We had the loveliest stay at this Hipcamp cabin last weekend. It was unbelievably cozy and warm inside, even with the temperature dropping to -1 degrees outside — the perfect little winter retreat. The hot tub was absolutely amazing, especially under the cold night air, and quickly became our favorite part of the stay.
Sam was such a kind and welcoming host, making us feel comfortable and taken care of from start to finish. You can really tell how much care goes into this place. We left feeling relaxed, happy, and already talking about when we can come back. Highly recommend for anyone looking for a peaceful, magical getaway

A Frame Mineral Spring House
We absolutely loved this A frame house! It was so cozy and magical. Our host Sam was amazing, he is so sweet and had everything set up and ready for us. He was also very quick to respond when we texted him with some questions. The heat inside the house works so well, the fire and hot tub outside were incredible as well. Beautiful views of the stars at night. Highly recommend! Thanks so much to Sam for the hospitality and great vibes!

A lovely long weekend in the winter

Sam has a wonderful, well maintained camp. He was eager to help in any way he could, and we never needed anything.
Things to note
Bath tub!!! Not hot tub!!! (Does have hot water)
The tent was PLENTY warm with the propane heater provided.
Tent kept out the wind, rain, and cold.
20 bucks for a wagon of pre chopped wood on site. wonderful price, great quality wood.
The snow was plowed perfectly but it was very icy. Just be careful.
11/10 would stay again.

I feel like I really lucked out with my time at Sam's RV site! I had a beautiful, snowy and peaceful time for New Year's Eve. Upon arrival Sam helped me parked my car in a safe spot so I wouldn't get stuck in the snow, and the firepit was already prepared and the RV clean and heated already on for a warm arrival. Sam was quick to help navigate some questions I had about the RV. As a solo traveler, I felt safe with the RV's location, while still feeling like I had privacy. Such a cozy space!

Incredible experience! Sam made everything so easy and relaxing, from the pre-arrival instructions to seeing us off when we left. The waterfall is a standout feature and we’d love to return in the warmer months.

I loved everything about this place. It felt welcoming and cozy from the moment we arrived. When I messaged Sam, he responded right away and provided everything we needed. My partner and I accidentally caused an issue with the plumbing, and we felt truly sorry about it, but Sam was incredibly understanding and even comforted me during the situation. I’m very grateful for his kindness. We stayed at the tiney camper with spring tub and brook. Overall, I had a wonderful stay and highly recommend this place.

Had an awesome stay here. The camper was cozy and the kitchen/dining setup made it easy to cook and relax. The tub and fire pit were perfect after a hike.
Sam was very responsive and helpful the whole time. Would definitely stay again.

Sam has a pretty cool thing going on there. He’s a great host. Everything was provided, and I mean everything. Many different ways to stay there. The outdoor tub was great, plenty of hot water. The inside heater works for those chilly nights. You could hear the water from inside the camper which is relaxing. It’s secluded but not secluded at the same time. You could hear your neighbor if they’re loud enough. The bed is a little small if you like to toss n turn at night. We had a fabulous experience and we will be back to check out the other spots he has.

Sam’s got a really special place here! While not quite as private as I’d assumed (the sites are somewhat close together and near a road and you’d occasionally run into another guest at the toilets), the sound of the water from the waterfall drowns out almost all noise and you still feel like you’re in the middle of the woods. We stayed at the waterfall site with the bathtub, which we did not bathe in, but it was nice to have hot water on site to wash hands, brush teeth etc. The tent was cozy once we got the propane heater going and the added amenities (coffee maker, electric kettle, fire pit with an attached grill…) were nice. There’s even firewood onsite for purchase. Sam responded immediately when we had any questions or issues and was very helpful. Would absolutely stay again!

My bestie and I had a blast at the Waterfall campsite on Sam’s property. The waterfall was gorgeous, the firepit perfect and wonderful to cook on, the bed was comfy and the entire experience lovely. Sam is a gracious host. I highly recommend the site for people who are looking for something picturesque but not terribly rustic.

Really great little glamping spot. We loved how the tent was up on a platform, and the bed was extremely comfortable. The waterfall right next to the site was an added bonus. We loved wandering down by it. Good amount of privacy being that this site was set behind and down a small hill from the other sites. The bathtub and shower were amazing! Water got nice and hot, though you might want to bring something to hang in front of it if you are shy 😉. Sam was friendly and helpful, and kept to himself. The outhouses were very clean and not smelly at all. The firepit was a great size with a built-in grill grate for cooking. We had a really nice time hiking near Andes (25 min, beautiful drive) and having lunch in the quaint little town. There is also a bar/restaurant and some convenience stores and gas station right down the road in Downsville, but we did not visit. This is not deep woods camping, but was perfect for us. We will definitely go back one day in the future. Thanks Sam!!!

