If you want to bring a properly raised young person you can make your case to me and I will consider.
I offer 2 full hook-up spaces, one space is covered. Power is 50 AMPS! An RV must be under 12' to fit under the covered space.
I offer 4 dry camping options. You can book the Tent Cabana-The Shady Rest- listing or you can dry camp by booking through my Tent and Vehicle Camping listing. There are no exact designated spaces for tent/vehicle camping. You can choose where you prefer to camp. An extra vehicle is OK as long as it's part of your one campsite. 2 groups with 2 camp vehicles is 2 campsites.
I also have the Pool House, an indoor option with a power outlet, and it's close to the pool and restroom area. You can set up your bed or rent a full size bed which I will set up for you.
This is my private property, you and your gear are safe and secure. You can leave your campsite and go exploring, no one will bother your stuff.
I have WiFi and great cell service here. You MUST arrive by dark unless arrangements are made in advance.
I will greet you and show you around. I close my gates at dark. Once you are here you may come and go as you please.
I am located just over an hour away from Tucson and 25 minutes off the 10.
Dry campers- Off the pool area there is a clean restroom in my back garage and a sink with hot water. There is a breakfast room with clean refrigerator, microwave and coffee maker available for your use. Lots of local birds visit daily. You are welcome to visit and pet my horses and donkeys!

A Few Considerations Before Booking:
Getting Here: Your journey begins with a scenic drive, we live 5-10 minutes down a dirt road. It’s been graded in the last few months, so standard cars like a Civic or Prius will do just fine. That said, this route isn’t ideal for very low-clearance vehicles, those uneasy about dirt roads, or trailers/RVs over 30 ft.
Off-Grid Adventure: Since we're living that sustainable off-grid dream, we work with what we call a composting "outhouse" rather than a traditional septic system. If this rustic charm doesn’t sit well with you, we might not be the ideal fit.
Pet & Wildlife Lovers: We embrace friendly furry companions! Just bear in mind, the desert is home to critters galore—everything from coyotes to bobcats. Keep a watchful eye on your pets and please make sure you clean up after your pets.

11 Acres in rural Cochise County at the end of the road. We back up to the San Pedro Riparian Area, and the San Pedro River, offering hiking, birding, wildlife watching, and other recreational activities. The roads leading to the property from Hereford Road are dirt that are regularly maintained, but you may experience some washboard along the way depending on the season.
Cochise County is dark sky country. After viewing those amazing Arizona sunsets, cast your eyes on the night sky, and see stars and the Milky Way like you've never experienced before! Experience the abundant wildlife that comes through the property. Birds, Javelina, deer, listen to the coyotes howl. It simply is magical!
Bird watching: Experience hundreds of different species of birds in Cochise County (485 at last count). Lots of different hummingbirds (we're the hummingbird capital of the United States), hawks, sparrows, roadrunners, cactus wren, quail, and the list goes on. Be sure to hike down the San Pedro River, or to Ramsey Canyon to see even more!
Hiking: With an abundance of canyons in the area, there's hiking opportunities all around us! A short 10 minute drive lands you at the foot of the Huachuca Mountains with Ramsey Canyon, Miller Canyon, Carr Canyon, and many more! But above all, we have a private gate leading to the BLM land situated right next to the RV pad! Feel free to use it to go and explore, maybe even hike down to the river. Don't be surprised if you see people on horseback, as this is a very popular equestrian area.
There are tons of sightseeing opportunities around us, such as Bisbee (be sure to check out Old Bisbee, and the Bisbee Breakfast Club for some amazing food), Tombstone (OK Corral puts on a very entertaining show), Cartchner Caverns State Park, Coronado National Memorial. All within a short drive from here. If you'd like to visit Mexico, you can cross at Naco (about 15 minute drive) or at Douglas (about 45 minutes)
Lots of restaurants in Sierra Vista, but we recommend trying Mimosa Pizzeria, or La Sierra Steakhouse, both just a 10 minute drive down the road, along with Dollar General for your immediate needs.
The RV site offers full hookups, 30/50 Amp service. Your pets are welcome to roam around off leash, as long as they're people and dog friendly.

History buffs rejoice, you're smack dab in the middle of the legendary mining towns of Tombstone, Bisbee, and Sierra Vista! Explore as you wish—be it the homestead's vibrant heart or the quirky charm of nearby towns.
Our magical retreat offers cozy camping spots with amenities like a shower house featuring on-demand hot water—perfect after a day of adventuring. You'll also have access to Wi-Fi and a composting commode. Need extra comforts? We also offer firewood and water-fill ups on a donation basis!
A Few Considerations Before Booking:
Getting Here: Your journey begins with a scenic drive, we live 5-10 minutes down a dirt road. It’s been graded in the last few months, so standard cars like a Civic or Prius will do just fine. That said, this route isn’t ideal for very low-clearance vehicles, those uneasy about dirt roads, or trailers/RVs over 30 ft.
Off-Grid Adventure: Since we're living that sustainable off-grid dream, we work with what we call a composting "outhouse" rather than a traditional septic system. If this rustic charm doesn’t sit well with you, we might not be the ideal fit.
Pet & Wildlife Lovers: We embrace friendly furry companions! Just bear in mind, the desert is home to critters galore—everything from coyotes to bobcats. Keep a watchful eye on your pets and please make sure you clean up after your pets.
Adult-Only Zone: We cater to an 18+ crowd—so it's a peaceful haven sans kids.
Eco-Friendly Practices: We encourage bringing biodegradable soaps to protect our trees and vegetation, we do provide biodegradable soaps if needed.

