Enjoy an elevated glamping experience! The Black Swan Bungalow is a private, cozy cottage/bunkie beside the main house on my beautiful treed property in Port Dover. Just a 15-minute walk to restaurants, shopping, theatre, and the beach—you’ll be close enough to enjoy the fun, yet far enough away to relax in peace and quiet.
The bungalow features a queen-sized memory foam mattress, a seating area with a table and chairs, and its own covered deck. Outside, you’ll find a two-person hot tub overlooking the hill—a beautiful spot for stargazing! Plus a cute outdoor hot shower! (April through October) The bathroom includes a Think Tank compost toilet and a sink with cold running water (April through October). For your comfort, the space has both heating and air conditioning. On nice evenings, you can enjoy a fire in the fire pit or head down to a private deck at the bottom of the hill. Check-in is easy with a coded door lock.
I live in the main house with my two cats, and while I’ll give you complete privacy, I’m always available to answer questions or share local recommendations.

We are the perfect basecamp for everything the Long Point Bay area has to offer

Temperature & Seasons: The bunkie is available year-round and is insulated, has a woodstove and a diesel heater that keeps things warm all year round. We do supply wood, and the diesel will be filled, but you will be responsible for refilling if you run out. Also, bring some firestarters to help get the fire going quicker. If you are coming in winter or intermit weather, we are assuming you "know what you're in for" and will pack and dress appropriately to be in the bush. In winter, the road may not be plowed and could require a short walk in. Bring extra blankets for chilly nights.
Washroom & Shower: A shared washroom with warm/cold shower, toilet, and an outdoor well-access tap is nearby and easy to access.
Water & Electricity: There’s a tap on-site for general use (well water, not filtered). The sink in the bunkie has cold, unfiltered well water. There is no "filtered" drinking water on-site—please bring your own. The bunkie is equipped with solar-powered lighting and basic power.
Wi-Fi & Cell Service: There is no Wi-Fi and very limited or no cell service. Plan to unplug and enjoy the quiet.
Garbage: There are no large garbage bins and no roadside pickup. Please be prepared to bring your garbage to the dump during your stay, or you will need to bring it home with you to dispose of it, $75 charge for any left behind.

It was 1984 when John found his ‘diamond in the rough’, 20 acres with an orchard on the outskirts of Brantford.
O.K., so the house was nothing to write home about but perfect for building a construction yard…no neighbors except for the family across the road that used their property to build log homes.
By 1987 the old house was gone, a new one was being built and a shop for working on heavy equipment had been located about 200 ft. from Dr. the back door.
It wasn’t until 1996 that things changed very much.
Yes, the property around the house had benefitted from a wide array of trees and shrubs that John saved from the construction/demolition jobs he had done and that still thrive today but no big projects (except for equipment purchases) were ongoing.
A chance meeting with the neighbor across the road one day resulted in the following dinner conversation, ‘How was your day’ I chirped. ‘Not bad, so-and-so didn’t come in; the truck broke down and I took it for repair; I bought the property across the road, and oh, yeah I’ll need a ride after dinner to pick up the truck’ was John’s casual reply. ‘What was that’? I pressed. ‘Yes, I need a ride after dinner to pick up the truck’ he repeated with a bit more volume. Of course like anyone, I had questions, ‘Do you want peas or corn with dinner’? ‘What time do you want to go to get the truck’?
‘The property across the road’, 10 acres, still has the 4 storey barn with its twin tiled silos which was built in 1914 and the big white house with wrap around porch that once was home to a Doctor and his family. Built so the Doctor could see his patients in the front with the family living in the back was very common in the day.
Things remained relatively peaceful until 2000 when after studying alpacas for more than 6 years I bought our first three.
Back in 2000 alpacas and llamas were not frequently seen on farms and because they could been seen from the road they received A LOT of attention.
People driving by would stop and ask about them, ask if they could take a picture or two and that was when I would hear over and over again ‘You have a beautiful place here, I wish I/we could stay’.
Well, if you want to visit and stay in the city it’s doable, we call it a hotel. But visiting a farm and staying well, that isn’t so easy.
Each year we would see more and more families coming to ‘The Farm’ as they would call it.
Some came to see the alpacas and horses, some came for a stroll and to check out the horse drawn milk and bread delivery wagons, some to have family birthday parties, others to have engagement/wedding/Christmas card pictures…and so many asked if there was any way they could spend a day or two.
In 2021 during a conversation with a friend I mentioned we were in the process of gutting the 1100 sq. ft. space downstairs and turning it into an Airbnb! Right away she said, ‘I don’t know why you don’t have a Hipcamp? You’ve got that great area by the new barn that Hipcampers would love’!
After a little investigation I found out what a Hipcamp was…and as they say, the rest is future.

