We are within an hour of Gettysburg and within an hour and a half of DC if you're planning a day trip. We have a prime central location with close access to so many things to do. This beautiful property is nestled in a valley between Elk Ridge and South Mountain with incredible sunrises, sunsets and starlit night skies. Walk out to the fishing pond, or follow the trails around the pastures to meet the cattle grazing. We have Scottish Highlands and Black Angus grazing as well as Alpacas. We also have beautiful peacocks on the property. We are a working farm so expect to see tractors and you may even see us baling hay or tending to the cattle. You may smell some animal smells which we work at keeping to a minimum but again, we are a working farm. It’s a true farm experience. Also, please keep in mind that during warm weather you may encounter some bugs. Gnats and flies are always a possibility and of course at times they can be worse than others. That can always be a possibility when camping or being outdoors. Bring bug spray, citronella and anything else to help with insects. If you stay by the pond you may hear frogs which personally I enjoy hearing but some may not. Consider bringing a generator and run a fan if you think the sound might bother you or some way to block sounds. We enjoy talking to our guests so feel free to stop us for a chat. At the RV sites you have 30 and 50 amp power as well as water. All the water spickets are potable and drinkable. Please be aware that some may not have great cell service and as noted in the amenity section we do not have WiFi at any of the sites yet. It is something we are looking into for the future. If something is urgent you should be able to pick up WiFi near the tenant house and a password can be provided for you to try.

Description of camp: This is not a glampsite! There are limited utilities here. No Drinking water, just water for the fire. There is a self serve firewood store, you may also forage dead wood. Here only one group may camp at a time. The campsite is a big level hilltop clearing surrounded by acres of woods. There is stone driveway that leads to the site that gets you back into the woods. The driveway is wide enough for trucks, trailers, vans, etc. Since the site is up high it gets a great breeze which helps on warm days and gets good cell service. The campsite gets great sun and has shaded areas along the sides that make for good tent pitching. We have had people set up hammocks, tents, tarps, or camp in their vehicle. We provide a privy (outhouse), an outdoor showerroom/changing room, picnic tables, and a metal fire pit with grill rack that you can put in the fire pit if you wish to cook/grill over it. The woods are hilly so biking is not recomended. On the property we have 2+ miles of hiking trails. PLEASE feel free to contact us for any questions. Also please look at our pictures for a better idea of what we offer. Nearby Activities: A short drive from here will take you to Gettysburg, York, or Hanover. Codorus park offers great hiking and is next to a lake. There are many excellent restaurants and brewpubs nearby, including the award winning Warehouse Gourmet Bistro and Brewpub. You will need a good size water hose if your going to hook up water to your camper from site 1. We have electric hookups that are 20amp Only. There is a clean outhouse but no shower at this time. We are working on making a shower. There is plenty of room for outdoor yard games. You will hear a little road noise and we do have neighbors. You will see me and my family out working around and feeding animals at times. The hosts house is not to far from the campsites. This is just a peaceful piece of property on a mini farm to get away and relax and explore Berkeley Springs WV. We are also only 15 minutes to Cacapon River for Kayaking and Swimming. We are also only 15 minutes to the C&O canal for hiking and biking. We do sell firewood for $7.00 that's around 13 pieces of wood. There is cornhole by the ice-cream shack that you are welcome to play. There will be more things added to the property in the near future. So come on out to the mountains and be our guest.

1 night at Smith Ridge Harper's Ferry

The cabin was very well heated for hours in 30 degree and below weather. Well stocked with supplies, and Matt was helpful in providing freshly chopped firewood, lighter, and a grill! A big supply of drinking water and coffee. Had a great time having a bonfire the whole night. Porta potty was pretty decent too. Matt seemed like a cool host in general, and gave us great suggestions for hiking! Would recommend to anyone and I would probably hang out with him if he invited us.

Weekend Trip to Comus Sky Farm

My husband, myself, our kids and grandkids all met up at this amazing farm just overnight for a wonderful and rare campfire get together, but wished we had stayed longer. The grandkids loved all the animals but especially Zeus, the big, super sweet dog of the property! The expansive property accommodates RVs well with plenty of space to be private yet camp amongst the animals. Our camp host greeted us, got us set up with power, and told us all about the workings of the farm and all that was available to us on the property. These extras that you don’t normally get at most Hipcamp properties was really cool! A barn with a restroom and gathering area where chili was available the night we were there along with many homemade and local goodies like shortbread cookies, honey, dried lavender sachets and produce for purchase. We happily donated a small amount toward taking care of the rescued animals on the farm. A couple of our kids and their families live in the area so we will definitely be back! Thanks Juanita it was a pleasure!!
