45-acre Historic farm, several sites to choose from depending on adventure wanderlust (including a 4WD drive site). Located on private gravel lane, approximately 1/2 mile off county road. Either corn or soybeans with a woods backdrop. Secluded and private, yet 25 minutes to downtown Annapolis, 10 minutes to the Bay, great for cycling, paddleboarding, kayaking all 10/15 minutes from farm. DC 45 minutes, Baltimore 1 hour. Jug Bay wetlands, wineries, fun little waterfront towns and Bay front restaurants all within easy reach.
Check out individual sites for description, each has its own personality. If you have any questions, please feel free to reach out. First listing actually has several options. For large campers/coach/fifth wheelers the area by the tractor shed will be the best. Around the corner there's two other choices both with firepits which will accommodate units up to 40 feet depending on your backing/maneuvering skills.
Field of Dreams and Sycamore Ridge will accommodate campers under 25 feet with some backing/maneuvering skills.
For those with 4WD and an off-road camper/trailer/tent choose Off the Grid, two entrances for easy access, travel along a logging road to an open site with fire pit. Suitable during dry conditions and not responsible for damage to vehicle or camper. Great spot for those who truly want to be in the woods off the beaten path, site takes about 5 minutes to reach due to low-speed access.

Caroline County Maryland is a wonderful place to visit with plenty of opportunities for boating, fishing, hiking in nearby Martinak and Tuckahoe State Parks,Adkins Arboretum, access to public boat ramps, touring the Harriett Tubman Byway,produce stands, wineries, orchards,and close proximity to the Maryland and Delaware beaches as well as Blackwater National Wildlife Refuge in neighboring Dorchester County. We're also less than two hours from Washington D.C., and Baltimore, and less than an hour from our state capitol, Annapolis.

I loved every moment of my 5-day camp at Sanctuary at Oaks. The land has beautiful views over the horse farm, open fields, open sky, and potential for wildlife sightings. The tent site was conveniently outfitted with water and electricity, which held me for my extended stay. I would definitely recommend 👌🏽 👍🏽 ☺️.

It was a great site. We had a great time. It was covered in snow when we went so we didn’t get to enjoy all the beauty it has to offer I’m sure but we made it work. The hosts were amazing and very accommodating. They were extremely kind and we look forward to going back during the spring.

What a great find in Anne Arundel County. This is a beautiful and well maintained property and only 40 minutes from my front door. Site 1 was spacious and had room for two trucks and tents. Communication was great and Randy provided easy to follow directions. We will be back for sure!

Really enjoyed our stay with Randy and Carol. The site was clean and private. We arrived later in the evening than we had initially planned due to heavy traffic and construction on the Delaware Memorial Bridge. Randy was super accommodating and helpful and waited for us to arrive to direct us to our site.

13 ft travel trailer
We had a great two-night stay in our 13 foot travel trailer here. We were at site #1 and chose the spot furthest back and it was perfect for us. I’m not an expert with the trailer but was able to position on a flat spot at Randy’s recommendation that gave us a nice view of the cornfields. It was very peaceful, we put the fire pits to use, and had a wonderful stay. It’s pretty local for us and we definitely would stay again.

Phil’s land is amazing!! And so is he!!
His communication was timely and helpful, he answered our questions before booking, met us when we arrived, and was all around lovely. The land is excellent with campsites that have a view of the alpacas. We got to watch the babies and the mamas from our site. Phil introduced us to the alpacas and shared all sorts of interesting tidbits. They are so cute and silly, we had a great time interacting with them. Sites had plenty of space with excellent picnic table and fire pit. The porta pot was clean and well cared for. The store selling the alpaca yarn was super cute. The night sky was brilliant!

I had a peaceful, quiet stay on Randy & Carol’s property surrounded by cornfields. There were two other sites close by but no one camping while I was. Carol was a hospitable host and pointed out cool trees on the property. I would stay here again!

I really love Randy's land because first of all it's well maintained and you can have as much privacy as you want according to the site you pick or you can have a little Community family Camping weekend. 🏕️🌲😊 It's very well laid out and the owners are fantastic. 🤩🥳👍 it is also easily accessible.

Great place , Randy & Carol are brilliant host's . Campsite is so quiet & very close to nearby aminatiys, this is my 4th or 5th stay here ,as it is very close to the marina in deale, so convenient. Randy will give you perfect directions , if your looking for off the grid a little , then this is the place for you.

Randy is ace—very responsive and on top of things. The 4x4 site was not fancy, but it is perfect if all you are looking for is a mowed spot in the woods with a fire ring (perfect for my needs). The road to get to the spot is not as tight as it looks, just use common sense and take it easy. All in all, perfect.
