I recently acquired this property that has been in my family for over 100 years and my original home place until around 1980. My wife and I initially made this site for our own RV use, but we want to share it for others to enjoy and also to help finance our constant improvements. The original house that I grew up in is still located on the property but is currently uninhabitable (for now). My fondest memories of the property are of playing and catching crawdads in the creek that located on the property when I was a kid and riding horses and flying kites in the fields. I am working hard to restore this property to the way I remember it and trying to make it enjoyable for those that come to visit. A majority of the property is still being used as a hay field during the summer months and two to three times a year the hay is usually harvested.

Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire. Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.
Always improving our place, we recently removed the 'cabins', which had become unsuitable for use.
The property is part of a community, which you may notice on the way to the campsite. Site 1 (The Swings) will be first left after you turn into the driveway. It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site. Site 2 (Main Container) is at the end of main driveway, next to container. Drive to end of driveway, park and walk 10 feet to camp. Both are equidistant to the outhouse. There is a trail (tagged with red) that goes all the way around the property, a top half and a bottom half that will take you by the creek. Please look through all of the listing information.
The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!
Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land. We are unable to remove pictures Hipcampers post. It is raw 10 acres so, yes there are ticks. Cover up and spray as you see fit, just be aware. Also, since it is 10 acres of trees, there is plenty of firewood. We don't leave any bundles, just find down limbs and presto, firewood. DO NOT USE THE MAP LISTED OR GOOGLE MAPS; it will take you straight through water. We send detailed directions to you once the day before your booking. Please plan to travel in with daylight, it is incredibly difficult to navigate to our space in the dark. Three years ago our multi-generational family decided to go on an adventure. We had talked about moving to the woods for years, but finally decided to turn our dreams into reality. After hiking through what felt like every property for sale over 100 acres in North Georgia, North Carolina, and Tennessee, we finally found the perfect spot.
Why do we call our property Whippoorwill Woods? Did you know that whippoorwills don’t nest in trees? They lay their eggs on the ground in the forest. They’re birds that love camping! As soon as we heard the whippoorwills start singing in the spring, we knew it was the perfect name.
We’re so excited to share our property with campers who love nature as much as we do. We specifically set up the campsites to give as much privacy as possible. We hope you’ll come visit and soak up the bird songs, the wind in the trees, and the beautiful sunsets over the mountains. We have 20 acres of savannah grassland full of native plants and wildflowers and over 80 untouched acres full of awesome rock formations and creeks with waterfalls available for you to hike. There's a stocked fish pond for catch and release fishing and a gorgeous view overlooking the Cumberland Plateau and the Sherwood Valley.
Experienced and beginner campers are welcome! We live on one side of the property, so we’re available to assist (setting up tents for the first few times is no joke!) or we’re happy to give you as much space and solitude as you need. We have three campsites available in the native savannah grassland, and one that is a "hike-in and choose your favorite spot in the woods" site. We have a porta-potty available, but if you're hiking in, you'll want to bring some WAG bags with you. If you have any questions, or if there’s anything we can do to help, don’t hesitate to ask!

We raise Scottish Highland cattle, goats, sheep, and alpacas on 90 acres of reclaimed coal mine land. Off the grid, out of the way, rustic 10 acres where you can pitch a tent, take a hike and enjoy a campfire. Mostly wooded with nearby sites to explore, a few swings for fun (swings have recently been removed due to trees falling) and a fantastically cold SEASONAL mountain creek for cooling off.
Always improving our place, we recently removed the 'cabins', which had become unsuitable for use.
The property is part of a community, which you may notice on the way to the campsite. Site 1 (The Swings) will be first left after you turn into the driveway. It is a U shaped drive, at the bottom of the U, park and walk 15 feet to site. Site 2 (Main Container) is at the end of main driveway, next to container. Drive to end of driveway, park and walk 10 feet to camp. Both are equidistant to the outhouse. There is a trail (tagged with red) that goes all the way around the property, a top half and a bottom half that will take you by the creek. Please look through all of the listing information.
The SEASONAL creek at the bottom of the slope is wonderful and there is a spot for two adults to sit down into the crisp water and plenty of room for lots of feet. If you follow the path in the middle of the property, a 30 minute walk (therefore not on our property) will take you to a beautiful swimming hole. It's cold! There is no power or running water at the property so it's an ideal place to get away from daily life and truly relax. We hope you will enjoy it as much as our family does!
Please note that even though some pictures show buildings, there are no longer cabins/shelter on The Land. We are unable to remove pictures Hipcampers post. It is raw 10 acres so, yes there are ticks. Cover up and spray as you see fit, just be aware. Also, since it is 10 acres of trees, there is plenty of firewood. We don't leave any bundles, just find down limbs and presto, firewood. DO NOT USE THE MAP LISTED OR GOOGLE MAPS; it will take you straight through water. We send detailed directions to you once the day before your booking. Please plan to travel in with daylight, it is incredibly difficult to navigate to our space in the dark. Three years ago our multi-generational family decided to go on an adventure. We had talked about moving to the woods for years, but finally decided to turn our dreams into reality. After hiking through what felt like every property for sale over 100 acres in North Georgia, North Carolina, and Tennessee, we finally found the perfect spot.
Why do we call our property Whippoorwill Woods? Did you know that whippoorwills don’t nest in trees? They lay their eggs on the ground in the forest. They’re birds that love camping! As soon as we heard the whippoorwills start singing in the spring, we knew it was the perfect name.
We’re so excited to share our property with campers who love nature as much as we do. We specifically set up the campsites to give as much privacy as possible. We hope you’ll come visit and soak up the bird songs, the wind in the trees, and the beautiful sunsets over the mountains. We have 20 acres of savannah grassland full of native plants and wildflowers and over 80 untouched acres full of awesome rock formations and creeks with waterfalls available for you to hike. There's a stocked fish pond for catch and release fishing and a gorgeous view overlooking the Cumberland Plateau and the Sherwood Valley.
Experienced and beginner campers are welcome! We live on one side of the property, so we’re available to assist (setting up tents for the first few times is no joke!) or we’re happy to give you as much space and solitude as you need. We have three campsites available in the native savannah grassland, and one that is a "hike-in and choose your favorite spot in the woods" site. We have a porta-potty available, but if you're hiking in, you'll want to bring some WAG bags with you. If you have any questions, or if there’s anything we can do to help, don’t hesitate to ask!

