This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. There is also another 187 acres that borders our land that also has trails that would allow hiking. We have detailed maps so that getting lost would be the least of your worries. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. I loved everything about this place. It felt welcoming and cozy from the moment we arrived. When I messaged Sam, he responded right away and provided everything we needed. My partner and I accidentally caused an issue with the plumbing, and we felt truly sorry about it, but Sam was incredibly understanding and even comforted me during the situation. I’m very grateful for his kindness. We stayed at the tiney camper with spring tub and brook. Overall, I had a wonderful stay and highly recommend this place.

There are three sites: one tucked into a meadow in a forest clearing, another under a hemlock grove deeper in the woods, and a third reserved for Long Path thru-hikers who come down from the mountains for a break, which can also be overflow. All are off-grid and rustic but close enough to the house and parking area to have convenience, and far enough—and hidden out of view—to offer real privacy. (About a 4-minute walk from your shared toilet/supply/storage shed by driveway.) Tent area has cleared flat pads for two small tents. Location is far enough from things that you can walk a minute into the woods and feel lost to civilization, yet only two miles of paved road from downtown Windham and all that the cozy resort town has to offer. Makes a great basecamp for exploring the rest of the Northern Catskills, or a hideaway to stay and get lost in. Hike miles of trails and old logging roads in the Elm Ridge Wild Forest, starting literally steps from your campsite. Swim in the large spring-fed pond, or just watch the colorful koi swim. Sit around the fire and reflect on the day’s adventures. Or just take in the wide-open views of distant mountains and starry skies. According to a few sources we've consulted, the Mohican people (Eastern Algonquian family of tribes - not to be confused with the Mohawk, a distinctly different tribe) were the indigenous occupants of the land where our farm is now located. Historians note that the name Mohican is from the indigenous word meaning "water that flows in two directions." Most Mohicans were driven into western NY and Canada when the Revolutionary War broke out. Local history indicates that the first white occupants to build here were the Hawley Family, in 1790. Parts of the farmhouse date to this era. Outbuildings were added through the decades and centuries, and the land was used as a dairy farm, among other ventures, by previous owners. We purchased the property in 2021 in hopes of providing more space, nature and outdoor living for our two little ones. We have two fields dedicated to Christmas trees, as well as apple, pear and cherry trees, and we've had successful garlic harvests to share with neighbors, family, friends, and at local farmers' markets. If you don't have a car you can enquire about getting a ride and sharing gas. I take NJT to my minivan in NJ. We can stop at grocery store on the way. I can give you ride up to state park to beach and boat rental during the weekend.

This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Where to go

Otsego Lake

Otsego Lake got its “glimmerglass” nickname from James Fenimore Cooper in his “Leatherstocking Tales.” Head 10 miles north of Cooperstown into Glimmerglass State Park, which overlooks the shimmering lake, and you’ll understand why. The rolling, partially wooded terrain is the setting for outdoor activities such as hiking, biking, fishing, and swimming in summer and tubing, cross-country skiing, ice skating, snowshoeing, and ice fishing in winter. The park’s campground is open from May to October.

Howe Caverns

Fifty minutes east of Cooperstown, you can explore the rock formations and twisting corridors of the largest cavern in the northeast by taking a boat ride on the underground river. Above ground is an adventure park featuring a zip line, ropes course, and rock wall.

Little Falls

A 45-minute drive north of Cooperstown, Little Falls lies in a deep gorge of the Mohawk River Valley and is a popular spot for rock climbing. Moss Island, on the river in the middle of town, has a wide range of easy to challenging climbs.