Tiny camper with spring tub & brook
The way that Sam has cultivated this space is amazing. Although my friend and I chose to stay in the Tiny Camper, each of the sites have been uniquely and beautifully crafted, offering the modern amenities in a way that doesn't take away from the feeling of being immersed in nature; it is a beautiful blend of the two. Sam's attention to detail and consideration of the campers' experience while staying here is obvious. The sound of the stream and it's waterfall was so relaxing. Meditating is typically a bit difficult for me (ADHD), but I was able to do it here effortlessly. Then there is the soaking tub, which is ahhh-mazing!! There is something about soaking in the tub, outside, next to a crackling fire, surrounded by all these beautiful elements of nature that is magical. It was also nice that there are a few places nearby to purchase things that I had forgot to bring. There's the gas station convenience store, a Dollar General a block or so down the road, and there are farm-fresh eggs for sale just a quick walk up the hill from the camp. The whole experience was amazing. My stay on Sam's land has brought me to a new understanding of what it means to feel relaxed, and Sam is a perfect example of an attentive host. I will definitely be back and hope to stay at each of the sites.

We arrived to a beautifully lit glamping experience for our one year wedding anniversary and it ended up being everything we hoped for! We loved going to sleep to the sound of the waterfall, and how otherwise quiet it was. Having hot water and a working propane stove made this feel so much more special than our usual camping trips. Wood was easy to find. Camp grill was solid too. Thanks Sam for all the hard work it takes to run this glamping operation.

Pictures alone can't compare to how gorgeous the property is. The sounds, the vegetation, the smells, etc. All wonderful. The accommodations were great. The tub/shower was glorious. The tent was spacious and warm with the gas heater. The grounds were well kept, and the bathrooms were a short walk away, down the path. Near the bathrooms, there was plenty of firewood to purchase for a very reasonable price. A very beautiful, sweet and kind cat named Cliff stands guard. The best part of the experience however, was Sam. His patience, his kindness, and willingness to accommodate whenever possible turned a great experience into an amazing one. 15/10. Would go back and recommend! Thanks, Sam!

Cute Spot, Not Super Secluded

When we arrived, we were a little surprised as we thought the spot would be more secluded and deeper in the woods. It was not a place I could let my dog off leash and we could hear/see campers at other spots, as well as cars coming in and driving by. However, when we settled in, it was quite cozy. The camper had everything we needed for a relaxing weekend. We very much enjoyed taking a soak under the stars and sitting by the fire hearing the trickle of the waterfall. Sam was a great host. Very responsive and helpful. Bathrooms were fairly clean and the bed was comfortable. I wish it had been a little more private, but it was still nice and I would go back.

Overall we had a great experience. Sam, the owner was so sweet and very quick to respond when we needed anything. The waterfall we were next to was gorgeous. When making the reservation I made sure to select the site with the hot tub, but it ended up being that when we got there we had a shower/regular tub not a hot tub, which was pretty disappointing. Would recommend pre-messaging if possible if there is something specific you see in the photos that you like. This may be a HipCamp issue not site owner issue. We chose to not use a space heater even though it was fairly cold at night, but a sleeping bag as an extra layer sufficed. JSYK the outhouses don't have hand sanitizer but it looks like there is a sink around the corner! Main Street Farm Market Cafe in Livingston Manor is SO cute if you want to go get a meal offsite :)

I absolutely loved my stay! It was so easy to get to, and the custom welcome sign was the sweetest, homey touch. The tent was spotless, super cozy, and falling asleep to the sound of the waterfall was incredibly calming. Everything about the space made it so easy to relax and soak up some peaceful time in nature. The WiFi was a nice bonus too.. perfect for staying a little connected while still unplugging. Can’t wait to come back!

Great site by a beautiful waterfall! Everything was nice and clean and was a great experience. Wood is for sale and it’s a good deal. Only downside was that the wooden hot tub was updated to a regular bath tub, but there is hot water and a shower which is a plus.

My daughter picked out this spot because of the nearby waterfall and we loved it! We were celebrating her birthday and she didn’t want to leave! Sam was wonderful, and his place is gorgeous! I enjoyed the outdoor tub and fairy lights- great place for some cosmic tranquility!

We had a great stay here. Very scenic and well maintained. Sam supplied a charcoal grill and portable stove, but we used our own so I cannot attest to their functionality! The space heater came in handy, as did the complimentary firewood when we ran out of our own! The mineral tub was a bonus as well.
The downside- you’re not going to get the privacy you might expect at a campsite. There are cars coming by all hours of the day (even 1030 at night) and delivery trucks. Of course not a deal breaker but good to know!