We raise Scottish Highland cattle, goats, sheep, and alpacas on 90 acres of reclaimed coal mine land. We are using the animals and permaculture techniques to repair this land to a vibrant, productive place. We also have ducks, beehives, gardens and a 2200 square foot hoop-house, and we homeschool 3 boys as well.
We have a farm store with a variety of soaps and personal care products, as well as farm products such as homegrown and ground cornmeal, granola made with our duck eggs, herbal teas and herbs, tanned sheepskins, etc.
The farm tours are 1-1.5 hours, the "Junior Tour" is largely meet-the-animals, but also a stroll through the hoop-house, and whatever else may be available (ducklings, bottle feeding goat kids or alpaca crias, etc). Perfect private site to let the kids run free! There is a giant open field on the lot and a nice fire pit area to relax. RV pad is adjacent to the road but there isn't a ton of traffic. Hookups all worked great, minor complaint would be that the well water had a strong sulfur smell so we ran it through a filter. Will definitely visit again!

It was super easy to book a spot last minute while on the road from Michigan to Florida. We stayed in our Jeep here. They responded quickly to our messages. The only negative for me is that the spots aren’t marked clearly. We came in after dark and weren’t sure where the spots were. The trains were close, but didn’t really phase us. The dog is super friendly. We would stay here again.

I had a wonderful time camping in my truck bed camper. Billy’s land… you’ve really got to see it to believe it. I arrived after dark so I wasn’t too sure if I had the best spot or not. When I woke up the next morning I couldn’t believe what I was looking at. It was beautiful. The rock formations… the pictures are gorgeous but the in person view… just wow. I felt like I had the whole mountain to myself. My dog got to be free and lead the way on our adventures which he absolutely loved. I 10/10 would recommend and I definitely plan to visit again. Thank you Billy. Your place is wonderful, and full of wonder.

Loved the stay here, the view was awesome and it was quiet. My dog loved running around. Firewood was enough to last two full days and there’s were three spots, one closeksh to the house, one midway, and one at the top of the hill near the outhouse. The drive in was easy and stores are within a 10-15 minute drive and no traffic!

This campsite is great! It is very spacious with great views. They have canoes and kayaks available to use and it’s great to get on the water for sunrise or sunset. Located close to some awesome outdoors areas like Suck Creek and Middle Creek. Highly recommend.

It worked perfect for us being in town playing ball. We were not there much but it is only 15 minutes from Edwards Park. One guy did stop on the road while my daughter was on the zip line and just asked was everything good. As someone mentioned in one of the post there is chicken houses around and every now and then if you are outside you can smell them but it is not terrible.

Doni was an incredibly gracious and kind host who went above and beyond to be helpful! The property was perfect for our single night trip, and there seem to be several different sites available depending on what you’re looking for. The spot we selected had a fire ring, had enough room for several tents, and felt secluded even though it was just a 3 minute walk back to our vehicles. There is some road noise at night you can hear, but otherwise we had a wonderful time.
We had some success fishing as well along the river, which was quite exciting. The paddle board was fun as well. Would love to come back with a larger group.
