I recently acquired this property that has been in my family for over 100 years and my original home place until around 1980. My wife and I initially made this site for our own RV use, but we want to share it for others to enjoy and also to help finance our constant improvements. The original house that I grew up in is still located on the property but is currently uninhabitable (for now). My fondest memories of the property are of playing and catching crawdads in the creek that located on the property when I was a kid and riding horses and flying kites in the fields. I am working hard to restore this property to the way I remember it and trying to make it enjoyable for those that come to visit. A majority of the property is still being used as a hay field during the summer months and two to three times a year the hay is usually harvested.

We are a working farm with staff tending to various jobs throughout the day. We have a map to show where the camping site sits on the property. We intentionally leave some of our fields uncut. In some fields, the grass can come up above the knees. We leave that to the animals to take care of. All of our staff are super friendly and happy to help guide you to the best camping spot and answer any questions. In searching for your campsite please note that there may be livestock in and around certain areas as we rotate pastures.
Potable well water can be located from the blue spigot outside of the staff housing area, in between the orange and green tiny home, and outside the outdoor shower.

Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire. Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.
Always improving our place, we recently removed the 'cabins', which had become unsuitable for use.
The property is part of a community, which you may notice on the way to the campsite. Site 1 (The Swings) will be first left after you turn into the driveway. It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site. Site 2 (Main Container) is at the end of main driveway, next to container. Drive to end of driveway, park and walk 10 feet to camp. Both are equidistant to the outhouse. There is a trail (tagged with red) that goes all the way around the property, a top half and a bottom half that will take you by the creek. Please look through all of the listing information.
The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!
Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land. We are unable to remove pictures Hipcampers post. It is raw 10 acres so, yes there are ticks. Cover up and spray as you see fit, just be aware. Also, since it is 10 acres of trees, there is plenty of firewood. We don't leave any bundles, just find down limbs and presto, firewood. DO NOT USE THE MAP LISTED OR GOOGLE MAPS; it will take you straight through water. We send detailed directions to you once the day before your booking. Please plan to travel in with daylight, it is incredibly difficult to navigate to our space in the dark. 22 acres of Private, Magickal forest spanning the bottom valley all the way to the top of Sand Mountain. The mountain has several natural terraces and flat areas suitable for campers to choose from including a nice spot overlooking a rock garden. As you ascend Sand Mountain, the vegetation thins revealing spectacular views of Lookout Mountain especially in the fall & winter months after the leaves have fallen. At the very top of the property are 30+ ft high cliffs with a cave. It has a colorful collection of lichen growing in it and we have named it our 'Mandala cave'. The cave is great for meditation. Rejuvenating guided hikes to the cliffs & caves are available upon request. This is raw land & raw forest. If you enjoy bush craft, there is plenty of material for you to build a lean-to, tipi, or structure of choice. Trees range from poplar to multiple species of oak. Natural wildlife include deer, wild turkeys, scorpions, and ticks. You're welcome to bring fluffy as we've never seen any predators, but there is a slight chance there could be some around. A lost animal on the mountain could be near impossible to find. We have 2 male cats. Unfortunately, the Earth does what she wants and weather forecasts can't be relied upon. We've had sunny days that have been forecasted to rain and un-predicted downpours. It can be raining at the top or the bottom of the mountain but not at the campsites in the middle.

Sugarloafers is located on a portion of the old Ocoee Outdoors Zipline. It is nestled along the lower Ocoee river with great views of Sugarloaf and Big Frog Mountains. This is an excellent gateway to Parksville Lake and the Cherokee National Forest and all the activities it affords including whitewater rafting on the Hiwasee and Ocoee Rivers, mountain biking, kayaking, lazy river tubing/floating, fishing, and so much more!
Our property is one of nine - 5 acre tracts along the river. As of Fall of 2024, the adjacent lots have houses on them. So while this campsite is some distance from the houses, it is currently within view.
Although the campsite is back from the highway, road noise can be an issue especially on the weekends. Highway 64 is one of three major roads in the county. Unfortunatley, tents don't block the sounds of Harleys racing down the road at 2 a.m. Consider bringing earplugs or muffs if you are a light sleeper!
Within a mile from the end of the driveway there is:

Whitewater Outfitters - Ocoee Outdoors, NOC Ocoee Outpost, ACE Ocoee Adventures

Dollar General & Foodcity - 4.2 miles back towards Cleveland (because someone forgot their phone charging cable and you want a 6 pack of beer).
Middle Ocoee Private boater takeout is only a 10 minute drive east on Hwy 64.
Consider a hike to beautiful Benton Falls - drive to the top of Chilhowee Mountain and it's a 3 mile round trip hike.
!!!ALSO!!! Due to the massive damage caused by hurricane Helene on September 27, 2024 - especially to I-40 through the mountains - Highway 64 is now one of the primary routes into NC from TN. Expect traffic along this route to be busier than normal.

Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire. Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.
Always improving our place, we recently removed the 'cabins', which had become unsuitable for use.
The property is part of a community, which you may notice on the way to the campsite. Site 1 (The Swings) will be first left after you turn into the driveway. It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site. Site 2 (Main Container) is at the end of main driveway, next to container. Drive to end of driveway, park and walk 10 feet to camp. Both are equidistant to the outhouse. There is a trail (tagged with red) that goes all the way around the property, a top half and a bottom half that will take you by the creek. Please look through all of the listing information.
The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!
Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land. We are unable to remove pictures Hipcampers post. It is raw 10 acres so, yes there are ticks. Cover up and spray as you see fit, just be aware. Also, since it is 10 acres of trees, there is plenty of firewood. We don't leave any bundles, just find down limbs and presto, firewood. DO NOT USE THE MAP LISTED OR GOOGLE MAPS; it will take you straight through water. We send detailed directions to you once the day before your booking. Please plan to travel in with daylight, it is incredibly difficult to navigate to our space in the dark. 22 acres of Private, Magickal forest spanning the bottom valley all the way to the top of Sand Mountain. The mountain has several natural terraces and flat areas suitable for campers to choose from including a nice spot overlooking a rock garden. As you ascend Sand Mountain, the vegetation thins revealing spectacular views of Lookout Mountain especially in the fall & winter months after the leaves have fallen. At the very top of the property are 30+ ft high cliffs with a cave. It has a colorful collection of lichen growing in it and we have named it our 'Mandala cave'. The cave is great for meditation. Rejuvenating guided hikes to the cliffs & caves are available upon request. This is raw land & raw forest. If you enjoy bush craft, there is plenty of material for you to build a lean-to, tipi, or structure of choice. Trees range from poplar to multiple species of oak. Natural wildlife include deer, wild turkeys, scorpions, and ticks. You're welcome to bring fluffy as we've never seen any predators, but there is a slight chance there could be some around. A lost animal on the mountain could be near impossible to find. We have 2 male cats. Unfortunately, the Earth does what she wants and weather forecasts can't be relied upon. We've had sunny days that have been forecasted to rain and un-predicted downpours. It can be raining at the top or the bottom of the mountain but not at the campsites in the middle.

Sugarloafers is located on a portion of the old Ocoee Outdoors Zipline. It is nestled along the lower Ocoee river with great views of Sugarloaf and Big Frog Mountains. This is an excellent gateway to Parksville Lake and the Cherokee National Forest and all the activities it affords including whitewater rafting on the Hiwasee and Ocoee Rivers, mountain biking, kayaking, lazy river tubing/floating, fishing, and so much more!
Our property is one of nine - 5 acre tracts along the river. As of Fall of 2024, the adjacent lots have houses on them. So while this campsite is some distance from the houses, it is currently within view.
Although the campsite is back from the highway, road noise can be an issue especially on the weekends. Highway 64 is one of three major roads in the county. Unfortunatley, tents don't block the sounds of Harleys racing down the road at 2 a.m. Consider bringing earplugs or muffs if you are a light sleeper!
Within a mile from the end of the driveway there is:
Food - Subway Sandwich Shop and the Gondoler restaraunt.
Whitewater Outfitters - Ocoee Outdoors, NOC Ocoee Outpost, ACE Ocoee Adventures
Myrtles Cafe is now two miles east next to the Firefly Market. Please consider visiting these local business, they provide excellent service.

Dollar General & Foodcity - 4.2 miles back towards Cleveland (because someone forgot their phone charging cable and you want a 6 pack of beer).
Middle Ocoee Private boater takeout is only a 10 minute drive east on Hwy 64.
Consider a hike to beautiful Benton Falls - drive to the top of Chilhowee Mountain and it's a 3 mile round trip hike.
!!!ALSO!!! Due to the massive damage caused by hurricane Helene on September 27, 2024 - especially to I-40 through the mountains - Highway 64 is now one of the primary routes into NC from TN. Expect traffic along this route to be busier than normal.

Simply put- the view is incredible. The road up isn’t bad at all. Once at the top, my husband and I were SO happy we found this property to enjoy. The owners were extremely friendly and the place is just gorgeous. Would highly recommend. Would definitely stay again. The cherry on top was it snowed while we were there! And they were quick to keep the property and road safe for driving. 5 stars for sure

Perfect private site to let the kids run free! There is a giant open field on the lot and a nice fire pit area to relax. RV pad is adjacent to the road but there isn't a ton of traffic. Hookups all worked great, minor complaint would be that the well water had a strong sulfur smell so we ran it through a filter. Will definitely visit again!

I had a wonderful time camping in my truck bed camper. Billy’s land… you’ve really got to see it to believe it. I arrived after dark so I wasn’t too sure if I had the best spot or not. When I woke up the next morning I couldn’t believe what I was looking at. It was beautiful. The rock formations… the pictures are gorgeous but the in person view… just wow. I felt like I had the whole mountain to myself. My dog got to be free and lead the way on our adventures which he absolutely loved. I 10/10 would recommend and I definitely plan to visit again. Thank you Billy. Your place is wonderful, and full of wonder.

Loved the stay here, the view was awesome and it was quiet. My dog loved running around. Firewood was enough to last two full days and there’s were three spots, one closeksh to the house, one midway, and one at the top of the hill near the outhouse. The drive in was easy and stores are within a 10-15 minute drive and no traffic!