Purchased in 1989, this small piece of heaven was developed by Peter & Suelaine Poot into a home for their family and beginning in 2003, a welcoming alpaca farm.
The bush area has been used for camping by many local and visiting scouting groups over the years.
In 2021, we joined Hip Camp and now allow others to enjoy the beauty, peace, and challenges of camping in our bush.
The alpacas are a peaceful herd to watch as they graze their way through the day. Crias (baby alpacas), love to pronk and play in the pastures near their mothers. During May you may observe us shearing the alpacas.
June is the birthing and breeding month. They birth quickly, so watch carefully.

We are a short drive to Guelph Lake, the Elora Gorge, Guelph to Goderich rail trail, and a 25-minute drive to St Jacob's farmers market. And a 1.4 km walk to a small country market and bakery. A great site for families that you can call home and plan day trips around the area, or hang out at the campsite. Firewood is available for purchase on-site.
We have 3 campsites that are spread out on 4 acres of grass. 1 site is used for temporary summer trailers, 2 are for camping. Pets are welcome, but keep them on a leash. Please remember to remove all garbage and recycling from campsites, a compost bin is available on site by the garden.
A portable toilet is available from May 15 to the end of thanksgiving weekend in October. And please note that we are located beside an active rail line that is used by the Go Train, VIA Rail and freighters, there are trains that pass throughout the night.
A 2 night stay is required for summer weekends.

There is no direct beach access, however, the beach is 5 mins driving time to Port Bruce, 15 mins to Port Stanley or 25 mins to Port Burwell
The trailer is an older 5th wheel in livable condition, set in the forest, the trailer has signs of aging, there are animals that call the forest their home, we do the best we can to keep them out but animals will be animals it is not luxury, but very comfy, quiet and peaceful
It does have its limitations

The water pump switch has to be turned on and off during use

Enjoy an elevated glamping experience! The Black Swan Bungalow is a private, cozy cottage/bunkie beside the main house on my beautiful treed property in Port Dover. Just a 15-minute walk to restaurants, shopping, theatre, and the beach—you’ll be close enough to enjoy the fun, yet far enough away to relax in peace and quiet.
The bungalow features a queen-sized memory foam mattress, a seating area with a table and chairs, and its own covered deck. Outside, you’ll find a two-person hot tub overlooking the hill—a beautiful spot for stargazing! Plus a cute outdoor hot shower! (April through October) The bathroom includes a Think Tank compost toilet and a sink with cold running water (April through October). For your comfort, the space has both heating and air conditioning. On nice evenings, you can enjoy a fire in the fire pit or head down to a private deck at the bottom of the hill. Check-in is easy with a coded door lock.
I live in the main house with my two cats, and while I’ll give you complete privacy, I’m always available to answer questions or share local recommendations.

Our site is within 3 minutes of paddling the Big Creek, 3 to 10 minutes to several A+ hiking trails, 15 minutes to amazing freshwater beaches of Long Point and Turkey Point, and the area is abound with cycling trails, motorcycle routes, geocaching, boat launches (we have room here for your boat!), cider/wine tours, and more! We are the perfect basecamp for everything the Long Point Bay area has to offer
We have some great watering holes nearby like burning kiln winery, hounds of Erie and Charlotteville brewing company.

Temperature & Seasons: The bunkie is available year-round and is insulated, has a woodstove and a diesel heater that keeps things warm all year round. We do supply wood, and the diesel will be filled, but you will be responsible for refilling if you run out. Also, bring some firestarters to help get the fire going quicker. If you are coming in winter or intermit weather, we are assuming you "know what you're in for" and will pack and dress appropriately to be in the bush. In winter, the road may not be plowed and could require a short walk in. Bring extra blankets for chilly nights.
Washroom & Shower: A shared washroom with warm/cold shower, toilet, and an outdoor well-access tap is nearby and easy to access.
Water & Electricity: There’s a tap on-site for general use (well water, not filtered). The sink in the bunkie has cold, unfiltered well water. There is no "filtered" drinking water on-site—please bring your own. The bunkie is equipped with solar-powered lighting and basic power.
Wi-Fi & Cell Service: There is no Wi-Fi and very limited or no cell service. Plan to unplug and enjoy the quiet.
Garbage: There are no large garbage bins and no roadside pickup. Please be prepared to bring your garbage to the dump during your stay, or you will need to bring it home with you to dispose of it, $75 charge for any left behind.

