10 Acres on the banks of the Saco River! 160ft of water frontage and shoreline. This place is to get away and unplug. My cell phone dead zone of freedom. Dirt roads abound with off-grid tiny shelters amongst the pines and poplars (available as rentals). Zero utilities. Carry in, Carry out. Leave no trace. :-) Canoes/Kayaks/floats available, with or without shuttle service, or guided tour options. FREE fire wood. Hammocks, yardgames available. There are neighboring 10 acre lots on either side, and a campground with utilities across the river if that is more your style. Their name is 'On the Saco Family Campground'. Tori and Jason are great!

This 10 acre property is available for your next camping adventure, on the banks of the Saco River. There are some Tiny Houses on the lot (also available for rent). The lot is wooded, with a driveway to a barn (not available for rent), and then walking trails down to the river. This river campsite is located 20 ft from the river, with a fire pit and a small pond surrounding the site. There is a berm along the river for a bit of privacy from floaters and other campers across the river. With 600ft of water frontage on the sandy Saco River, this is a dream location. Canoeing, Kayaking, floating and swimming steps from your tent site. Please note, if other sites are booked (at the Bahn, or the Tiny House), they may travel past your campsite to access the shared stairs down to the river. There is a shared beach that appears as the river water receeds and the bottom of the river becomes exposed. Unfortunately there is no specific date when this occurs, as rain and snow melt dictate the flow of the river from upstream. Please contact us for updated conditions. Cars can be left up at the wood storage octagon (by the 1 shared restroom), and in late summer, can be driven down closer to the river, depending on rainfall conditions that specific year. The fire wood octagon is about a 5 minute woods walk down to the river, through low lying terrain and maple groves, which flood in the spring, but eventually dry up providing easier access. Camping gear will need to be carried the 5 minute walk (roughly 1000ft), so pack light. There is no road, or gravel trail, it is wooded, soft dirt ground. The campsite is wherever you can find a nice flat spot for your tent. There is a trail along the river on the tall berm, which can provide some flat area and a view of the river from your tent. Occasionally neighbors will walk this trail, but everyone is super friendly, and we are all just trying to enjoy the river.

Nestled on a 10 acre lot, this flat parking area is situated on the driveway to the barn "bahn". There is ample parking for a couple cars/trucks, or a Van or RV. The driveway is a bit narrow, but there is an area large enough to turn an RV around down by the barn and fire wood stacks. The area boasts fire pits, bbqs, and picnic tables. The barn site is about 600 ft from the end of a dirt access road, offering good privacy, but not complete seclusion. The lot has 600 feet of water frontage on the Saco River. It is a slow "lazy river" with clear water, and a soft sandy bottom, fed from Mt Washington (The highest peak in the Northeast!). There is a staircase to lower yourself down the banks of the river. See my other seasonal listing for tent camping down by the river!  (PLEASE NOTE: River access varies seasonally due to flooding). I have owned this land since 2015, and have made so many fun memories with family and friends. We just had a baby, so I don't make it up north as much as I used to, so I want to extend that enjoyment to you. :) Canoes and Kayaks are available (and free to use on/around the lot). There are some small structures also on the lot. Tent camping near the barn is the flattest areas. There are additional costs to stay in The Tiny House on Wheels. The Treehouse is unfortunately off-limits to guests, due to liability issues. The Storage barn will hopefully one day be a rental unit as well, but is currently still under construction.

In 2015 I built this Tiny House (TH) on wheels on a 14ft trailer. It is made from reclaimed materials, and has a few features inside, including a fold out couch/bed, a small table, a tiny wood stove, and a countertop. The TH is super insulated, which makes heating and cooling it passively possible with its abundance of windows. Open the windows at night, and close them up during the day, and lock in that cool night air.
