We do not allow the camper to stay multiple continuous days without leaving as you must leave during the day time, but are welcome to return at night. ---shower is only available if our office is open when you arrive----- ---We sometimes have Buses leaving or returning to our facility late at night, so just know you might hear a large bus pulling in late at night. ---PLEASE DO NOT block our Iron Gate with the H on it, or stick out into the entrance of the facility. If you stick out too far, you need to park North to South , which is parallel to the wood fence with the customer parking signs on it. You can block the handicap signs also if needed. You are also welcome to park in between the building and the front garden bed area as well if you prefer. The ground is not too level there, so you will need to level your rv. Here is a little bit about us! We rent motorhomes, camper vans, travel trailers, Paddleboards, and party buses! We are a perfect fit for hip camping because we are right across the street from Red Rocks Open Space, 5 min away from Garden of the Gods, and right off of HWY24 to head deeper into the Rockies! We are a full service RV facility, so we have mechanics on site if you need your rig looked at also! We are all camper van folks and know the struggle of not being able to find a safe spot.

I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

The Sand Dunes are 90 minutes and Monarch Ski Area is 45, we have some of the best bird watching! Warbling Vireo, Western Wood-peewee, Cassin's Kingbird to name a few.

New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space. An important note about the toilet, Do Not flush anything other than toilet paper please. DO NOT flush feminine hygiene products, napkins or hand wipes or anything other than toilet paper. These type of things plug and burn up the pump while pumping out the tank. The open area consists of fine soil, lots of dry grass during the winter and and a dry creek at the edge of the property. This area is great for camping and listed activities. Perfect spot for the night. You’re literally in front of Red Rock Canyon, nice surprise to wake up to! Felt safe. There was a street light on all night, but didn’t bother us too much with blackout curtains. Would recommend.

It's a nice quiet spot off the beaten path. Dan is a great host. This isn't an RV park with full hook-ups or anything. But there's a nice view of the surrounding hills and a cattle pen with cows and some chickens. A great place to park and take a break for a night or two.

It was a great place to sleep for the night. Definitely felt safe. I travel with my dog who is alert at every noise. I was aware of the tour busses on the weekends…apparently my dog was not. They were great! If you are a person who travels alone this is an awesome place to stay for a wonderful price. If we are coming through again I will absolutely pick this spot.

Weekend Trip to High Peaks Campground

We had a great time staying out here this past weekend. It was very windy and rainy, but that is to be expected. The property is very calming and open, which is great for the astrophotography we were able to take. Clouds made it difficult, but that isn't Christine's fault! The water from the pump is very rusty, and we opted not to drink/use it. However, there is a Dollar General 6 miles up the road, so it was no big deal! Would definitely recommend staying here.

We absolutely loved it here! We cannot wait to go back next year. Easy back-in RV spot. Dan met us when we arrived and even helped us set up our pop-up. Our kids loved Dan and all the cool things he had around his property to show them. The wildlife was plentiful!

Great little spot to camp for a bit. Dan is a great guy and was very helpful to me when I had some issues with my rv. Dan went put of his way to be helpful and offer options for me to get my rig fixed. I will definitely return. The view is great. Spots are near the road, but it is quiet and lots of animals to keep you company and views to calm you.

This little RV park was charming and safe and clean. The views were gorgeous, the lull of the river and the beautiful skies made our vacation a delight. I suggest you connect to the park directly to get your spot number, especially if you’re coming in after dark on a Sunday. Would absolutely recommend

This site is absolutely stunning. Super secluded, no one near you, wide open with amazing views. Our dogs had a blast running around the site. Road is a bit bumpy getting in. Definitely arrive during daytime as you could miss the entrance. Because it is in the open, it can get a bit windy. Would definitely recommend this stay if you're looking for off grid seclusion.