It was 1984 when John found his ‘diamond in the rough’, 20 acres with an orchard on the outskirts of Brantford.
O.K., so the house was nothing to write home about but perfect for building a construction yard…no neighbors except for the family across the road that used their property to build log homes.
By 1987 the old house was gone, a new one was being built and a shop for working on heavy equipment had been located about 200 ft. from Dr. the back door.
It wasn’t until 1996 that things changed very much.
Yes, the property around the house had benefitted from a wide array of trees and shrubs that John saved from the construction/demolition jobs he had done and that still thrive today but no big projects (except for equipment purchases) were ongoing.
A chance meeting with the neighbor across the road one day resulted in the following dinner conversation, ‘How was your day’ I chirped. ‘Not bad, so-and-so didn’t come in; the truck broke down and I took it for repair; I bought the property across the road, and oh, yeah I’ll need a ride after dinner to pick up the truck’ was John’s casual reply. ‘What was that’? I pressed. ‘Yes, I need a ride after dinner to pick up the truck’ he repeated with a bit more volume. Of course like anyone, I had questions, ‘Do you want peas or corn with dinner’? ‘What time do you want to go to get the truck’?
‘The property across the road’, 10 acres, still has the 4 storey barn with its twin tiled silos which was built in 1914 and the big white house with wrap around porch that once was home to a Doctor and his family. Built so the Doctor could see his patients in the front with the family living in the back was very common in the day.
Things remained relatively peaceful until 2000 when after studying alpacas for more than 6 years I bought our first three.
Back in 2000 alpacas and llamas were not frequently seen on farms and because they could been seen from the road they received A LOT of attention.
People driving by would stop and ask about them, ask if they could take a picture or two and that was when I would hear over and over again ‘You have a beautiful place here, I wish I/we could stay’.
Well, if you want to visit and stay in the city it’s doable, we call it a hotel. But visiting a farm and staying well, that isn’t so easy.
Each year we would see more and more families coming to ‘The Farm’ as they would call it.
Some came to see the alpacas and horses, some came for a stroll and to check out the horse drawn milk and bread delivery wagons, some to have family birthday parties, others to have engagement/wedding/Christmas card pictures…and so many asked if there was any way they could spend a day or two.
In 2021 during a conversation with a friend I mentioned we were in the process of gutting the 1100 sq. ft. space downstairs and turning it into an Airbnb! Right away she said, ‘I don’t know why you don’t have a Hipcamp? You’ve got that great area by the new barn that Hipcampers would love’!
After a little investigation I found out what a Hipcamp was…and as they say, the rest is future.

A great site for families that you can call home and plan day trips around the area, or hang out at the campsite. Firewood is available for purchase on-site.
We have 3 campsites that are spread out on 4 acres of grass. 1 site is used for temporary summer trailers, 2 are for camping. Pets are welcome, but keep them on a leash. Please remember to remove all garbage and recycling from campsites, a compost bin is available on site by the garden.
A portable toilet is available from May 15 to the end of thanksgiving weekend in October. And please note that we are located beside an active rail line that is used by the Go Train, VIA Rail and freighters, there are trains that pass throughout the night.

There is no direct beach access, however, the beach is 5 mins driving time to Port Bruce, 15 mins to Port Stanley or 25 mins to Port Burwell
The trailer is an older 5th wheel in livable condition, set in the forest, the trailer has signs of aging, there are animals that call the forest their home, we do the best we can to keep them out but animals will be animals it is not luxury, but very comfy, quiet and peaceful
It does have its limitations

Weekend Trip to Boho Bungalow in Port Dover
Beth’s place truly is the perfect serene getaway for anyone looking to escape the city. The peaceful setting made it easy to relax and unwind, and everything was just as we had hoped.
We really enjoyed our time there and would happily recommend this place to others looking for a quiet retreat.
Beth was an amazing host! As soon as she knew we were bringing our dog, she went the extra mile by setting out a cozy bed and a fresh bowl of water.

Her farm is so cute!! We love being able to throw pumpkins for the chickens and see the bunnies and pigs. The trails are so pretty and it was lovely and quiet, Shelby is so so sweet and everyone there is so welcoming!

Weekend Trip to Boho Bungalow in Port Dover
Beth was the best host anyone could ask for! The bungalow was cut clean and comfortable We had amenities for tea coffee and she was even so kind that she shared some drinks with us because the liquor store was closed. She also provided us with a microwave that was not originally included and it did come in very handy. We felt like we bonded immediately. The hot tub was a delight and heated porch area. Beth was kind enough to allow us to use her bathroom for a shower and it was not ackward at all. We had plenty of privacy. I would highly recommend staying her as it was not expensive at all.

Spring Arbour bunkie was a magical experience for my husband and me. Although we were alone in the forest on our mid fall trip, we felt such a sense of peace cozied up in the glow of the wood stove. What a thrill to go up for a scenic ride in Erik’s ultra light two seater plane. We really lucked out finding this hipcamp. The instructions were excellent and the hosts very responsive.

When we arrived, Jessica greeted us and gave us a tour of the property. She is super kind and hospitable❤️
The property is very beautiful and well maintained. The tent is warm and cozy, she actually gave us a heated blanket it was nearly freezing that evening
She also told me that I can ring her up anytime if we need anything. So sweet of her 🤩
The place is very romantic and we loved it!

