We had such a special weekend camping on Robert's land. Pictures don't do it justice. It is jaw dropping beautiful and very private. Robert is the best hip camp host we've ever had and we've used hip camp for years. He is reasonable, flexible, and very considerate. The outhouse is extremely clean, and he provides firewood for purchase, a fire pit, wash stand for dishes, and a wood countertop perfect for your camp grill to sit on. The location is primo with lots of cute little towns around and hiking trails right off his property. We are definitely making an annual trip here.

Tent site #2 at Balsam Gleann Meadows was a great campsite for my group. Located in the center of a huge field surrounded by mountains - what a peaceful spot! The weather was perfect, cool/dewey at night and sunny during the day. I imagine if it was super hot or windy, campsite #2 would be a bit too exposed. We had our own fire pit, the pit toilets were close by and had a hand wash stations, and the showers were clean and private. The drinking water was a bit far from the campsites, but you pass by when you drive in/out. I'd recommend bringing a jug to refill water. The host, Robert, came by to check on us a couple times to see if we needed anything. He also suggested some things to do in the area and we loved visiting Otter Falls at his recommendation. Overall, we absolutely loved our stay and would definitely camp here again.

The fall, cool crisp days and changing leaves are just a few short weeks away. NOW is the time to book your experience with us. Enjoy rustic camping on our 115 acres of upstate NY forest. We are just a short drive to Cooperstown, the Baseball Hall of Fame and the summer baseball camps as well as the other museums that it has to offer. Howe Caverns in Cobleskill is also about 30 minutes away as well. The property consists of a mixture of upland hardwoods (mainly Oak, Maple and Cherry) with scattered stands of Red Pine, White Spruce, Hemlock and two open fields/pastures. There are also the occasional conifers scattered about just to keep things interesting. The majority of the property is gently sloping from the South up towards the North. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. One of the fields is a seven acre hay field and the other is a five acre food plot planted in clover, chicory and other grasses. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. It is also not uncommon to see Bald Eagles soaring over the fields looking for their next meal. All of the property is easily accessible via our extensive trail system. According to a few sources we've consulted, the Mohican people (Eastern Algonquian family of tribes - not to be confused with the Mohawk, a distinctly different tribe) were the indigenous occupants of the land where our farm is now located. Historians note that the name Mohican is from the indigenous word meaning "water that flows in two directions." Most Mohicans were driven into western NY and Canada when the Revolutionary War broke out. Local history indicates that the first white occupants to build here were the Hawley Family, in 1790. Parts of the farmhouse date to this era. Outbuildings were added through the decades and centuries, and the land was used as a dairy farm, among other ventures, by previous owners. We purchased the property in 2021 in hopes of providing more space, nature and outdoor living for our two little ones. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. Where to go

Otsego Lake

Otsego Lake got its “glimmerglass” nickname from James Fenimore Cooper in his “Leatherstocking Tales.” Head 10 miles north of Cooperstown into Glimmerglass State Park, which overlooks the shimmering lake, and you’ll understand why. The rolling, partially wooded terrain is the setting for outdoor activities such as hiking, biking, fishing, and swimming in summer and tubing, cross-country skiing, ice skating, snowshoeing, and ice fishing in winter. The park’s campground is open from May to October.

Howe Caverns

Fifty minutes east of Cooperstown, you can explore the rock formations and twisting corridors of the largest cavern in the northeast by taking a boat ride on the underground river. Above ground is an adventure park featuring a zip line, ropes course, and rock wall.

Little Falls

A 45-minute drive north of Cooperstown, Little Falls lies in a deep gorge of the Mohawk River Valley and is a popular spot for rock climbing. Moss Island, on the river in the middle of town, has a wide range of easy to challenging climbs.
