As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. We live on 75 acres of woods and hay fields. Larry is a self-taught hay-farmer since we moved from the mid-west in 2007. The property was a fallow dairy farm from the 70's. It used to be called
Common View Farm. We hear the name came from the fact that we can see the Craftsbury Common from the height of the property.
Legend holds that people have seen strange lights and orbs in the area. It may just be a yarn told by the locals to the new flatlanders. I have never noticed anything of the sort and I have been looking. Who doesn't like a good New England ghost story?
Larry farms about 30 acres of the property; square bales for horses. The rest are woods. We have our own old mare, Ruby, which gave Larry the haying idea. She has two goat buddies, Danny-Boy and Brownie (guess what color he is?). Our dog, Tinker, runs the land and loves dog friends as well as humans.
Our views are of the Lowell Mountains closest and the Green Mountains in the distance. You can see the Lowell wind farm on the horizon. We have a large garden and raspberry patch. When in season, you are free to pick! The house on the property, Larry built. It's a beauty. He also has two shops and some barns. No shortage of farm implements. You are welcome to walk to your heart's content and to visit Ruby and the boys.

The Northwoods Gypsy Wagon is a 3-minute walk into the woods from the parking area. You can have all the solitude you'd like or visit the nearby towns. In this off-grid wagon, you will have an indoor cooking stove (2 burner propane) and a propane stove for the cooler nights but no running water, therefore no indoor plumbing. Fresh water, battery operated lights, solar panel which provides one lamp and a place to plug in your phone, coffee/tea set ups. Wi-Fi/cell cov is not available. There is a privy exclusively for the wagon and a place for a cold-water wash up.
This is truly tiny space, however; sleeps 2 adults. You will have a table and chairs for a sit down chat or meal. In the dryer months fire-burning may be ill-advised or outright prohibited, you'll be advised.

We love camping, and when we decided that state campgrounds and the like were just too busy, we found this amazing, secluded property on a small lake with no public access.
There is a cabin on the property, which is available for limited rentals. However, we have a great flat yard just a short (2 min) walk to South Pond thats perfect for a tent. There's a rustic outhouse, fire pit, picnic table, and usually games like badminton setup. Our property is a couple miles down a private dirt road. Fishing is great (with a license of course), and the water is perfect for kayaking and paddle boarding.

Weekend Trip to Broadfork Farmstead
I really enjoyed staying on the bus—it was such a unique experience! I was grateful it was available for a last-minute booking that same night.
Carol’s communication and responsiveness were excellent, making check-in smooth even with my late-night arrival.
The bus itself was cozy and charming, set right on the farm with a clean outhouse just steps away, equipped with a motion light for nighttime use. Inside, the space was thoughtfully arranged with a small table, chairs, two sofa beds, and foldable mattresses. The bed was surprisingly comfortable, and each window had blinds to block out light.
It was a cold night, but I came prepared with sleeping bags, extra blankets, and heating pads. Carol also offers a space heater as an add-on, which I’d recommend during cooler seasons!
A pleasant surprise was the power bar which was so useful for charging my devices and the bus also had reliable Wi-Fi!
I only stayed one night but wish I’d had more time to explore the farm, there were adorable animals on my way out! I also wish I’d tried the breakfast add-ons as they looked delicious.
Overall, it was a memorable stay that I’d definitely recommend. I got to tell all my friends that I slept on a bus and had a great story to tell!

2 nights at Broadfork Farmstead
I had a wonderful two night stay on The Bus. My friend joined me the first night, but had to get back to work, so my second night was solo. We both found the accommodation funky and comfortable. As a farm girl, myself, I always love to be around piglets, chickens, dogs, cows… Carol was a very warm, gracious hostess, eager to share her insights on local attractions. Her breakfasts and cheese plate displayed impressive attention to detail, using superb local ingredients and so artfully arranged, include cloth napkins tucked into baskets. I hope I am able to return next year, and have already recommended her place and the area to friends looking for a satisfying roaming destination.

The short bus was super cozy and we were warm with just sheets and a couple blankets we brought, no heater, on a night it probably got down into the low 40’s. The farm animals were a delight and we got to meet the piglets with Carol. Also love the running water/sink right outside the bus. Great spot!

We loved camping here it was very secluded and we were able to enjoy a nice campfire right under the beautiful Vermont sky. The host Tony was very nice and showed very kind hospitality, he allowed us to use his kayak on the actual pond although there is a pond on the site it's just a small pond that you can swim in if you want or you can go to the hosts main house and go in the real pond. I fished the big pond and caught a ton of yellow perch and some catfish in the pond by the site. We definitely would love to come back again someday.

Carol was very kind and helpful, and her land is stunning. The farm animals are nearby, and the site looks over some beautiful hills and receives a stunning sunset. It was an idyllic place to spend a night.

1 night at Broadfork Farmstead
Our stay at Carol’s land was even better than we expected! The bus is comfortable for 2 and the fire pit made for a relaxing evening. The farm is beautiful and we got to meet some six-day-old piglets. The welcome board should not be skipped, and we got to learn more about local cheeses and produce from it. Top it off with breakfast sandwiches with farm-fresh eggs and a fresh pot of coffee with their milk and you’ve got a truly unbeatable experience. We will be recommending it to many others!
