We are a short drive from the village of Newfane which includes a General Store, hardware store, Dutton’s Farm Market, a few restaurants/taverns, and adorable shops. A full grocery store is located about a 10-minute drive away.
Come enjoy all that Southern Vermont offers including nature, small family farms, wine and cheese tasting, delicious farm-to-table restaurants, and local arts. We are located 12 minutes from downtown Brattleboro, 5 minutes from the town of Newfane, 25 minutes from Grafton, and 30 minutes from Bellows Falls.

Important Details to Note:
The tiny home does not have a shower- you can access a full bathroom in the main house which is reserved exclusively for your use.
You will also need to climb a ladder to access the bed.
We offer a strong wifi signal on the property but there is limited cell phone service in most of Newfane and you will likely have no cell service on and around our property. Guests can connect their cell phones to wifi, to send messages, and make calls.
Your hosts live in a separate house on the property and are available anytime to answer your questions.
We have a sweet and (overly) friendly Golden Doodle named Bennett who may sometimes be out and about. 😊 Please let us know if you prefer not to interact with him.
In the winter, someone will come to plow if there is more than a few inches of snow.
No smoking at all, inside the unit or on the grounds.
No littering, loud music, or parties.
Pets are not allowed.
Our space is designed as an adult, couples’ space and may not be suitable for children. If guests hope to bring children, please know that space is limited and we do not provide additional bedding/sleeping accommodations.

Each tree is beautiful in its own way, but perhaps no trunk is better for squeezing than those in the 200-year old white pine grove in the Whittemore Recreation Area of the Peoples Forest.

With Happiness offering a few different campsites, I chose the Palm Beach site for its location near the creek , the fire pit and the opportunity to try my hand at panning for the “shiny stuff”. The surrounding land is beautiful. Janet is very pleasant, informative and brought me a handful of Concord grapes fresh from the vine. Petting a few of the Nubian goats was a fun experience. This was such an amazing spot!
Very scenic and felt very private.
The brook right at the site was truly magical. Small fish and frogs abound with some salamanders also swimming around.
If you follow the brook up the hill you'll find a foundation for an old mill and there are plenty of paths which appear to be deer paths winding around the brook.
So much to explore!
There are chairs around the fire pit and a standard size picnic table provided.
The site is mainly gravel and mostly level.
The walk from the site to the parking area is very short but you'll still have to be carrying your stuff to the site so keep that in mind.
I will say a surprising thing to me what that there weren't many mosquitos! I'm a mosquito magnet and it really was very minimal. I'm not saying don't bring bug repellant though!
To hear the brook all night was so soothing.
There was also Barred Owls hooting back and forth which was really cool to hear.
Tom provided us with a large jug of potable water and sold us firewood
Overall I would return and do recommend this site!

Weekend Trip to Sip Pond Lakefront Cottage
Enjoyed Judith’s place so much! On the water and anything you need from a store is just 15 minutes away. Judy was a responsive and accommodating host. A joy to deal with. Look forward to returning, and I’ll make sure to bring my hammock next time.

We had a great time at Sip Pond! The views were unbeatable. We kayaked around during the day and had campfires at night.
Bring a pot/pan, but otherwise everything was great:)

Had such a lovely night staying by the soothing water and sounds of owls in the distance. Panning for gold and observing the aquatic life at night was so fun. Janet was very friendly and helpful all the way through and will be recommending her to everyone!

This was an amazing spot. Very private and quiet, and you really feel like you are in nature. Hosts were excellent at communication and all our questions were answered quickly. The site was well maintained, and the Adirondack chairs and picnic table were a great addition.

The Palm Beach was the perfect secluded spot for my dogs first camping experience. It was toasty outside but the brook was perfect and had a nice little breeze. Janet was a great communicator. Would book again!

What a special place! Lindy and Amy are lovely and made us feel very welcome. Everything was as expected per the Hipcamp site and very clean. The camper is super cute and cozy. So great place for a romantic getaway. We hope to get back there sometime soon.

Judy's cottage on Sip Pond was the perfect weekend stay for us and our water-loving dog. We brought most of our camping supplies but were pleasantly surprised when the cottage had basically everything we needed (cooking utensils, plates, towels, etc.). It was so nice to have drinking water, clean and comfy bed, and clean porta-potty. Waking up to gorgeous pond views was such a treat.
Sip Pond is wonderful - we spent all day on the water, kayaking and fishing. The neighbors that we bumped into were extremely kind and welcoming. We wished we stayed longer! We hope to come stay at the cottage and enjoy the pond again at some point.

3 nights at Abbott's AuNatural Vermont Glamping
I had an amazing stay at Abbotts naturist site and hope to return again soon. The Vermont area is so beautiful and I stayed at Abbotts while exploring many nature and hiking trails throughout the day. The screened gazebo made for the perfect bug free and comfortable eating area and shelter on a rainy day. My favorite part became the short trail to the rocky river, it was a peaceful private oasis for rest and as I got adjusted to the cool water, took many dips. Thank you!

Lovely lake front setting with incredible sunsets. Enjoyed it thoroughly. We used the SUPs and Kayaks to paddle past the Lilly pads and swim in the clear middle of the lake. Highly recommend.

This was a beautiful campsite next to a calming peaceful creek. It was quiet and fair fairly secluded, which was exactly what I was looking for. I got the creek to myself and a whole hiking trail as well. The campsite was set up beautifully for me and I spent a lot of time sitting by the creek. My only criticism is that I took the summit trail, but it kind of ended in the middle of the forest with no signage so I turned around and went back without making it to the summit, or at least I don’t think I was at the summit. Other than that, a beautiful evening in a beautiful site. Thank you!

We had the best time at Janet's- the most amazing spot to camp with a big group. Picnic table, adirondack chairs, the creek was gorgeous and we could swim in it, and the parking is so close to the site that it made transporting things super easy. We had 4 cars packed with stuff and 8 guests, we all fit comfortably and had a great set up. Super easy to get there, parking and getting to site was a breeze, and Janet was an exceptional host. She gave us some great reccomendations of things to do in the area, gave us some historical knowledge about the indigenous tribes that used to live on the land, and invited us to see some of her farm animals. I can't recommend Palm Beach enough, 10/10 best hip camping i've done in a while- we will definitely be returning!
