Currently NOT hosting because greedy Sarasota County, Florida and homeowner's insurance both want too much money as to not make this worth it. I wanted to share my extra land and help others due to campgrounds being full and/or too expensive, but the government and insurance want to penalize me for that so we all lose. Beautifully landscaped waterfront setting. 15 minutes to world famous Warm Mineral Springs and 35 minutes to Gulf beaches. Clean and orderly. No smoking, marijuana, heavy vaping or illicit drugs. 14 day limit per 6 months. Maximum RV length 25', no trailers (except for bikes and kayaks), no buses. No vehicles older than 2015 unless presentable and well maintained. Please include description of vehicles so I can determine placement. Considered a safe area. Trash and recycle bins, bench swing, outside seating and tables. Power is protected with a surge protector. Water is filtered from a well. The waterway offers fishing, small boating and wildlife watching. I have two friendly dogs that wander around off leash. Please don't allow them to access any of your or your pet's food. Visit [xxxxxxxx] for list of other rules and very helpful info. The longer your stay, the more likely I will ask questions to understand compatibility as this is a residence. It would help if you let me know what kind of RV you have (length, slide-outs, etc.) and basic info about your pets, if any. During tornado warnings or hurricane winds, guests are offered to come inside. Host is 56, single and never married; considering looking overseas for younger girlfriend. Retired from a large variety of jobs. Not a MAGA fan. Diet is strictly healthy which mainly omits sugar and corn syrup. Have lived in a campervan six years full time from 2016 to 2021; traveled most of the U.S. to include Alaska but not Hawaii. Have visited popular Canadian areas. Have a 2018 Ford Transit customized and highly developed campervan. Born in Ohio, grew up in Texas / Arkansas. Bought this Florida home in early 2021 that is energy efficient and withstands strong storms well, but not storm proof. Worked diligently for four years to upgrade and improve the property.

Although the cheapest site, this one has the most flexibility where you would like to park. Smaller RVs (Vans and Trucks less than 22') can even park along the waterfront. Clean and orderly residence. No smoking, marijuana, heavy vaping or illicit drugs. No vehicles older than 2015 unless presentable and well maintained. One RV per reservation. Must have your own toilet, no bathroom access. Up to ONE dog must be known to be friendly with other friendly dogs. Without water or power here, you'll normally need to go to a gym or nearby waterpark for showers if you stay is longer than a few days. Spacious park-like waterfront back yard. Fairly quiet suburban area; about 1 acre property including green space. Amenities: wi-fi internet, trash and recycle bins, bench swing, outside seating and tables, kayak launch, fishing areas, sitting areas. There are no weird directions; GPS is correct and easy to follow.

The closest dump station is 15 minutes away, so keep that in mind regarding length of stay and whether you want to make that trip as needed. Up to two dogs must be known to be friendly with other friendly dogs. Adjacent to canal / waterway for scenery, fishing and kayaking. Waterfront views from campsite only for camper vans and trucks (Larger RVs park further towards street). Fairly quiet suburban area with scenic garden greenspace. Host plays with two friendly dogs in the yard. Host goes around doing maintenance regularly. There are no weird directions; GPS is correct and easy to follow.

Clean and orderly residence. No smoking, marijuana, heavy vaping or illicit drugs. 14 day limit per 6 months. Safe, reliable and surge protected 15 or 30 amp power and conditioned well water. Wifi. Trash and recycling. The closest dump station is 15 minutes away, so keep that in mind regarding length of stay and whether you want to make that trip as needed. This one is on the left side of driveway and is very nice, previous guests loved it, but not as roomy as the other one (and thus cheaper). Adjacent to canal / waterway for scenery, fishing and kayaking. Waterfront views from campsite only for camper vans and trucks (Larger RVs park further towards street). Fairly quiet suburban area with scenic garden greenspace. When making a reservation request, please describe your RV so I can better plan where to place you, for example how long is it, is it a pull trailer, Class A motorhome, Etc and does it have slide outs? There are no weird directions; GPS is correct and easy to follow.

Eric is the best! Very helpful and communicative host and went beyond anything we expected in assisting us with an RV tire issue. The property is well maintained and the adjacent waterway is very relaxing. Eric’s dog Tidy is very friendly and our Bichon found a new friend. We highly recommend Eric’s property and we will be back.

Variety of plants & trees and nice view of the water. Eric took time to show us around and my husband enjoyed talking to him about his landscaping. Private and quiet neighborhood .

Eric was very friendly and accommodating! His dog was very friendly as well and got along with our dog. It was nice to have a place that is pet friendly. The yard is very spacious. It is only about 30 minutes from Venice which very convenient. He was very responsive to messages.

Eric was very friendly and accommodating. He checked in on us periodically, but not too often. His property on the canal is peaceful with views of the Osprey nest. It’s amazing how nearby Publix is if needed, but you’re not on a busy thoroughfare.

We spent one night here and Eric greeted us upon arrival. He has nice open sites and locating yourself in North Port gives easy access to beaches and/or city amenities. Price is great for such a quiet and beautiful spot on the waterway.

Eric has a lovely home with a large yard that he shares with other campers. It’s directly on a freshwater canal that flows to the Gulf of Mexico where, according to Eric several different species of fish can be caught. He graciously allows you to share his lures, too. He is pet friendly and his own dog, a beautiful Australian Shepard, is always happy to see you! Quiet neighborhood, convenient to the interstate. Hope to stop in again some day!

Eric’s place is great he puts a lot of work in to make sure his guests are comfortable and have everything they need! Great location with many shopping and eating places close by! If you bring your dog they’ll love it as well getting to socialize with his dogs and play in the yard! 10/10 it’s a must book for campers and Rv travelers! I will definitely book again when I’m in the area!

Flora/Fauna Retreat

Eric has such a Great flora/fauna retreat, he’s worked hard on it and it shows. Very quiet as the 24 hour security guard- Eclipse the Alligator 🐊 is not very talkative. Great price and accommodating host. Great location about 30-40 minutes to Manasota beach for shark tooth hunting, and right off the highway. Any shopping needs are close by as well 15 minutes. Two Thumbs Up.

Eric was a tremendous host… one of the best I have experienced in Hipcamp. He even offered to help me do some repairs on my travel trailer. The location was very quiet yet it was only a very short drive to all of the major shopping areas, including Walmart, Home Depot, restaurants etc. The price also was extremely reasonable. I would definitely stay here again.

This is a great spot and I'm sure that I will be back! Eric is a kind and gracious host who is friendly but not intrusive. He responds to inquiries quickly and was amenable to my last-minute schedule changes. His dog is the sweetest girl. The property is of good size and the backyard is on a canal, so it's a very pleasant spot to rest and enjoy a little bit of nature. Easy hookups, close to hwy 75, felt like a safe neighborhood!

There are few camping options in this fairly urban area. This particular location gets high marks for being quiet and having a stream (ditch really but an attractive one) and a nicely landscaped yard. The site itself is accurately described. Unfortunately it was raining the whole time, so I didn’t experience it much.

Quiet Suburban Stay with Water View

Eric’s place was great for us! We loved sitting on the bank of the canal watching the nesting Ospreys and enjoying the peaceful setting. The camping is in a suburban area that is quiet and safe. Eric is very knowledgeable about the area and was a lovely host. We enjoyed exploring the North Port community. We hope to return for another stay.

Dry Camping in Nice Driveway
Eric has a great spot. Even though it is entrenched in the “BURBS”, his large lot has a country feel to it. The canal behind the property provides a soothing dose of nature, along with the chance of viewing the local wildlife. Eric and his dog are quite friendly, and are great hosts. We would most def stay here again when in the area.
