This land, now known by it's view gifting fields, is one of Sandwich's top treasured gems. The Historic Farm was purchased by Townsend Thorndike from the first colonizing family to claim ownership of this unceded land, the McCrillis family. It was Town's place to get away from the busy life. As time went on and his money dwindled and plans to sell off some of the land arose. Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain. Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity. The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so. The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

The state snowmobile trails run nearby with access at the power lines that cross Raccoon Hill, Great for hiking, biking in the summer. And snowmobiling in the winter. State rail trail is nearby also (bottom of Raccoon Hill and rt 11) Giving access to the entire state! Highland Lake is a few miles away. Webster Lake is a bit further down the road. Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

We are at the top of Raccoon Hill. Overlooking a valley with Punch Brook at the bottom. You can see Belknap Mountain across the way. There are many trails nearby. The state snowmobile trails run nearby with access at the power lines that cross Raccoon Hill, Great for hiking, biking in the summer. And snowmobiling in the winter. State rail trail is nearby also (bottom of Raccoon Hill and rt 11) Giving access to the entire state! Highland Lake is a few miles away. Webster Lake is a bit further down the road. Fishing ponds are all over the area. Ragged mountain is 20 minutes from here. The mountain biking park in Northfield is about 20 minutes away. Black Bear Vineyard is a few miles away. Enjoy our 73 acres in peace. Our site has a well you can use to fill up your tanks, we recommend using an in-line filter as the water is not tested. We recommend using it for showers and toilets. 2 50amp hook ups. And septic hook ups.

Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

The site is located behind many large pine trees in the upper part of the field across from our house which is hidden and cannot be viewed from the campsite. You can connect with wifi at the wifi sign near the beginning of the campsite road. We have a few hiking trails on Blood brook road one of which you can walk to from our home and it’s only a very short distance away. We are located 3 miles from Lake Fairlee Public beach also known as Treasure Island so bring your swimsuit! We are also within 5 minutes of the Lake Fairlee boat launch so feel free to bring your canoe or kayak and enjoy a paddle around our beautiful lake. We enjoy hosting both families and large groups looking for a place to unwind.

We had such a wonderful stay at this campsite! Our host Nick was incredibly accommodating and always quick to respond, it made the whole experience feel easy and welcoming from start to finish. We brought our two kids and our German Shepherd! The site couldn’t have been more perfect for all of us. The kids had a blast exploring, and our dog felt right at home. He was off leash the entire time and the second we pulled up, we ended up meeting Chaga, the friendliest Husky you will ever meet! Chaga stayed right outside our RV the entire night and waited to greet us in the morning. He and our dog Scout got along instantly. Scout did not want to leave on the last day! We had to literally drag him back into the RV lol. They will be best friends fureverrr 😂🐶🐕 It’s not always easy to find a place that works so well for the whole family, but this spot truly did. The campsite was extremely peaceful, spacious , clean, and thoughtfully set up with the most amazing views of the mountains. We also ended up using the sauna as well, which was so relaxing. I wish we could’ve stayed there longer than two days. We will definitely be back another time when it gets a little bit warmer. We highly highly recommend this location for families and dog owners! 🏕️🐾✨

We closed out the season, so we didn’t get to experience all of the amenities available during warmer times, but the offerings are very well built out and thoughtful (water, showers, bathroom availability, hiking and fruit picking). The campsite itself was gorgeous and very well arranged/maintained. We especially appreciated the type of grill available on the fire pit and fire poker. Can’t wait to stay here again!

Absolutely beautiful campsite along a little pond. We had some surprise visits from a couple horses, Emily and Sunny, from a neighboring farm which put a great big smile on our faces. Dwayne, the man, the myth, the legend himself brought us two very large bags of wood which we happily burned throughout the cold night. Still one of my favorite sites for its convenience and scenery. Although the highway is right next to you, after a little bit it turns into white noise and helped me sleep like a baby. Thanks again for a great stay on our final trip of the year. See you guys next year!

Best site I've ever stayed at! Good amount of space between sites but still an easy walk to the kitchen+water, outhouses were clean and convenient with an excellent sense of interior decoration! We stayed at Birch Grove on a particularly cold, rainy, and windy Halloween weekend and Nick already had a large tarp set up over the easiest tent spot.... plus a cow skull and a few candles for the ambiance. Incredible site with multiple pitches spread out around the land. We were lucky enough to be put on the beat site...on site 7 (despite booking the field site). What a view and great facilities. Fit pit with grill for cooking whilst watching the stars and white mountains. Camp cooking kitchen and shower near the main house. Fire wood for sale. Compost toilet at each site. The only problem was we wished we could have stayed longer! Look out for the friendly moose and check out the little boat on the pond. Fab site 10/10.

You are welcome to swim in the fresh water pond and hang out at our little beach or swim to the raft. Hike trails right from your camp to the Ossipee Mountains! A 200+ year old farm, it is said Johnny Appleseed visited here! We have 2 glamping sites with views. Each site has a platform , canvas tent, bed, side tables, 2 chairs, fire pit, picnic table, solar bag for showers, and a portable toilet . **No linens, pillows or towels are provided. We have been raising sheep, pigs, and flowers for over 15 plus years here. It is our own little slice of heaven.