The parking property includes the fenced area around the shop address. The fenced area is our quiet area with access to 50 amp service and for our most self-contained guests who do not wish to use a generator. Loud generators or engines are not allowed.

11 Acres in rural Cochise County at the end of the road. We back up to the San Pedro Riparian Area, and the San Pedro River, offering hiking, birding, wildlife watching, and other recreational activities. The roads leading to the property from Hereford Road are dirt that are regularly maintained, but you may experience some washboard along the way depending on the season.
Cochise County is dark sky country. After viewing those amazing Arizona sunsets, cast your eyes on the night sky, and see stars and the Milky Way like you've never experienced before! Experience the abundant wildlife that comes through the property. Birds, Javelina, deer, listen to the coyotes howl. It simply is magical!
Bird watching: Experience hundreds of different species of birds in Cochise County (485 at last count). Lots of different hummingbirds (we're the hummingbird capital of the United States), hawks, sparrows, roadrunners, cactus wren, quail, and the list goes on. Be sure to hike down the San Pedro River, or to Ramsey Canyon to see even more!
Hiking: With an abundance of canyons in the area, there's hiking opportunities all around us! A short 10 minute drive lands you at the foot of the Huachuca Mountains with Ramsey Canyon, Miller Canyon, Carr Canyon, and many more! But above all, we have a private gate leading to the BLM land situated right next to the RV pad! Feel free to use it to go and explore, maybe even hike down to the river. Don't be surprised if you see people on horseback, as this is a very popular equestrian area.
There are tons of sightseeing opportunities around us, such as Bisbee (be sure to check out Old Bisbee, and the Bisbee Breakfast Club for some amazing food), Tombstone (OK Corral puts on a very entertaining show), Cartchner Caverns State Park, Coronado National Memorial. All within a short drive from here. If you'd like to visit Mexico, you can cross at Naco (about 15 minute drive) or at Douglas (about 45 minutes)
Lots of restaurants in Sierra Vista, but we recommend trying Mimosa Pizzeria, or La Sierra Steakhouse, both just a 10 minute drive down the road, along with Dollar General for your immediate needs.
The RV site offers full hookups, 30/50 Amp service. Your pets are welcome to roam around off leash, as long as they're people and dog friendly.

The Sandhill Cranes are Back!
We purchased our 20 acre homestead 16 years ago. The buildings were unlivable and land was overgrazed , but the windmill and sweet water well gave promise. We have been Restoring the land, allowing its native habitat to thrive. We now have a Year round vegetable garden, honeybees, orchard and grape vines. The adobe home and outbuildings and Sandhill (Crane) casita are restored with all recycle materials from the property. Hello, we have acreage that we are allowing travelers to stay on. We are 15 miles from Chiricahua National Monument, located along the ‘Wilcox Loop’. Along the loop is also Cochise Stronghold and many wineries! If you travel south from here, we are 45 minutes from my favorite town Bisbee. Stars galore!

The Hummingbird Ranch is a magical place, a refuge, and delight. The artwork and colors alone are enough reason to come back.
The Shady Rest was a cozy place to pop up a tent. We loved the calmness and quiet combining the outdoors with nice amenties like a shower, bathroom, and kitchen appliances.

If your looking for a remote feeling camp experience then this place is for you. You’ll definitely need to be in a self supported rig because it doesn’t have any amenities but it was perfect for our dogs and us. We enjoyed the beautiful sunset and sunrises during our stay. We loved how close we were to all of the climbing areas we explored.

We had a group of 8 hiking friends who gathered at Karla's to camp for 2 nights. It was the perfect location for us, since one couple needed a room and they were able to stay in Karla's apartment, while the rest of us had camper vehicles.
Karla has made her place very special with her artistic and gardening skills, and she had many unexpected amenities (campfires in the evening and warm cinnamon rolls in the morning). I loved the animals and the $10 fee to groom the baby burro was well worth the fun.
Karla's ranch is in a great location for exploring the area, with the only downside being that it is on a busy highway that can get noisy at times. However, it didn't detract from our trip. We did a beautiful hike at Brown Canyon one day, and the next day we explored the ghost town of Fairbank with a beautiful walk along the San Pedro Conservation Area. Some of us took a cold dip in the pool following a rather warm hike. In the evening we had a wonderful wine tasting at Los Milics Vineyards on their patio at sunset and a dinner at the Copper Brothel in Sonoita, both close by.
We highly recommend Karla's Humingbird Guest Ranch and hope to come back, again.

Hummingbird Ranch is a special place that shows a lot of care by the owner, Karla. The site affords a beautiful view of the Whetstone Mountains and is convenient to the Huachuchas, the ghost town of Fairbanks, Sonoita, wine country, etc. - a great jumping off point for the area.

