This was our 2nd time and Ed and Heathers property , we really love it! The river views are unmatched, everything is set up so welcoming. My family and I tent camped on Memorial Weekend & it was such a good atmosphere for kids and families. We will definitely be back! Thanks Ed and Heather for another great trip in the books

This is our second time at Flip Flop Flat and it exceeded expectations again. The location is perfect-it’s easy to hop in and off the river with a kayak or SUP and the kids loved the beach. And Heather and Ed are kind and helpful hosts. We’re already planning our next trip

Dog paradise! We were looking for a dog-centered retreat for a few days, and we found the best. A beautiful spot overlooking the river where we could simply sit and relax all day long while the dogs played off leash. Ed and Heather were friendly and helpful with everything, even coming by to see if we needed anything from the store at one point, but also respectful of our privacy. Two happy labs live there and like to visit from time to time, but they're friendly and looking to play (or at least run off with a sponge or two. Lol!!) We had a lovely time in a beautiful place, and we're very appreciative of Ed and Heather for opening up their land so that we could enjoy it.

Love it. We stayed at Happy Paws - a private dog beach. Our dog Bodhi made friends with the two young labs that live at Flip Flop Flat. It's certainly a dog friendly spot. Ed, the owner went OUT OF HIS WAY to make sure we had the grand tour and helped immediate clear a few tree limbs to get our trailer precisely where we wanted it. If you love water and dogs, this is your next camp spot!

Flip Flop Flat was like disappearing into another world. It was so relaxing and all our needs were met in such a timely way that I will be going back again for sure!
Ed was super friendly and so were his pups. (They got along a little too well with mine, wanting to play all day long.) He brought us a kayak (even though we ended up just sitting next to it on the beach all day), lit the fire pit, got the grill ready for us, and even taught me how to lasso a steer!
Even the rain, one night when we were there, was pleasant. It shrouded us in white noise keeping us both asleep for more than 12 hours. Then the sun was out as soon as we got up. What a wonderful weekend.
The only suggestion I have is to get there before nightfall. You want to see where you are setting up your camp. The sites are all different, and you'll want to pick the perfect one for you, for your stay.

We had a great stay at Flip Flop Flat! We were the only campers there for the weekend so we really got to take advantage of the entire space which was great. Ed and Heather have two adorable labs who frolic about the campground which our dog totally loved! Being right on the water was truly a delight for us and our dog. The amenities were nice–super great to have a outdoor sink/shower to wash up in as needed!

Awesome place!
Ed and Heather are amazing hosts and have the site set up with tables and trash, cans and plenty of room in between other campers.
Access to the river is super easy and it’s calm right around their beach.
Ed put our paddle boards in the back of his truck and took us upriver for an amazing float.
I highly recommend staying at Flip Flop Flat!

We had a great time at Flip Flop Flat. Ed and Heather are wonderful hosts and very inviting to stay on their property. Our kids loved playing with their two retriever pups, Blue and Axel. Ed had a kayak that our kids could use on the river just in front of our camp. We would certainly recommend staying here again.

Site is beautiful and right along the river with facilities that are clean and well kept. Just an FYI to travelers, there are two dogs off leash that roam continually with other dogs that poop everywhere. We were woken up by dogs sniffing by our tent.

We had an amazing time on our last minute camping trip at Flip Flop Flat and would 10/10 would definitely recommend this place… the kids in our group loved it and wanted to stay longer and some wanted to live there! Ed and Heather were very nice and were very accommodating!

The hosts are very welcoming and gracious. There are several areas to choose from. Some are more secluded while others are more open and good for large groups. The property has a lot of trees, outdoor games, a firepit, and is right on the river! The owner provides each camper with a trash can and picnic table. They made jt comfortable and easy to chill. The bathrooms were also very clean which I appreciated especially with my toddler.

One of my best experiences with HipCamp ever. Ed and Heather’s place is spacious and super dog friendly. Ed gave us great tips on routes for floating and paddle boarding on the river, to which our site was adjacent. He also setup the community fire pit for us to have a late night fire. Campground and bathrooms were clean and well managed. The Stanislaus River is awesome, so if you like water activities this is a great spot!

We went camping with our doggies and had a fantastic time. The views of the river were spectacular! The area was well organized and clean. Ed and Heather were very gracious hosts and showed us the campsites in their golf carts. They were very friendly and easy to talk to. We wishes we could have stayed longer. Definitely will be back!

When I arrived at Ed and Heather's land, I was greeting with smiles and asked a few questions before walking around to find the spot I wanted. Heather asked Ed to show me a new spot that Ed just "fixed up" and when I saw it, I know it was the one I wanted. My daughter and her BF met us there to camp after driving 10 hours, we spent two nights right next to the river and had a great time! The property was as advertised and we will be back!

Ed and Heather are spectacular hosts. Their sites are clean and serene. The crystal clear water is on your doorsteps. We had a mechanical issue with our rig. Ed stepped in to help solve the problem. Mission accomplished.
I've been to several HipCamp locations. This may be the best. Highly recommend.

