Tent Site, which is a large area of heavy gravel that is quite level on top of a little bit of hill. Given the exposure, we were subjected to some hellacious winds for the first day and a half, which isn't unusual in the mountains, but the flip side of that is some great views. The ranch has a large corral area nearby with the cutest cohort of goats, mini-donkeys, a horse, and two Great Pyrenese guard dogs, one of which roamed the property and was super sweet and friendly, but well trained enough to leave you alone if you told it too. We appreciated that the animals were kept in their own space, as we've stayed at other ranches where the animals ran amok through our campsite at all hours of the day and night pooping all over the place. This is much better! While we didn't use the common area a ton, there was a propane fire there and some cornhole games. Guffey Gorge was a nice hike. The town is tiny but charming, and Canon City isn't too much of a drive either. Generally speaking, we enjoyed our stay there and would definitely do so again.

This little RV park was charming and safe and clean. The views were gorgeous, the lull of the river and the beautiful skies made our vacation a delight. I suggest you connect to the park directly to get your spot number, especially if you’re coming in after dark on a Sunday. Would absolutely recommend

I can’t say enough about the magic on this mountain!!! Thank you Kodie and Mitch for sharing this place with us for a couple days! Can’t wait to come back to see how your ranch as grown and evolved in time. Thanks for the common area!!! Suuuuper grateful for that hot coffee while watching the sun rise over Pikes Peak!!! We could have stayed a week easily…our whole pack loooved your place. Samson was quick to say hello and great our dogs while we got unpacked and I felt very much at ease when I heard the dogs doing their duty all night. Thank you for sharing your space! During our week long van camping adventure from IL to CO this was our favorite place we stayed. May your homestead be blessed with great connections, an abundance of health and wealth, as well as much laughter and joy!