An awesome desert site down a short "primitive" road a quarter mile from pavement. Wildlife, peaceful, horses, a resident hawk, perfect sunrises over the Chiricahua Mountains and beautiful sunsets behind the Huachuca Mountains.
Wonderful hosts, easy in and out. I have a 60 foot rig and it went in pretty well.
Saw a couple of big cats, quite a few deer, coyote scat, so they're around too. (Keep your small pets on lead.) Definitely would return.
Just an aside, it's just up the road from Johnny Ringo's grave site. What fun!

Our stay at Karla’s place was exceptional. We arrived just before sunset, and Karla was already waiting at the gate to welcome us and show us to our site. The spot was thoughtfully laid out and extremely well equipped. The 50-amp NEMA 14-50 hookup charged our Tesla without issue.
The campsite layout is flexible and well designed, you can set up wherever you’re most comfortable and still have privacy and quiet. The property itself is more than a gem; it’s genuinely unique. We spent a good half hour exploring the artwork in the shared common space, which includes a kitchen area stocked with a microwave, coffee maker, refrigerator, and an immaculately clean bathroom.
Karla is clearly both a craftsman and an artist, and the care she’s put into the property shows everywhere. Nothing feels generic or rushed, every detail feels intentional and one of a kind. We also had the chance to meet her horses and donkey, all of whom were gentle, friendly, and a joy to be around.
The sunset was spectacular, the campsite was peaceful, and we enjoyed dinner in her beautifully decorated outdoor cabana. Karla was warm, attentive, and genuinely kind throughout our stay. Everything was exactly as it should be.

Karla was super accommodating for my RV stay at her ranch. I'm relocating to the area and needed a place to stay for a few days until my new house closes. After several exhausting days preparing for my move and driving down here, the ranch has been the perfect place to get some much needed R&R. She didn't even mind my tortoise stretching his legs around the place! The pool, fire pit area, and other amenities are all well kept and proved a relaxing atmosphere. And yes. There are actual humming birds.😄

Oh my gosh, where can I even begin. Karla is such a sweetheart! I absolutely loved her place. We were a group of three that booked last minute for tent camping. She was there to greet us when we pulled in and gave us a quick tour. She has worked VERY hard to create a beautiful little ranch with her own hands. She is amazingly creative. Do check out the scrapbook she has made of what she has done over the few years she has owned the place. It is AMAZING. Extremely talented, hardworking, and creative. I cannot begin to fathom the amount of effort she has poured into her property. It really is mindblowing.
The bathroom was spotless, the tent shelter was extremely sturdy and well built, the grounds meticulously maintained. Again, she has built and maintained all of this herself.
Karla really spares absolutely NO effort or expense to make sure her campers are happy, safe, and comfortable. An absolutely wonderful lady with a calm, strong and sweet presence. Just a tremendous, tremendous amount of thought, care, and artistry throughout. Highly, highly highly recommend.

Karla and the Hummingbird Ranch were absolutely the best! Not only is her spot fantastic, she is an absolute gem of a human being! The access to a toilet was pivotal at this point in our trip. She also rents her shower out, which was a huge draw for me. We stayed in her hand built cabana which was wonderful to set my tent up in and also be able to cook and hang out in. She has done a lot of work on her property and it is absolutely gorgeous. My favorite part of the day was sitting down at dusk watching all of her solar lights turn on. I would absolutely stay here again if I was ever in the area.

RV Ranch is located in a beautiful spot of Cochise County. Gorgeous view of Cochise Stronghold and surrounding ranges. It’s a working ranch so you’ll hear animal noises which added to the peace of the place for me. Full hookup, very level site made it a breeze to get settled quickly. I was so fortunate to witness the great crane migration during my stay. Thousands of them made their way to their winter home right overhead. Truly amazing. Highly recommend RV Ranch to anyone visiting this stunning area of AZ.

This was my first time using HipCamp and boy, does Karla set the bar high. The property speaks for itself, attention to detail everywhere, very clean property and very well organized and thought out. Treated us with a community fire pit, got to make some new camp friends along the way. Restroom was super convenient and clean, the tent site allowed us to have a covered gazebo over us for added warmth and comfort. Overall a 5-star experience and wouldn’t hesitate to book again. Oh, and Reba the donkey is super friendly and loves ear scritches in the morning 😁

I work out of town occasionaly and dont like to waste money on motel rooms. Itd great there are places like this where someone can just pitch a tent, and enjoy the quietness of the outdoors. The campsites themselves were great. A small open area surrounded by trees. There were chairs provided around campfire pits. A portapotty was provided, which is a great benefit you dont get while rustic camping. The price was unbeatable! I will definately be back to spend some more time with the awesome hosts, and the adorable animals!

Karla’s place is as good as it gets, very clean and the set up was great, easy access to camp spots with electric and water at a convenient location.
The facilities were top notch, next to the bathroom there’s your own private room with everything you need for a great stay, amenities were the best, pool access, pool house with table and chairs and the decoration throughout were great.
Karla is the best, she treated us like we were family. When we go her way again we will definitely use her Hipcamp!!
