We are situated on a 1.5 acre plot, set amidst rural surroundings. It is a very quiet and peaceful community set on the shores of the lake and surrounded by magnificent trees and greenery. There is limited bus service about a 20 minute walk away so a car is recommended. We are about a 25 minute drive away from Sidney, where most people will arrive by plane or ferry from the mainland, and also about 25 minutes away from downtown Victoria. The driveway from the street up to the front of our house is a paved sloped driveway and from there the access to the camping site is a sloped and curving dirt road. You don’t need a four-wheel-drive to get up it. We just want to be sure you are aware. The area itself is a level piece of ground to the side of our house. It is approximately 30 ' X 30 ', big enough for a small camper van and a tent. Please note it’s not a camping space like you would find in a provincial park. There’s no picnic bench or fire pit. In any case open flames are not allowed. Portable propane powered camping stoves are fine. We can supply a couple of plastic chairs and a small cocktail sized table. The facilities are comprised of a toilet in a small room in our basement and a utility sink just outside, accessed through the sunroom and down the back stairs. Pets are welcome, but must be on a leash or otherwise kept under control and not allowed to run loose. We have three cats ourselves, and they have access to the sunroom. We are just letting you know in case you are allergic. Also, we might occasionally sit in the sunroom ourselves and we don't mind you passing through on your way to and from the facilities, if you don't mind us being in there on occasion. There is no bath or shower available. You are advised to bring your own face and/or hand towels if needed. You also need to be prepared to take away your own recycling, garbage and organics.Offering an approximate 30’ by 30’ flat area on our 1.5 acre property, which has views, through the trees, of beautiful Prospect lake. It is large enough for a small RV and/or a tent. Indoor hot and cold drinking water and flush toilet available. Campfires are strictly prohibited but portable propane powered cooking devices, used responsibly and safely, are allowed. The nearest bus stop is a 20 minute walk away so a car or even a bicycle is recommended. it is a 25 minute drive to Sidney, the airport and the BC ferry terminal in one direction, and a 25 minute drive to beautiful downtown Victoria in the other. You must be quiet and respectful of our neighbours at all times, and especially from 11 pm onwards. No partying, drugs or alcohol. Pets are permitted as long as they are quiet and not allowed to wander at will.

Nestled in a scenic area close to Victoria, Elizabeth and Ron's campsite offers a tranquil setting with a touch of nature, as evidenced by deer sightings. While the hosts are welcoming and quick to assist, some visitors found the campsite's space a bit cramped and cluttered, with challenging access especially for larger vehicles. The bathroom facilities, though appreciated, require a bit of a trek through the house, which some guests felt lacked privacy. Despite these challenges, the location serves well for those looking to explore the rural charm and nearby attractions of Vancouver Island.

Great value, beautiful setting.

We booked this place last minute as it was a last moimute trip and we didn't know where we would end up. It was a wonderful find! What a peaceful, beautiful setting. My only wish is that we had more time to explore the area. Also, they recommend arriving in daylight and this is a very good recommendation. It is hard to see at night as it is rural and it is best arriving in daylight as it's a steep drive up. Wonderful hosts, highly recommend.

It was lovely camping at Elizabeth’s, great space to pitch the tent and a nice little view of the lake. A deer walked through the yard as we were there which was pretty cool.
Recommend for a nice little stay close to victoria!

We were running late due to flat tire but arrived by 7 pm however the host was out of town and we had to wait for a tenant of their's to show us around. The tenant had his own commitments and couldn't come until 9:30 pm (he was amazing and I know it wasn't his responsibility in the 1st place). This could have been avoided by placing basic signboards it wasn't rocket science. We had to set up our tent in the dark over a patch of land full of pinecone and there was trash all around (old furniture, plastic bottles). We were asked to park next to our tent which took up more space in an already small spaced area and burnt our tires cause it was very steep and narrow. Next morning I was sent a long text by the host about "noise" and how she has different kinds of tenants living on the property. We had to set up our tent at night which naturally created some "noise". We stayed there for 2 nights and left early in the wee hours so we were practically not even on the property to be "noisy". The washroom was inside the house which was clean and awesome however the flooring was so bad that my foot went right in and a drywall fell on my head right at the entrance to basement door to get into the washroom.