What a perfect property for camping. Ed and Heather’s property is right on the Stanislaus River with tons of shade and a perfect little beach. There was a kayak available and we brought our inner tubes and spent the day up and down the river. I don’t exaggerate when I say this is a perfect camp spot. It was a hot weekend (107’) and I hate heat, but being on the river, in the shade of the property, I didn’t complain about the heat once. Any other situation, I’d have gone home to sit in air conditioning.
Ed is a wonderful guy and wants nothing more than to make his campers happy and comfortable. Ed makes his way around the camp and sees to it that everyone is enjoying themselves. The vibe is great and social. The other campers were happy and friendly.
Our site had a clean garbage can and a great picnic table. A short walk away is a bathroom and sink for dishes.
Ed has two gorgeous and friendly labs. They make their way around saying hi. If you have a friendly dog, your dog would love this place too!

Wowwwwie! This spot is absolutely incredible. Both the actual camping sites and the hosts Ed and Heather. Our group had the best time there and Ed and Heather went above and beyond to ensure we were comfortable and having a good time. I almost don’t want to leave a review so this spot can stay a hidden gem, but it’s obviously just too good to not share! If you’re looking for a relaxing, lowkey spot right on the Stanislaus River, you can’t go wrong with Ed and Heather’s beautiful place.
Ed and Heather, thank you both so very much for hosting us. Ya’ll really went above and beyond in so many ways. We’ll definitely be back!!

The perfect place to stay on a hot weekend. Camping by the river was a lot of fun. Ed & Heather hooked us up with a really nice camping spot and they have set their property up real nice. The river is beautiful, and make sure to bring a couple tubes. Would definitely go back.

This camp site is amazing. The host are very friendly and over the top accommodating. Felt very welcome being there. Shower was great! Refreshing for the hot days. They had many games to play there and the river is very close to access. Thank you again Heather and Ed.

What a wonderful Hipcamp. My teenagers and I got the spot in front of the river and it was beautiful. Ed and Heather are great hosts, the two puppies as well, just make sure you keep an eye on your shoes and socks that they seem to like.
Uncomplicated and well located, I strongly recommend it if you like camping without being too isolated.

We got an amazing spot right down by the river. Breathtaking view!! The sites are first come first serve, so we were really happy to have scored one on the river bar. My dog is not great off leash with other dogs, and there were many friendly dogs around which made things a little tough. Ed and Heather were excellent hosts, they have a wonderful property to share, and we really enjoyed our stay. The river is awesome! Cold this year but we had no issues with getting in and enjoying ourselves. Community fire pit, and river access! Ed and heather were responsive, attentive, and overall wonderful hosts!

We enjoyed our time here!! There was plenty of space between sites, plenty of shades, and bins. Potable potties were clean and they had an outside shower and sink. Our kids had fun playing on the river beach (right now the water is high so Ed explained that their beach is mostly under the water). The water was too cold to swim but the current being slow made it very safe. Heather let us pick a spot when we arrived and Ed went around now and then to make sure we were all having a good time. We made smores at the communal fire pit, and after dark it got pretty quiet so we were able to sleep comfortably. They had plenty of shaded areas for kids to run around.
(Just FYI, there were some other campers who brought their dogs but got irritated by the owners dogs. The two big puppy labs were very friendly and kept us company, but also still being 8 months puppies, they kept running/jumping into and bugging the dogs other campers brought and wouldn’t leave them alone.)
We look forward to coming back here!

Flip flop flats is pure paradise. The camp sites are not on top of each other like other places. The camp hosts are helpful and go out of their way to ensure everyone has a good stay.
The community campfire is lovely. The outdoor toilets are very clean. The outside shower isn’t heated but it was hot enough outside that we really didn’t notice.
There is a community camp beach that makes playing in and fishing in the River convenient. Our dogs loved swimming in the river. The camp hosts have dogs that are super friendly and great with small children.
There were not a lot of bugs and it was really peaceful at night. You can see a ton of stars in the sky too.
We will definable be coming back.

This was a lovely spot, and we had great camp site right by the river. We spent hours just watching the river flow by, and doing a little kayaking too (they provide a great ocean kayak- though heads up the current is strong).
There were also two great pups to keep us company. All in all, a great weekend!

The location & view of the river were amazing! Very friendly hosts & puppies. Only negative was the lack of tables & chairs/benches. Based on campsite photos, we thought the sites had a picnic table, so we didn’t pack camp chairs. But, they didn’t. Owner did bring us folding tables for our food & cooker. Also, we’d like it if the campsites were numbered so we knew where we were staying in case we wanted to reserve it again. When we arrived, the owner showed us several spots we could set up our tents.

First time HipCamper. Haven't camped in about 10 yrs and decided to try 1 night out my husband's new 4runner outfitted with roof top tent. Booked this site as it had a bathroom and was close enough for us to try for 1 night. Ed & Heather were wonderful hosts and made sure to come greet us and make sure everything was satisfactory. It's dispersed camping, so first come, first served on the spot and we were lucky enough to get a spot next to the river. We had our own picnic table which was nice, garbage cans are located around the property, bathrooms are 2 outhouses that are within a wooden structure and had a sink to wash your hands at. No individual campfires, but they have 1 main campfire and invited everyone to come join them at night. Property next to them has goats and we walked up to them to talk a look. Husband tried fishing a bit, but no luck this time around. We brought our small 5 lb dog, but be aware that this time of year, there are a ton of foxtail plants that can be risky to dogs. We opted to carry our dog or just kept her on our mat at our campsite. Otherwise, nice site, easy to find location, close enough to town in case you forgot anything and just peaceful to watch the river flow as you relax in your campsite.
