We came to this magical place to found a self-reliant, homesteading eco-community when I retired from corporate life in 2006. It's called the Village on Sewanee Creek, named for the creek 800 feet below the bluff where we are located. I traveled the world as a senior executive for Baskin-Robbins, Dunkin' Donuts, Papa Johns, Blockbuster, 7-Eleven and other retail franchises, making the world safe for Pizza, Ice Cream, Pancakes Video Rentals and American convenience. And I was ready for something more fufilling. I scouted for a place of exquisite natural beauty and I found it here. I bought way too much land just before the real estate bust and learned how to turn a nice fortune into a very small one. I faced challenges and had lots of fun. Now I want to share our experience. It's the Village 2.0 for guests. Or not. Life in the city is OK as long as you can get away frequently. I'm convinced if you love nature and the outdoors, this is the best place to celebrate it.

Candy Mountain Goat Farm

Our six-acre solar-powered goat farm is a quiet and peaceful slice of paradise away from the chaos and noise but close to so many places to adventure. Summer in the mountains is the perfect time to camp. While it may get hot during the day, our sleeping weather is almost always in the 60s. Feed and play with the goats, picnic along our grass-covered brook, hang out around the large fire pit, and rejuvenate while being close to the many Smoky and Blue Ridge Mountain activities. We have two custom-built RV pads with 15 and 30-amp service plus water and four grass tent locations overlooking a small brook in a forest-shaded park-like setting. Internet is provided by Starlink Business - high speed, low latency, and great for remote workers. We provide solid service throughout the entire property. Work from the top of a mountain!! IP service is available throughout the property - perfect for Van Life or van living. 200-300 down and at least 20-30 up!! Nearby are numerous hiking trails, lakes, waterfalls, and other outdoor activities such as tubing, white water rafting, and boating. If you want to chill, you can check out a local swimming hole, We have several options for our guests at the farm, including a small zipline, farm activities, loop trail, massage services (20+yr licensed), spring trail, wine tastings, weekly outdoor movies (on request), and our petting area where you can interact with very friendly goats. RV/CAR/VANLIFE We can help by recommending and using local mechanics, on-site RV repair (they come to us), solar and power troubleshooting, and good old-fashioned southern kindness. STORMS/BAD WEATHER Located on the campground is a tiny home shed that is being converted to a studio but is open and available during harsh weather.

Running Water Creek is a unique, fully off grid campground just 20 minutes to downtown Chattanooga. We have 80+ campsites spread out over 120 acres. Most of the roads are accessible in any small car, but some roads require 4x4 (they're marked with a sign). We have a bath house with toilets, showers, and sinks and even offer hot water! Our well and cabins are all solar powered as we are not on the electric grid. Some info about the property: -we DO NOT have water or power hookups -we have gravel roads with a 5 MPH speed limit on the property (if you drive too fast the roads will seem rough) -we are right next to a highway and train tracks so there will be some noise (some days are better than others and we have no way of predicting how many trains will/will not go by) -none of our campsites have picnic tables (please plan accordingly) -most campsites have fire rings built, but if you choose a site without one you need to build your own

It is located between campsites 3 and 4. We live on the property, and it is a working homestead. We have chickens (roosters too) and we are out and about, but we will totally respect your privacy as a camper. We do ask that you keep your dogs at your camp site at all times (we have had camper's dogs run through the field at us and scare us to pieces and we'd rather not experience that again!) Enjoy the sounds of the creek and put your tent on level land. We have firepits at each camp site. Firewood is available for purchase, just send us a message. We can deliver to your campsite. We also have tables and chairs for rent. Need something else? Learn more about this land: I recently acquired this property that has been in my family for over 100 years and my original home place until around 1980. My wife and I initially made this site for our own RV use, but we want to share it for others to enjoy and also to help finance our constant improvements. The original house that I grew up in is still located on the property but is currently uninhabitable (for now). My fondest memories of the property are of playing and catching crawdads in the creek that located on the property when I was a kid and riding horses and flying kites in the fields. I am working hard to restore this property to the way I remember it and trying to make it enjoyable for those that come to visit. A majority of the property is still being used as a hay field during the summer months and two to three times a year the hay is usually harvested.