2 nights at Spring Arbour Magic Forest &Trails!
Location and Accommodation: 4.5/5
The bunkie was great. Very cozy and comfortable. It was fantastic to have access both the forested area, and an open field for watching the sunset/sunrise or stars at night. Highly recommend this location in the fall when the leaves are changing. Close to Backus Woods, where I had a lovely hike as well.
Host Communication: 1/5
I was given too much information. Bombarded with four different text walls of instructions, rules etc. all saying almost the same thing but slightly differently (or contradicting one another sometimes).
The only personal communication (aside from several pre-written ones) I received from hosts was a message that said "Okay only if you need please ##########." This was in response to my request that we communicate by phone number once I leave my house since I do not have internet on my phone. Honestly, it made me feel like I was bothering them if I had questions while I was there - and I did end up having questions about how to safely operate the air intake on the woodstove but I just decided to keep it to myself.
Value: 3.5/5
This place was awesome, but a touch expensive. After paying an extra $22 for firewood (necessary - it was close to 0C at night) and cleaning fees (I did all the cleaning because I was told to leave it better than I found it. There are not even sheets to change) it was 270 for 2 nights. At that rate, I expect to at least be welcomed by the hosts.

This was our first experience using Hipcamp, and it was awesome! Suelaine and Peter were amazing hosts, they were super helpful in getting us situated when we got there. They made us feel welcome and let us help walk the alpacas each morning! The store has so many cute things! We would definitely camp here again!

Weekend Trip to Kubasseks Water Front Retreat
5/5 Stars. Truly remarkable
David’s land was extremely peaceful and easily accessible. What stood out the most was how quiet and private it felt; you could actually relax and hear nature around you. The property was well kept, and the host was friendly and responsive. There’s plenty of open space for camping, a nice fire pit area, and great views (especially at sunset). Perfect spot if you’re looking to unplug for a bit.
Not a Negative, however, this property appears to have high activity of coyotes, located approximately 50 - 100 feet away from Site 2. Coyotes are fairly timid and gutless animals but be cautious if bringing pets and or little ones, as the cries and howls can be a bit overwhelming. Coins in a can is a must-have to startle them peacefully.

Beautiful location! The host is very hospitable. There is electricity and water hookups. You can bring your rv or tent! There is a little river to canoe or paddle boat on. There are trails to walk all around the property! Overall great time will be back next year for a longer visit! One note, if you're bringing an animal make sure you clean their paws lol the ground has sand mixed with grass.

Where to go
Pittock Conservation Area
Pittock Conservation Area’s 2,000 acres on the Upper Thames River watershed is ideal for campers planning to fish or boat. Enjoy kayaking and canoeing in the clear waters, swimming in the pool, or dominating a game of disc golf. Pittock’s main hiking trail is paved, with packed dirt secondaries open from dawn until dusk. RVers and tent campers will find sites with full electrical hookups and grated fire pits.
Wildwood Conservation Area
Built in conjunction with a dam of the same name, Wildwood Conservation Area features a boat marina and wet docks for campers to launch canoes and kayaks (rentals available), while hiking and biking trails propel campers through the forest greenery along the Thames River. Rent a pavilion for a barbecue and let the kids run wild on the playground—Wildwood campsites all have picnic tables and fire pits, and some have full electrical hook-ups and pull-through spaces for car camping and RV camping. For a more primitive experience, Wildwood features a backcountry, no-noise-no-radio camping area.
Long Point Provincial Park
Long Point Provincial Park is a World Biosphere Reserve, meaning campers can witness the migration of herons, bitterns, sandhill cranes, and tundra swans. Long Point also offers a mix of campsites for tent camping, RV camping, and primitive backcountry trips. Modern campsites feature a range of electrical hookup amperage at RV and car pull-through pads, and many sites come with picnic tables, fire pits, and access to nearby dumping stations. When not at camp, Long Point campers can enjoy biking, boating, swimming, fishing (with a license purchased from the town of Long Point), and birding festivals. The park offers equipment rentals for items like extension cords, personal floatation devices, and fishing rods too.
Port Burwell Provincial Park
Activities at Port Burwell Provincial Park center on the water because of the warm weather. Shallow, sandy waters give campers the chance to swim, fish, or boat (with the proper licenses), and windsurfers love the challenge of Lake Erie’s choppy waters. Witness monarch butterflies migrating, hike trails through serene woods, or challenge fellow campers to a game of volleyball, horseshoes, or disc golf. Port Burwell welcomes group campers, with each site including hookups, fire pits, and picnic tables.
When to go
Most parks and public campgrounds near Woodstock observe the camping season running from the beginning of May through the middle of October. The busiest times of year are weekends from June through September, since Woodstock and the Upper Thames are a hit during summer. Spring or fall camping offers all the same amenities and similar weather, without the large crowds.