Not as advertised
It had nice trees and it was a nice neighborhood
Very difficult to access campsite even with a small car. Trying to squeeze past other vehicles and around the tight corners I rubbed my tires on both sides.
Even though the description is as a large property, the campsite was not large at all in fact it was very small and took a five point turn to get turned around but campsite is only a few meters from the hosts bedroom window. So no privacy.
The bathroom offered was only a toilet no shower and the location was in the house past their bedroom through a patio door and passed their bedroom once again inside the house
down a set of stairs in the middle of their house next to other tenants and long-term renters.
The campsite was very difficult to turn around in because it was so full of supplies, debris, tools, tables, abandoned furniture from renters moving out and nothing has been cleaned to sit on so I broke up my own lawn chairs and sat outside their bedroom window
for $40 there wasn’t any significant value because there was no time or effort put into making a nice space

Thumbs up!

Elizabeth was patient and kind with last minute adjustments to my reservation. Her husband Ron was on site to show us the ins and outs, when we arrived. The camping spot was flat, with easy access to the toilet and sink. The pictures and the description of the hillside are accurate. Location is great, if you want to get a feeling for rural Victoria, which has a vibe that needs to experienced. Allow yourself time to stop at the many farm stands.

Elizabeth was very quick to respond to messages on the app and even suggested some great places to visit on our way to the campsite. The site was clean, including the washrooms, and there was running tap water available outside the washroom . We had no issues during our stay, and I would definitely recommend this spot for anyone looking to set up camp. This place is close to Butchard gardens, Butterfly gardens, Mount douglas and Elk park . Thank you very much!

No privacy
16 ft campervan · With pets
I would have to agree with previoys travelers regarding toilet in the basement, smallish area etc. and would add that the lack of privacy from the owner was very uncomfortable. They have a window right by this spot from which they lurk and when you go to use the bathroom they are peeking thru on the other side. Also there was a nasty smell of rotting garbage from somewhere all night long. Neighbors dogs bark a lot! But hey if you catch the late ferry and don't got a place to go this will do.

Ron came out to greet me and gave a lot of help to negotiate the corners as I was backing up my trailer. It’s a rare Hipcamp opportunity - 20 mins from downtown, toilet and water availability, and a treed rural setting. Will absolutely stay again.

It was such a relief to find an open Hipcamp on short notice on a busy holiday. We really appreciate the time they gave us to help us park and get oriented. They were super generous with their garden table and indoor bathroom, too. They gave great visions for the place, and I look forward to seeing their progress next year.

Cramped messy unsightly location
Tent · With kids
The site was quite cramped and chaotic with ongoing construction around it, difficult to access with a midsize suv and hitch bike rack. The toilet was inside the back door basement of the house, through a filthy screened in cat patio down mouldy carpeted stairs. The whole thing was rather sketch, I do not recommend this site for any type of camping.

Not as Advertised but I didn't die.
Tent · With pets
The site advertised in the photos was not the site we got. The host is renovating their yard and the small grass patch in the corner of their yard that was advertised was exchanged upon arrival for a rocky parking stall 10 feet from the house in the drive way.
No fires allowed or fire pits available. No seating or tables until the second day they brought out plastic chairs.
Did have access to a basement washroom and sink which was a very nice saving grace for the experience.
Host was very friendly however frequent visitations (5 x 15min "vists" during a 36hr stay) and close proximity to their house removed any semblance of privacy or comfort.
I would recommend closing the site until renovations are complete or advertise the parking stall accordingly.

Elizabeth and Ron were great hosts! They have a beautiful property with views of the water through the trees. It’s an easy drive to Victoria from their place. Cutest thing was seeing a wild rabbit passing through while we were having our meal.
