The San Luis valley offers, hiking, mountain biking, ATV trail, Horse back riding, kayaking, stand up paddle boarding, rafting, refuges for wildlife watching. New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space. An important note about the toilet, Do Not flush anything other than toilet paper please. DO NOT flush feminine hygiene products, napkins or hand wipes or anything other than toilet paper. These type of things plug and burn up the pump while pumping out the tank. History: this land was originally part of a large cattle ranch in the 1980s. The main ranch is still up and running but this parcel was used for many purposes over the years. In 2021, we were featured in USA Todays Ten Best for star gazing! My property has 360 degree mountains views with the Sangre de Cristo Mountain Range as our back yard. Nearby you can find many different trail systems for all kinds of outdoor enthusiasts. From hiking to jeeping, ATV or dirt biking and equestrians - you can find it all! You will be surrounded by BLM land, BACA land, and Wildlife Refuge just two miles away. Be sure to bring extra bug spray and protection needed against biting insects such as flies, gnats, and mosquitoes. For those bringing your pets, they MUST be on a leash/lead at all times. While I do not have much cactus on my property, I do have an abundance of greasewood (Chico brush) which is very thorn-like if stepped on. Close to BLM, and National Forest as well as 3 hot springs within 20 miles and the Great Sand Dunes. Hipcamper under 21 years old are welcome only under adult supervision. We recommend to bring your own towels and a flashlight since our lodging has an out side toilet. It's a nice quiet spot off the beaten path. Dan is a great host. This isn't an RV park with full hook-ups or anything. But there's a nice view of the surrounding hills and a cattle pen with cows and some chickens. A great place to park and take a break for a night or two.

Weekend Trip to High Peaks Campground

We had a great time staying out here this past weekend. It was very windy and rainy, but that is to be expected. The property is very calming and open, which is great for the astrophotography we were able to take. Clouds made it difficult, but that isn't Christine's fault! The water from the pump is very rusty, and we opted not to drink/use it. However, there is a Dollar General 6 miles up the road, so it was no big deal! Would definitely recommend staying here.

This is one of the most beautiful camp sites we have been to this year. Tim is great to work with and we appreciate him for sharing this property with us. If you get a chance to book, I would highly suggest you do. Spending time fishing with my young grandaughter was the best part of our trip. and the fishing was excellent. I also loved being able to take my dogs without any worries. Just a beautiful property.

Great little spot to camp for a bit. Dan is a great guy and was very helpful to me when I had some issues with my rv. Dan went put of his way to be helpful and offer options for me to get my rig fixed. I will definitely return. The view is great. Spots are near the road, but it is quiet and lots of animals to keep you company and views to calm you.

My family and I had an amazing time at Kodies land. The Rv location was great and we really enjoyed getting to see the animals and the common area allowed us to have more space to eat and drink coffee in the morning. Hosts were always accommodating and super friendly. Highly recommend!

Weekend Trip to High Peaks Campground

We absolutely loved our stay at High Peaks! Site 17 was in the perfect corner with no one between our view of the mountains and site itself was big enough to fit two 4-person tents, a 6-person tent and 2 vehicles. There were a few sites nearby to us, but noise was not an issue. We were lucky enough to not have anyone in the sites next to us at first, but even when campers showed up it was very peaceful. We felt like we had our own private campsite even with it being Labor Day weekend! The porta-potties were SO clean (probably the cleanest I've been in), and the toilet paper was stocked up until our last day. We appreciated that there was firewood on-site and took advantage of not having to go anywhere. The picnic table was also nice to have, and the potable water on-site was a huge blessing. Wifi didn't work from our campsite but service was still available for calls & texts. Wind was a slight issue for us the first day, high gusts of up to 15 MPH and we had some difficulty keeping our tents down and no campfires in those conditions. It didn't effect our experience at all after it died down, but I would recommend bringing extra stakes. It also gets very hot with no tree coverage. Sunrise & sunset had the most incredible 360 views, if you're looking for a beautiful, peaceful environment - stay here!! 10/10 would recommend again.

Weekend Trip to Asha's Retreat

We arrived late at night since our departure was delayed, but the place was easy to find. It’s only about a 20-minute drive to Cripple Creek, where you’ll find casinos, museums, and family-friendly activities. The accommodation was clean and comfortable. The loft-style second floor had two beds on each side, hot water worked perfectly, and there was a convenient barbecue setup right in front of the house. We loved waking up to the sound of birds in the morning, watching the sunrise through the window, and enjoying tea time on the chairs out front—it was truly relaxing. Overall, we had a wonderful stay with a kind host and a fantastic place.
