The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June. There are 3 full hook-up RV sites and 8 dry WALK-IN 8'X8' raised pad camping sites (the walk is roughly 200 feet). Walk around the seasonal pond, explore the property, hike a mile to the Mack Wash. You can mountain bike around the property. It's quiet with birds flying and chirping. This is a very private and secluded location with lots of space! Bring your own camping toilet or use our outhouse with a camping toilet inside. Because it's a working ranch, we prefer to familiarize you and your guests to the ranch and show you the route to the site as we have exposed irrigation, irrigation ditches, and a pond. We prefer not to fish you out of the pond. LOL LIMIITED SEWER (If you need to dump grey or black from your RV tank, please help us keep our leach field from being saturated, If you need to dump grey or black water from your RV, we recommend the really nice rest area in Fruita. The Colorado Welcome Center Rest Area is off of I-70 at EXIT 19, which has a FREE dump station. We are on a leach field, no paper products including toilet paper into the sewer, please and thank you. We must check you in, to familiarize you and your guests to the Ranch. Ater check-in you are our guests; you may come and go as you need. They all have great views and are very close to the town of Fruita. Every hipcampers can enjoy the beach and the pond between mid-May and October when its full. Swimming not recommended! The property is used by THE GONDOLA SHOP, which restores ski gondolas. Monday to Friday, you might hear some light noise and see employees walking around. For that reason and the potential hazard WE DO NOT ALLOW CHILDREN on our property. We ask that all vehicles drive no faster than 10 miles per hour for the same reason. We will consider a group of campers or mix camper/tents roof tents as long as you have your own bathroom to share. Please email us with any requests you might have. We are open to discussing any inquiries. Between May and October, when our lake is full and usable, our place is great for gatherings and a big BBQ. Camp #1 / 30amps + 110V (NO WATER). Weekend Trip to Lakeside Camping, Water Time :)

Stayed here in early December and it is such a great spot! Nice sunset viewing, easy access to the sites, quiet, and it's a rare Colorado location near water. Mike stopped by to chat and is a very accommodating host. I would highly recommend visiting this campsite, especially in the warmer months.

We got moved to RV spot #1 from our original spot a few days before our stay which wasn't an issue. The lake was beautiful and clean, and we were well stocked on wood. We didnt have any neighbors so it was nice and quiet with little sound from distant traffic.

This is a great spot on the river, near bike paths and downtown. There were beautiful views and great amenities. Honestly, we caught a great rate for a nightly stay. We would have stayed longer, but the weekly rate was a bit spendy.

Weekend Trip to Bear Family Ranch RV and Camping

Absolutely fantastic stay! I was greeted by the host upon arrival, and they couldn’t have been more friendly or helpful. They gave me a full lay of the land—showing me where I’d be staying, where I could walk on their property, local trails to check out, and great places to visit nearby. Grand junction is only 20 mins away so this was PERFECT! Once I got settled in and explored, holy cow—this property is stunning. The trails are not only beautiful but also really well maintained, raked, and clearly marked, which was such a treat for me and my dog to enjoy. They’ve also created the cutest tent camping sites, and you can tell so much care goes into keeping the whole property welcoming and enjoyable. The amenities were just as described, and I was able to easily plug in and charge up all my appliances without any issues. Between the scenery, the setup, and the kindness of the hosts, I honestly couldn’t have asked for more. I’d definitely come back here, especially with a group for tent camping. Excellent property, wonderful people—highly recommend and can’t wait to return!

Sweet spot by the lake to camp for the night! We had a lovely campfire and appreciated the full set up ready to roll as we got in late and were tired from the drive!! It was a wonderful way to unwind and enjoy the night before getting a good sleep for our drive the next day. The next morning we had the place almost entirely to ourselves, and my dog especially loved exploring!

If you need recharging, a reset, peace, quiet, Magik, grounding and to be in nature, feel the basics of living minimally with mother Earth, the trees, the mountains, this is a must. Second time here in the same year The Hawk TiPi comfortably fits 4 adults and 4 dogs. Pure Bliss. Cannot believe I have to wait until next year to come back. 🙏🪶🙏

Everything was great, nothing was missing, very private, beautiful location and AMAZING hosts. I took my two dogs with me and they could not have been welcomed more - often off leash when walking the ranch. If you have an occasion to stay near Grand Junction, I would absolutely recommend staying at the Bear Family Ranch!

Easy to find and easy to camp, the Double M Ranch is the perfect location for adventures across the Grand Junction area and up to the Mesa. We really enjoyed the solitude (even with active farming operations and the airport nearby). It is exactly what we look for in a HipCamp, with the added bonus of water and power! The long view is what attracted us to the site, and it will be what brings us back next time we come to Grand Junction.
