Come and enjoy WNY winter sports!! We are ideally located for skiing, tubing and boarding directly between Peek N Peek (43 miles) or Holiday Valley (40 miles). There are snowmobile trail heads 5 miles from our location. Be in the country yet just 5 minutes from 4 local wineries and 10 minutes from dining/shopping. We have kept the farm house feel with plenty of room for a family. This is a single occupancy listing. Your party will be the only guests. We do have a separate living space in our barn so only parking is shared. Originally 100 acres was purchased by the Deering family back in the 1800's from the Holland Land company. Then sometime near 1900 the farm was split between two brothers, each receiving 50 acres. *Important note: Lake Rd is busy and there will be road noise that dies down after 11pm. There is a historic and active railroad line behind the cabin and you will hear the train pass through the day and night. Some people have found it cool or relaxing but others have not.
Nestled on its own 4-acre parcel within our family's 12-acre plot, this cozy retreat offers a private driveway and setting for your getaway.

The hosts philosophy is to not bother you at all during your stay unless you have a specific need or concern, so your stay is all yours. The price is kept low to reflect this a campsite rental, not a hosted Airbnb. With that said every effort is made to make things comfy.

True campsite experience and not an Airbnb rental, meaning there is no electricity, water, or sewer on the property. However, we provide battery packs and solar options for your convenience. The dish sink operates with a foot pump connected to a 5-gallon water jug. Guests are welcome to bring their own wood or explore the surrounding area for available resources.
For your safety, please exercise caution when venturing into the woods and avoid approaching the active train tracks located at the back of the property.
While the passing train adds to the rustic charm of the setting, it may NOT be suitable for light sleepers. Road traffic noise tends to calm down in quiet hours.
Bed sleeps 2 but up to 3 welcome.

I unfortunately had to end my stay only a few hours in due to rain. This was no fault of William’s, of course. Highly recommend his HipCamp spot; I’ll be going back on a clearer forecasted evening soon.

Weekend Trip to Angie's Country Cabins B&B
We had an amazing stay at Angie’s Country Cabins B&B, truly a hidden gem. Angie is an incredible host who goes above and beyond, with attention to every little detail that makes the experience feel special. The cabin was cozy, beautifully decorated, and the peaceful setting made it the perfect romantic getaway for some much needed rest and relaxation. The breakfast was phenomenal, honestly one of the highlights of our stay.
We only wish we had more time there and will definitely be coming back.
For food nearby, Whiskey Hill Saloon was a 5 star dinner spot with a great atmosphere and delicious food. We also stopped by Ron’s Treasure, which was such a cool experience full of amazing antiques and history, and the owner is a genuinely sweet guy.
If you don’t mind a short drive, The Nana Peruvian Kitchen is absolutely worth it, some of the best Peruvian food we have had.
Highly recommend this whole experience to anyone looking to unplug, relax, and enjoy a peaceful romantic getaway. ⭐⭐⭐⭐⭐

William was kind, welcoming, and helpful over our chat communications. His land is beautiful. Just off a quiet road, the campsite is right on the creek. There’s a large fire pit right in front of the water, trees for hammocking, horseshoe stakes, and plenty of room for any set up. If coming from the Springville area, the drive is easy. If coming from East Otto/Zoar area, be prepared for some steep hills along the creek. Nothing my 15 year old rig couldn’t handle! We had an amazing time and plan to come back soon.

This trip was absolutely amazing. Brian is an attentive and friendly host with the utmost care for hosting people. The cabin was well-equipped and so incredibly cozy. We love the location, close enough to Tim Horton’s for us to grab coffee but on property that feels secluded and perfectly quiet and peaceful. For it being winter, we were lucky to have had the most incredible weather for February, giving us the opportunity to walk through the woods, explore and enjoy how beautiful the woods are with the snow. We will absolutely be back in other seasons, there was still so much for us to do and see in the area! Thank you, Brian for everything!

I come here with my partner each Christmas and we listen to the ever growing record collection while we listen to the cracking wood in the Woodstock. There's a propane cook top for coffee and tea as well as frying pans and pots. The bed is so comfortable. Bring a book if you like. The host is amazing and makes sure you have anything you need as they live just down the way.
